EDITOR’S NOTE

W

ith autumn’s arrival, I find myself wondering: “Where did the summer go? Where was the exotic holiday? The extensive beach-combing with sand on the toes? When did I make time for peaceful R&R to reflect, restore and prepare for busy season ahead?” Then I realized: I’ve been working on this issue all summer! And what a worthwhile pursuit it was. In retrospect, this Fall issue is an ode to summer, to peace-of-mind and body, and to all the best that autumn brings in the months ahead. The longing for an endless summer manifests in our feature—wait for it—Endless Summer, where we profile the most lust-worthy waterfront properties across the country. We take you inside a palatial lakefront estate, a legacy riverfront ranch and a coastal contemporary home on a bluff, among others, proving water views and azure vistas never go out of season (Feature, p.42). Relaxation and self-reflection are also top of mind. First, we take an exclusive look inside a Zen retreat of epic proportions designed by architect and designer Russell Groves high on a crest of the Mayacamas Mountains in Napa. Inspired by a vision for rustic yet refined California indoor-outdoor living, Russell Groves collaborated with the owners for over two years to transform the property into more than just an architectural masterpiece—a frame of mind for living (Spaces, p.30). We also sit down with Iwona Tenzing in Into the Mystic, a profile of one of the world’s leading dealers of Himalayan art whose curated 10th-13th Century Sutras represent the energy and power in Buddhism required to transform negative mentality into attributes such as wisdom, compassion and ultimately, enlightenment (Art, p.36). Deep breath—onward. Summer is over. Fall is here, and there is much to be grateful for, mainly the approach of harvest season. Inspired by the seasonal bounty, and an intrinsic affinity for the ever-changing color show of Wine Country’s vines, we focus on a handful of vineyard lifestyle properties in The Grape Escape. From a legacy vineyard and ranch with a William Wurster-designed residence in the Santa Cruz Mountains, to a farmhouse compound in Wine Country, to an elegant Woodside estate with gentleman’s vineyard, our thirst for wine-centric homes can’t be crushed, so to speak (Feature, p.58). You’ll also find a gallery of the finest properties currently for sale in the Sotheby’s International Realty Affiliate network, including a Venetian-inspired waterfront villa in Austin, Texas, a generational ranch estate near Sun Valley in Ketchum, Idaho and a tropical retreat on Harbor Island’s famous Pink Sand Beach in the Bahamas (Property Finder, p.72). Enjoy.

T

h i s ye a r ’s fe s t i v a l theme, “Future City,” has motivated visionary architects and designers for centuries to create architectural works that in turn inspire generations of young designers and urban thinkers. From autonomous vehicles to equitable neighborhood designs, this year’s Architecture + the City festival celebrates a future San Francisco. “Striving to balance the needs of a rapidly evolving and growing population, San Francisco is constantly exploring solutions for sustainable growth in our city,” says AIASF and the Center for Architecture + Design executive director, Jennifer Jones. “We are excited to bring the community together for this year’s festival to explore interdisciplinary design perspectives and discover new ways to strengthen our physical and social infrastructure in response to these evolving challenges.” With over 30 programs, this year’s edition explores and celebrates the varied facets of design, aiming to connect and inspire the general public, design enthusiasts, architects and designers in a month-long celebration featuring behind-the-scenes

SPACES A vision for rustic yet refined California indoor-outdoor living is realized at this architectural masterpiece perched high above Napa Valley. Architect and designer Russell Groves collaborated with the owners for over two years to transform the property into more than a home—a frame of mind for living.

W

ineCountryliving and California indoor-outdoor architecture are one at this majestic Napa Valley estate. Located on approximately 285 acres on a crest of the Mayacamas Mountains, above the valley floor off the Oakville Grade, the trophy residence presents an unparalleled opportunity to purchase not only a piece of architecture with enveloping views, but also a chance to own a frame of mind—one of privacy, peace and tranquility. The seller purchased the property in 2012 as a gateway for his growing family. At the time, the home was under construction and destined to be a then-so-popular château-style home until the new owner’s family changed its fate. The goal was to lose the McMansion feel and create a retreat that was rustic yet refined while celebrating its surrounds. The family called upon architect and designer Russell Groves (with whom they had already collaborated on seven projects together). Groves and his team spent more than two years renovating the property, opening the space and bringing the outdoors in. The result is a Zen-like haven where generous spaces flow harmoniously from one to the next, where the line between indoor and outdoor is seamless, and enveloping views captivate from every room.

31

SPACES The owner was quoted in an Architectural Digest (Dec 4, 2016) feature of the property: “’You get this coastal fog that settles in at night. After I wake up, I’ll walk around the gardens and watch the mist burn off. When the sun breaks through those clouds and the views open, it’s just spectacular.’” Spectacular, they are. Especially considering the home’s vantage point with 360 degree panoramic views. From the main living room looking over the terrace and pool, you have a direct eastfacing view of Napa Valley from Mount Saint Helena to the north, to downtown Napa to the south. From the home’s front garden courtyard, you look west over the verdant mountain range dotted with vineyards among large growth redwood and pine forests–the perfect foreground for dramatic sunsets. The estate comprises three parcels: an approximately 123 acre parcel with 9,502± square foot main residence with six bedrooms and five and onehalf bathrooms and a 1,090± square foot, 2 bedroom, 2 bath guest home, an approximately 95± acre buildable parcel and a 67± acre parcel. The main residence’s sprawling open-plan, tripleheight-ceiling living areas are designed for entertaining and open to expansive terraces, level lawns, infinity edge

32

swimming pool and manicured, drought tolerant gardens. No expense was spared when it came to construction and craftsmanship. The home’s façade is cedar in a custom-made grey stain, and features cedar corbels and rafters. There are metal clad doors, copper downspouts and gutters, and a stately stone entry wall to the home. Upon entering, you immediately find yourself in the great room, a room of epic proportions yet completely livable. The space soars thanks to a triple height exposed beam gable ceiling. There is a dramatic built-in fireplace anchored by a custom wood paneled wall, triple entry French doors, a formal dining area with seating for 14, 70-foot retractable pocket sliding glass doors opening to an indoor/ outdoor terrace with fireplace lounge and outdoor grill and bar, and our favorite, a bespoke Russell Groves metal chandelier that is simply badass, edgy and chic. The kitchen is slick, expansive and decked out with top of the line appliances, two sinks, a massive center island with counter seating, a breakfast nook, an adjacent butler’s kitchen and a wine storage area with 300+ bottle capacity. There is also a home gym, two additional guest suites, an office with matte charcoal brick fireplace and built-ins, and a home theater with

33

sunken stadium seating, 12-foot long sofas and soundproof walls. Perhaps the highlight of the main home’s design is the owner’s suite. Rivaling any six-star resort, the suite is in its own private wing with expansive eastern views from a central picture window. There are two sets of French doors; one leading to a meditation garden, the other leading to the pool terrace. Distressed oak paneling, a fireplace and vaulted double height ceilings further the room’s allure. The spa-like bathroom features dual custom vanity with black walnut cabinetry and marble countertop, mosaic marble tile floors, three walk-in custom closets, a massage room, separate dressing room and a central glass-enclosed dual rain shower with adjacent solid marble soaking tub. If that wasn’t enough, glass receding pocket doors open to a dual outdoor shower sited within an enclosed garden terrace. For lucky guests, there is a second house located across a level lawn and manicured

34

garden approached by a meandering gravel path. It offers quite the sanctuary with two en suite bedrooms, a vaulted airy living room, kitchenette and French doors leading to a secluded view-side seating terrace. Additional highlights include a tennis court, a poolside lounge with fire table, an oversized three-car garage with Tesla charging station, state-of-the-art home audio and security, Nest climate control system, a 10,000 gallon water storage tank, V8 engine powered generator and a 1,000 gallon in-ground propane tank. And there’s also the entire Napa Valley at your fingertips just out the backdoor. Olivia Decker of Golden Gate Sotheby’s International Realty has the listing for a cool $25,500,000. ART

into the

MYSTIC Iwona Tenzing is one of the world’s leading Himalayan art dealers. Her gallery, Tenzing Asian Art, services collectors and clients from San Francisco to Hong Kong to Zurich. We catch up with the gallery owner to learn more about her affinity for her work on the brink of her latest exhibition on rare art from the 10th to 13th centuries hitting Hong Kong September 29 through October 2.

T

he world of Himalayan art is a relatively small one. With just a handful of significant dealers in the world and the fact that a formidable percentage of known Himalayan art is either in museums or private collections, the rarity of this precious art is substantial. So is the rarity of those who curate and deal it. Iwona Tenzing is at the top of the game. Iwona launched Tenzing Asian Art in 2006, specializing in rare Himalayan art objects of the early Kashmiri Buddhist period, Pala India and Licchavi era that survived in Tibet. Having begun her curatorial career nearly 30 years ago at Xanadu Gallery in San Francisco, where she helped secure the gallery’s renown as a prestigious dealer in traditional Himalayan, Chinese and tribal art, today Iwona assists private individuals and museums around the world to build collections of exquisite and significant Himalayan art. Keenly aware of the laws governing the trade, Iwona is quick to point out that the presence of these beautiful pieces in museums and private collections is not accidental, but traceable to the political upheaval of the 1950s in Tibet. This history lends a

36

profound layer of significance to available existing pieces. Iwona’s extensive ties to and deep understanding of the people and culture of the Himalayas is built on decades of travel and research in the region. Originally from Poland, Iwona came to America at a young age, going on to study Mesopotamian art before being introduced to Himalayan Art by Raymond Handley, owner of Xanadu Gallery—a pivotal moment in her life and career. “I remember my mentor told me, ‘once you open the door to Himalayan art, you’ll never turn back,’” says Tenzing. This was truly the case for Iwona, who continued on to work for a series of private collectors specializing in quality antiquities from Asia and the Himalayas here in the San Francisco Bay Area. The most prominent of which, Xanadu Gallery, she directed. Her first journey to Tibet in 2000, was also life changing. “At first glance, the landscape of the Tibetan plateau is breathtaking and wondrous,” Tenzing recalls. “It is as though the horizon extends towards an unreachable distance and time.

exhibition of 10th to 13th Century art: “THE INCOMPARABLE SUTRAS FROM PALA ART AND KASHMIR: Featuring Illuminated Sutras from the Second Diffusion of Buddhism in Tibet.”

Iwona’s relationship with Norbu Tenzing, her husband of 17 years, brings her even closer to the legacy of the Himalayas. Norbu’s father was Tenzing Norgay Sherpa, one of the first two individuals known to reach the summit of Mount Everest, which he accomplished with Edmund Hillary in 1953.

You seem almost mystified by the art you collect and what you do. Tell us about that feeling and connection to your work.

Today, Iwona’s work has her traveling across the US and the globe, with exhibitions and clients in Hong Kong, Switzerland, France, New York and San Francisco, where she resides. We catch up with Iwona for a closer look at some of the precious pieces in her extensive collection and to learn more about her upcoming Hong Kong

“I work with devotional art and you sense a numinous quality immediately when you look at the statue or painting. Following the ancient Indian model of representation, the deities are depicted in their ideal form with spectacular fluidity between human and other living forms. For example, the arms of a deity conjure the appearance of elephant trunks and the torso, with accentuated wide shoulders and a narrow waist, resembles the face of a cow viewed head-on.

Once you open the door

to Himalayan art, you’ll never turn back.

Additionally, the form of the Buddha is free of muscles or bone, in sharp contrast to the realism of Greek and Roman sculpture or to Christian art in the West. Instead, the Buddha’s form is held in a smooth linearity, his face wears a serene expression, and his eyes appear to look at the beholder, but also beyond, into the distance. The hand gestures outwards to convey his teachings. In the Yongle statue (to the right) the Buddha’s right hand is raised in a gesture to indicate “no fear” in order to teach us about the impermanence of all things. In a Nepali masterpiece, the Buddha’s hand extends towards the earth, to symbolize the moment in his life when demons attempted to distract him from his goal of obtaining enlightenment.” What is one misconception or unknown of Himalayan art you’d like to clarify or share? “In my experience viewers are perplexed and unprepared for the existence of wrathful deities. In Tantric Buddhism there are fierce forms of the Buddhas, and these images can raise complicated emotions and responses from viewers. Enlightened beings may take wrathful forms in order to protect and aid confused sentient beings. They also represent the energy and power that is required to transform negative mental factors into attributes such as wisdom and compassion.” Are the changing dynamics in the global art world affecting your strategy, and if so, how are you adapting or shifting your focus? “Since the trips made by Italian Tibetologist Giuseppe Tucci to Tibet in the 1940s and following the political turmoil of the 1950s, significant collections

have been mainly built in Europe and in the USA. However, in the last 10-12 years, China has emerged as the most promising site for collectors of Himalayan art. Buyers from China have dominated at art auctions and private shows. The specialized feature of my work makes a retail gallery inessential. The art objects I handle are singular and exceptional, and the minute I acquire an item, I already have a client or collection in mind. In addition to building a presence in the art market, I participate in the Fine Art Asia Fair in Hong Kong every Fall and in the Asia Week in New York every March.” Tell us about your upcoming exhibition in Hong Kong. “In addition to a selection of sculpture and paintings, I will be presenting illuminated manuscript pages of Pala and Kashmir art dating from the 10th to 13th centuries. merit for the donor in this lifetime and in the coming lifetimes. The production and dissemination of Buddhist manuscripts, particularly illuminated manuscripts, came at the very crux of the period of propagation and implementation of Buddhism in the Kingdom of Kashmir (between the 9th and 12th centuries); however, very few examples survive today. The same goes for the paintings: I know of only ten surviving Kashmiri paintings and one Pala painting in the world. Furthermore, illuminated manuscript pages give us insight into the artistic styles of those regions.” “THE INCOMPARABLE SUTRAS FROM PALA ART AND KASHMIR: Featuring Illuminated Sutras from the Second Diffusion of Buddhism in Tibet (10th to 13th Centuries),” Will be on display at Fine Art Asia 2018 in the Hong Kong Convention and Exhibition Centre, September 29 through October 2, 2018 G

uir Beach is one of Marin County’s natural gems, located 16 miles northeast of S a n Fra n c i s c o and two miles from the entrance to world renowned Muir Woods National Monument. Named after naturalist John Muir, the quaint course sand beach rises from the Pacific Ocean where Redwood Creek flows to the sea and is one of the most pristine beaches in the state. The surrounding hillsides of the coastline and adjacent valley are home to a select few—an exclusive community of less than 400 residents. Perched high on the northern bluff above the beach is 36 Starbuck, offering a once-in-a-lifetime opportunity to live between sky and sea. An extraordinary conclusion to a 10-year project conceived, designed and built by its current owner, this property represents one of the finest contemporary homes along the San Francisco Bay Area’s coastline. Panoramic views abound from nearly every room, from San Francisco and the coastline to

“This home is one of a few coastal California properties in a class of its own. When you think about it—from British Columbia to Mexico—there’s really nothing like it,” says the current owner.

The approximately 4,630 sq. ft., fivelevel home features four bedrooms and four bathrooms, open plan formal living and dining areas, a grand light-filled central staircase, five-level elevator, sleek kitchen fitted with Miele appliances and quartz countertops, and numerous private terraces and balconies. Designed for California indoor-outdoor living at its coolest, there’s an al fresco dining terrace, a bocce ball court, a sprawling lawn ideal for entertaining and verdant, mature landscaping. Additional highlights include a gated driveway and motor court, 2-car garage, rubber roofing and waterproofing, radiant heating, multispeed air conditioning, Control4 music system, backup generator and video security system. The owner spent years in planning and development to get the home approved and built; a feat that may not be replicable today due to increasingly tighter and tighter building restrictions in the pristine area. The result is a passion realized—a home that evokes an ethereal sense of tranquility, harmony and union with its surrounds. From the moment you walk in the door, it becomes apparent that 36 Starbuck has set a benchmark for luxury coastal living. The ranch, built by machinist tycoon Harold Heath, is located off North Cascade Highway offering commanding up-valley views protected on all sides by state land and a 142± acre conservation easement. The residence is a singular combination of spectacular location and thoughtful contemporary design by Prentiss+Balance+Wickline that is optimized for its rural location, coupled with sublime comfort and luxury that belie its origination as a working ranch. The home embraces the modern, while not turning its back on materials and forms native to its region, and creates a sense of place that is both authentic and full of wonder—this is country living that is both honest and evocative of its region’s history, with an equal level of respect and deference to the future. A gravel drive leads to the entry courtyard around which the residence is constructed, capturing stunning views of the surrounding lands, hillsides and the riverfront below. The exterior combines modern building design with honest local materials, creating a low-slung aesthetic rooted in historic architecture, yet timelessly contemporary. A modified L-shaped floor plan naturally defines public, private and guest spaces with an effortless sense of flow and continuity that is centered by a great

room with attached kitchen, and then branches out to include a dining area in its own windowed corridor, a master wing and guest wings. Each side of the house includes porch and patio areas for outdoor enjoyment and natural air flow, while terraced, board-formed concrete planting beds create multiple levels for gardening. Native plants complement the surrounding countryside and further blend this singular residence into its environment. Despite its grand scale and voluminous rooms, Big Valley Ranch maintains a very approachable sense of modesty and casual elegance—the result of a careful collaboration between its owner and Balance Architects (now partnered with Geoff Prentiss to form Prentiss+Balance+Wickline). The design goals were to create a series of linked spaces that would flood the home with natural light and frame vistas of the surrounding acreage, while affording autonomy for owners and guests alike. The main house features formal living and dining areas, chef’s kitchen, an office, screened porch and an owner’s bedroom suite. The adjoining guest wing has its own private entrance, 3 bedrooms, an office and two full baths, while a covered patio connects the garage and workshop wing. T

he west shore of Lake Tahoe is known for its natural beauty, historic legacy, multigenerational family estates and an overall feeling of going back in time. The area is also renowned for its white sand beaches and azure-turquoise waters that are warmer than most other locations on the lake. Two of its most desirable communities, Homewood and Rubicon Bay, are home to some of the hottest real estate on the lake. An increasing demand and influx of new buyers to these communities in recent years has subsequently spurred a moderndesign movement to the timeless enclave, marrying classic Tahoe with contemporary living. Two examples of this design revival have just hit the market—Fleur du Lac and Second Wind. If you’ve seen the classic Francis Ford Coppola film The Godfather II, then you’ll recognize Lake Tahoe’s Fleur du Lac

52

Estates as the lakeside backdrop for mobster Michael Corleone’s bash in the beginning of the film. But its history goes deeper. Fleur du Lac Estates was originally created as a retreat for wealthy industrialist, Henry Kaiser, the father of modern shipbuilding. Kaiser loved Lake Tahoe and namely his boats, so this location served him well for his home and party venue. In addition to constructing 17 residences, there were servants’ quarters, small cottages, as well as his yacht club and boat house, both of which are still in use to this day. In honor of his favorite hydroplane, he christened the estate Fleur Du Lac, “Flower of the Lake.” In the 1980s, a re-birth began, which included the remodeling of some existing structures and the new construction of 22 luxurious lakefront chateaus. Kaiser’s original yacht club stands today as a reminder of our American industrial history and serves as a shared space where homeowners can relax or entertain

and host private events while overlooking the beautiful harbor and Lake Tahoe skyline. The famed 15± acre enclave, situated on the west shore of North Lake Tahoe offers residents a private lakefront community with exclusive access to unmatched amenities. Home to only 22 residences, Fleur du Lac’s native stone walls guard the property, creating a private way of life for all residents. Ownership of Residence 13 offers a rare opportunity to be a part of this exclusive community, situated on a beautiful lakeside meadow with expansive views of Lake Tahoe and the snow-covered mountains. The wilderness of Lake Tahoe’s rugged scenery is juxtaposed here against the classic luxury of one of the area’s original estates. The 3,700+ sq. ft. residence features a contemporary interior finish with banded teak floors, picture windows, and Italian marble and granite detailing. There are three bedrooms, four full baths, a library, gourmet kitchen, dining room and living room. Fleur Du Lac Estates offers a lifestyle option that’s difficult to duplicate in Lake Tahoe and brings the perfect combination of location,

amenities and privacy,” says Craig Miller of Sierra Sotheby’s International Realty. “For a fortunate few, it is a world unto itself on the magical west shore of Lake Tahoe.” Each residence includes a private boat slip for vessels up to 30 feet long, access to Henry Kaiser’s historic yacht club and boathouse, a swimming pool, year-round outdoor spa, tennis courts, exercise facilities, the Kaiser Suite, onsite management and guest services; the amenities are world-class for luxury resort living at Fleur Du Lac Estates.

Second Wind, Rubicon Bay, CA, listed for $3,300,000

Further south, down the meandering shoreline of the lake, lies Rubicon Bay, where a rehabbed mid-century home known as “Second Wind” by its current owners is on the market. The property’s name was inspired by the lifestyle and relaxation it brought to the sellers— the area has a summer camp-like vibe within an upscale community. Here, the topography of the lake descends dramatically past the shelf of the sandy beach, causing the turquoise waters to quickly turn a deep indigo blue. Second Wind has a very contemporary feel; light, bright and airy. Light wood framework and large picture windows frame the lake outside. All bedrooms have panoramic floor-to-ceiling windows and sliding glass doors. The master has especially tall ceilings and oversized doors. Every room has a deck and the main lakeside entertaining/relaxation deck has stairs directly to the lake and fine sand beach below. A world away from the traffic and tourists of Tahoe City and South Lake, it’s the ultimate place to unwind. Craig Miller and Katherina Huag of Sierra Sotheby’s International Realty have Fluer de Lac and Second Wind listed for $3,749,00 and $3,300,000, respectively. r yst a l B ay o n t h e northeast shore of Lake Tahoe is known for its azure waters, panoramic views of the lake, soft sand beaches and epic sunsets due to its west-facing vistas. It’s also home to some of the most expensive waterfront real estate on the lake, priced above $15 million currently for home with beach and piers. Three homes have traded hands here from $25 - $35 million in the past three years. Incline Village is its most exclusive enclave—a tightlyknit community of residences lining the coveted waterfront and ascending into the hillside. Surrounded by greenbelt and national forest land, Incline Village was stablished over 35 years ago and is known as the “Jewel of Lake Tahoe.” Residents of Incline Village not only own their property, but also own all the community facilities, including private beaches, the Diamond Peak Ski Resort, tennis complex, the recreation center and golf courses—all of which are maintained by a local agency (Incline Village General Improvement District). Currently, there are three super prime residences for sale among only 20 homes with private or adjacent piers: 1145 Vivian Lane, 1170 Vivian Lane and 863 Lakeshore Boulevard. 1145 Vivian is a premier lakefront estate boasting a wide, sandy beach and private steel pier stretching out into Lake Tahoe’s legendary waters. The gated estate is located at the end of a quiet road, well off Lakeshore Boulevard’s busy thoroughfare. Past the entry gates, the grounds are meticulously maintained and the south-facing home sits atop a knoll above the beach, offering a prime vantage

point above the lake. The neighboring homes are set back and do not obstruct the panoramic lake views from east to west. The 9,469 sq. ft. mountain lodge features exposed log detail with unimpeded lake views on a beautifully landscaped approximately one-acre lot. The home was constructed with extensive use of structural steel and concrete, with dense Montana logs on average 75 years old, making them very stable. Over 400,000 pounds of hand-picked, flat faced stone was used for the exterior and interior fireplace hearths. Mining permits were procured by the owner to harvest stone locally. There is an indoor pool with retractable doors and an attached beachside cabana with full living quarters opening to the private 125-foot long beach. A lakeside patio with outdoor grill leads to the outdoor spa and easy access down the terraced garden to the beach, with boat and jet skis on lifts under the covered pier and two permitted boat buoys. Nearby 1170 Vivian Lane is new lakefront construction at its best—a beautifully detailed home with spacious room fronting an association beach with common pier adjacent to the home and boat mooring. The open floor plan features a great room with gourmet kitchen leading out to a verdant, landscaped yard and patio with panoramic views. The main level features a large master suite, family room/home theater and an office with lake views. A mud room leads to the three-car garage and has a bathroom with access to an outdoor shower leading to the beach. The upper level has three en suite bedrooms, two of which feature fireplaces.

esidents of Woodside value secluded outdoor living while enjoying a strong sense of community. Separated from the ocean by the Santa Cruz Mountains, towering redwoods dominate its western hills, with oaks and eucalyptus in the lower areas. Residents appreciate its privacy, access to nature, large parcels of land and diverse architecture. A perfect embodiment of these quintessential Woodside attributes is currently on the market—an extraordinary vineyard estate listed for $34,600,000. Located on approximately 6.4 acres, the vineyard estate is situated in Woodside’s central neighborhood, the most exclusive part of town with large, sunny and very private properties. The enclave is close to town and within the Woodside Elementary School District.

60

Horse owners enjoy the network of trails that runs through the area. The contemporary, approximately 6,000 sq. ft. main home is an architectural masterpiece featuring grand entertaining and living spaces, vaulted ceilings with exposed beam design and seamless transitions between indoor and outdoor spaces. In addition to the main house, there is a two bedroom guest house and a two room entertainment pavilion with spa facilities and wine room. Originally built in 2009, the estate underwent an extensive remodel in 2011, refashioning the kitchen and adding an additional three-car garage and gym. The current owners have since performed a substantial remodel and recent upgrades to the property. No detail or expense has been spared on the property, especially when it comes to technology and efficiency. Outstanding features include: new HVAC with

completely silent VRF system throughout the property and a heat recycler (LEED Platinum); upgraded A/V system with whole-house music, television, movie server, Crestron and 4K video distribution over fiber to all buildings; an MDF server room, fully automated with multi-touch screens flush mounted; and an upgraded security system (Elk M1, 5 building total coverage) with keyless entry/access control and electric locks on all buildings. The grounds are extensive, level and present the stage for California living at its finest: there is a clay tennis court, serene pool area, sport court and, our favorite, the vineyard with grafted aged vines. Perfect for a growing family, a three-tree treehouse awaits smaller guests and puts a finishing touch on this property that can only be described as magical. Old money, tech money and foreign money continue to flock to Belvedere and Tiburon. From trophy estates to tech escapes to new build mansions, we look at some of the finest residences currently on the market listed with the Bullock & Sarkissian Team, as well as the stunning scenery that make the enclave one of the most desirable places to live in the San Francisco Bay Area.

T

he island of Belvedere and the Tiburon Peninsula have a history of affluence. Situated prominently on the San Francisco Bay, the enclave was once a summer destination for the city’s wealthy elite, many of whom owned Victorian-era second homes here. Before the construction of the renowned Golden Gate Bridge, which links San Francisco to Marin County in the North, the area was accessed primarily by boat at the historic landfall pier. The well-heeled of the time chose Belvedere and Tiburon as a place to congregate because of its high-end residences, comfort and safety. Belvedere’s unique positioning just off the Tiburon Peninsula has everything to do with its attraction. Located at the southeastern base of Ring Mountain, between Richardson Bay and the town of Tiburon, Belvedere consists of two “islands” and the Belvedere Lagoon between them. The larger of the two islands is Belvedere Island, and the smaller is Corinthian Island, which is shared with nearby Tiburon. The Ring Mountain area is notable for its archaeological resources of extant Native American petroglyphs, as well as the considerable biodiversity of native plants. 91 Via Los Altos, Tiburon, CA, listed for $6,995,000

RIVIERA LIFE

FEATURE The congregation of wealthy residents remains today, and is perhaps more affluent and exclusive now than at any other point in history, thanks to the emergence of San Francisco as a worldclass city and the rise of Silicon Valley. Belvedere and Tiburon are consistently ranked as some of the highest-scale neighborhoods in the country. Surrounded by water, the area provides its residents with panoramic views. Real estate for sale consists of primarily single-family homes running at an average price of $3-4 million. Unlike its neighbor across the bay, San Francisco, Belvedere rarely sees the ubiquitous fog blanket; coastal breezes keep the air fresh and clear, and the temperatures moderate all year. Ideal weather, jaw dropping views and exclusivity are its main selling points. Belvedere is made up of three highend neighborhoods–Belvedere Island, Belvedere Lagoon and Corinthian Island–each with their own properties and charms. Some homes sit in the flats on the Lagoon while others are located above on private streets, enjoying views of the bay, San Francisco and the Golden Gate Bridge. Tiburon offers a plethora of lifestyle properties, from waterfront city-view homes to hilltop residences to exclusive gated estates with acreage.

In these communities, staggering price tags compete with global markets like Monaco, New York City and Hong Kong, but experts believe that the oftenastronomical sums are worth every million. The Bullock and Sarkissian Team of Golden Gate Sotheby’s International Realty, has had its hand in the market for over two decades and is linked to over $1.5 billion in closed real estate transactions in Marin County. Catering to predominantly repeat and referral-based clientele, the Bullock and Sarkisisan Team—comprising Bill Bullock, Lydia Sarkisisan and Magda Sarkissian—concentrates exclusively on the upper-end Marin County residential real estate market, with serious market share of Belvedere and Tiburon’s ultraprime listings. Tech money has had a major influence on the Bullock and Sarkissian Team in recent years. Magda Sarkissian, daughter of Lydia Sarkissian, who joined as a fulltime agent last spring, double-ended her first real estate deal—off-market—to a tech tycoon, for a cool $10 million. She has also seen an increasing trend: home buyers purchasing properties in the area with money made in cryptocurrency. the outdoors in, as do the sprawling terraces surrounding the view side of the home. The property is listed for $7,495,000. Ready for move-in, 91 Via Los Altos in Tiburon is a contemporary yet classic home with panoramic vistas high atop Tiburon. Enjoying direct San Francisco skyline views, the sun-soaked hillside home is ideal for a family or entertainer, with manicured, view-side gardens furthering the appeal of this pristine oasis, listed for $6,995,000. Trading up, or buying up multiple lots, is also a trend for those fortunate enough to be able to do so. Perhaps the most extravagant example of this is the purchase of the Kodak Estate on the southern-most tip of the island. Nearly 30 years ago, a very wealthy–and private– individual bought the coveted property for an undisclosed price (although record rumors buzz) and proceeded to purchase two adjacent properties over time, including a separate boat house.

Today, the Bullock and Sarkissian Team currently have an ultra-prime lot on the market for a savvy buyer looking to build their dream home at 12 Crest Road, Belvedere listed for $7,495,000. Captivating views, water vistas and western exposure define this rare, mostly level, approximately .675 acre property high atop Belvedere Island overlooking San Francisco, the Golden Gate Bridge and picturesque Sausalito. There’s also 2800 Paradise Drive, known as “The Bluff Point Estate,” a 14.5± acre property with 2,000± ft. of San Francisco Bay shoreline—an extraordinary parcel of prime undeveloped waterfront land within minutes to downtown Tiburon and the Golden Gate Bridge, available for the first time in over 100 years for a reasonable $29 million. Just next door, 2900 Paradise Drive is coming to market, a sprawling hillside and waterfront estate featuring a main villa, boat house, guest house, park-like grounds and a sandy beach. The property

This page: 2900 Paradise Drive, Tiburon, CA, listed for $49,500,000

is one of the most highly anticipated listings in Tiburon, priced at $49,500,000. Despite a notable pause in activity in the prime luxury market at the end of 2017 through the beginning of 2018, the market has picked up since Q2. When asked if the Belvedere and Tiburon markets can maintain this upward trend, Bullock pointed out the underlying factors in its favor: “It’s an island and a peninsula. Both locations have some of the best views worldwide and we often take that for granted, especially on the west side of the Belvedere Island where views are incomparable to anywhere. It’s safe, exclusive and the wealthy have–and always will–congregate here.” G GlobalEstates.com Bullock and Sarkissian Team Golden Gate Sotheby’s International Realty 415.517.7720 | l.sarkissian@ggsir.com Lic.# 00837358

Iconic Wilbur Hot Springs, Once in a Lifetime Opportunity Williams, California Northern California’s historic Wilbur Hot Springs, established in 1865, a 1,760± acre health retreat with naturally occurring medicinal hot springs including a 1,560± acre Nature Preserve, is now available for the first time in half a century. Prior to its establishment, Wilbur Hot Springs was a Native American healing and ceremonial ground for the Yocha Dehe tribe of the Wintun Nation. Renowned for the healing qualities of the medicinal waters, the property has long attracted wellness seekers from around the world. Wilbur Hot Springs was revived in 1972 by current owner, Dr. Richard Louis Miller, who has operated it successfully ever since. In 1999, Miller purchased the adjoining 1,560± acre valley and placed a conservation easement on the property, giving Wilbur Hot Springs its own private Nature Preserve for exclusive use of registered guests. As a pioneer in business functioning “off the grid,” Wilbur Hot Springs is fully powered by photovoltaic energy allowing for full internet services. The property also offers a host of potential commercial income scenarios, including the current health retreat, with a 2017 gross income of $2 million, potential for commercial geothermal and photovoltaic energy production, and expansion of Wilbur’s existing brand of natural health products, medicinal bath crystals, medicinal soaps, medicinal facial products and more.
