DESCRIPTION WATER

Great South Texas high fenced ranch. The property has excellent access and is conveniently located just out of town.  The ranch home is located on the highest point, which provides wonderful views to watch the wildlife or enjoy a beautiful sunrise or sunset.  The gently rolling terrain mostly consists of sandy clay loam and has a good diversity of native brush for the wildlife.

IMPROVEMENTS

A nice ranch home was built by the previous owner to accommodate family, friends and hunters, and it consists of four bedrooms and three bathrooms.  The home has an open concept living, kitchen and dining area.  There is a carport at the front of the house and off of the back porch is a nice patio and swimming pool that is enjoyed during the summer heat.  There is a 1,400 +/- sq ft metal structure with a concrete floor to park equipment or trucks that is closed in on two sides.  Equipped with water and electricity, this can also be used to clean the game that is harvested.  There are four deer pens located near the house.  Behind the house and pool is a lighted skeet shooting range.   There are four deer blinds, four corn feeders and four protein feed stations.  Next to the house are six RV hookups but have not been used by the current owner. There is also a set of aged cattle pens.  Around 2014 the Seller root plowed about 135 acres and roller chopped about 200 acres and seeded the land with buffel grass and other native grasses.

Water is abundant on the ranch. There are two operating water wells located at the house. Well #1 provides water to the house, yard and pool.  It is 600 ft deep and has a 3hp pump.  Well #2 is a Carrizo well and is 980 ft deep with a 5hp pump set at 620 ft and has water piped to the pond nearest the house and to the water troughs.  Each well has a large, enclosed water storage tank.  There are five earthen ponds on the property.  A third water well has been cut off from power but is in place if the new owner would prefer to turn it back on.  There are a total of four water troughs.

WILDLIFE

This area is known for its natural capabilities of producing large native whitetail deer. The previous owner brought in improved genetic deer, which were released in 2012.  In addition to the whitetail and other native species, a herd of axis is present.  For the fishermen the pond by the house is stocked with bass, blue gills and tilapia.  Dove hunting can be enjoyed around the tanks along with hunting your typical south Texas varmints.

REMARKS

The seller remarked that his family has enjoyed arrowhead hunting and have found a lot of interesting Indian artifacts.  Some of the furniture will convey along with the blinds and feeders.  Good interior ranch roads, which can easily be accessed either by truck or ATV.  Great cell phone service.
