PROPERTY NEWS ‘5 STARS’ FOR HERITAGE HOMES AT UK PROPERTY AWARDS

TO BUY OR TO RENT? Tim Groves, Residential Director, Black Grace Cowley

BEFORE CONTEMPLATING WHETHER TO BUY OR RENT, IT IS VITAL TO DO AS MUCH RESEARCH AS POSSIBLE AND TO CONSIDER WHETHER THE LONG-TERM FINANCIAL COMMITMENT OF HOME-OWNERSHIP IS FOR YOU. THERE ARE A NUMBER OF ELEMENTS TO BE TAKEN INTO ACCOUNT. SO, HERE ARE A FEW POINTERS TO GET YOU STARTED. CONSIDER YOUR BUDGET Start by speaking to your bank or an independent adviser who will be able to talk you through the process and determine what you can afford. There are many types of mortgage deal, so it’s important that you choose one that suits you. HERITAGE HOMES, PART OF THE DANDARA GROUP OF COMPANIES, IS CELEBRATING AFTER PICKING UP A TOP ‘FIVE-STAR’ ACCOLADE AT THE RECENT UK PROPERTY AWARDS. THE COMPANY WON BEST PROPERTY SINGLE UNIT ISLE OF MAN FOR ‘THE SILVERDALE’, A FIVE BEDROOM HOUSE TYPE AT REAYRT NY GLIONNEY IN LONAN. Heritage Homes was also presented with two ‘Highly Commended’ awards, the first for Ballakilley, Port Erin, in the Isle of Man Residential Development category and the second for ‘The Devonshire’ at Ballanard Woods, Douglas, in the Isle of Man Single Unit class. The UK Property Awards recognises the achievements of companies across the property industry and attracts entries from hundreds of companies, including developers, architects, interior designers and property agents. Heritage Homes’ managing director Seamus Nugent said “The awards are judged by a panel of leading industry experts so it’s an honour to be recognised by our peers. I’m delighted we’ve secured a best-in-class for The Silverdale, but also that we’ve been able to build on last year’s success at Ballanard Woods.” In 2013, the Ballanard Woods development picked up two awards in the North West region, achieving Five-Star status in the Architecture Multiple Residence class, along with Highly Commended in the Architecture Single Residence class for ‘The Henley’.

DO YOUR RESEARCH Visit your preferred areas at different times of the day and week. We can help you make sense of the local market and check out the local buy and sell stats. You can set up alerts for your areas and set search criteria via our website for as soon as a new property matching your requirements pops up. All this information is free, and we’d be pleased to share it with you. KNOW WHAT YOU’RE LOOKING FOR If you have a good idea of what you’re looking for from the start you can save time on redundant viewings. The more specific you can be, the easier you will make it for us to help you. Finding the right property often involves compromise at some point, however; so as you arrange your viewings, be prepared to be flexible. MAKE AN OFFER If you have done your research, you should have a good idea of market activity in the area. Use all of this information to determine what the fair value for a property is before you make an offer. ONGOING COMMUNICATION If your offer is accepted, it’s vital to keep those important lines of communication open. We will keep in regular contact with you, and ensure that both sets of advocates handling the sale keep you regularly informed on progress.
