DESCRIPTION

The JAC Ranch is a high fenced outdoorsman’s paradise only a few miles outside of Uvalde, TX. This well-maintained ranch has everything you are looking for in a recreational and investment property.

WATER

The ranch has several earthen ponds and lowlying draws. A water well near the home services a series of troughs and feeds the ponds to maintain water through drought conditions.

VEGETATION

The vegetation on the property is typical of Uvalde County including, Guajillo, Blackbrush, Guayacan, and other browses. The ranch also has areas with large mesquite trees and scattered oaks.

IMPROVEMENTS

A 4,000 sq.ft. Barndominium is the highlight of the ranch. The living area is comprised of approximately 2,000 sq. ft including 4 bedrooms, a large living room, and kitchen. The remainder is a fully enclosed equipment and storage area with roll-up doors and a large overhead fan. Additionally, there is an extended covered parking area and outdoor patio with fire pit and television.

WILDLIFE

The ranch has been managed for years and is evident by the outstanding whitetail herd. Deer scoring over 170 B.C. have been taken in past years, and similar deer remain on the property. On top of the whitetail and other native species, an abundant herd of axis can be found.
