The 5B Ranch is a historic ranch in the heart of Gillespie County, TX. The property is outside of Fredericksburg, TX, approximately 8 miles from downtown. The ranch has been owned and operated by the same family for over 100 years and has been used primarily as a working and recreational ranch. This property consists mainly of rolling hills, which create exceptional views in all directions–these are by far the best feature of this ranch.

IMPROVEMENTS

The main 2500sqft, 3 bed/2 bath home sits on a hilltop overlooking a valley to the north. A cabin sits close to the main house as well. The main barn sits at the HQ with a set of livestock pens. An open-air barn with a smaller set of livestock pens is located in the middle of the northern fence line on the ranch. The property is fenced on the north, west, and east sides with standard net wire fencing and game-proofed high-fence on the entire south end recently installed by the neighboring property. The ranch can be accessed via an all-weather easement road that runs through tworanches to the north.

WATER

There is a spring-fed pond on the property that is a little over a half acre in size. Another spring just below the pond feeds a small creek that runs onto the neighboring property. There are also several wetweather creeks and dirt tanks that are throughout the property as well. One Solar water well feeds a 3,000-gallon water storage tank, providing water to the house, surrounding structures, and water troughs.

VEGETATION

Typical vegetation on the ranch includes live oak, shin oak, Spanish oak, hackberry, cedar, persimmon, agarita, yucca, prickly pear, a large pecan tree, etc. The pastures consist of only native grasses. Sideoats Grama(the state grass of Texas), yellow Indiangrass, silver bluestem, little bluestem, and many other grasses cover this Midgrass/Oak Savannah. There are exceptional hilltop views of the surrounding Texas Hill Country and picturesque live oak trees. The property is in good condition and has standard infrastructure. The property’s topography comprises gently rolling and rough rolling hills with several valleys. The property primarily consists of two types of soils, both of which are shallow and rocky. The first is the Tarrant soil series, which covers most of the property and has 1-8% slopes. The rest of the property features the Tarrant-Rock outcrop complex soil series that ranges in slopes of 8-40%.

WILDLIFE

White-tailed Deer and impressive hill country bucks have been harvested on the property, as well as sightings of doves, turkeys, and foxes. The average stocking rate for this area of Gillespie is 30 acres per animal unit in an average year. The stocking rate will vary based on rain and range conditions. Goats have been primarily run on the ranch. The ranch has been well managed, with ample forage for livestock currently.
