Our team leverages cutting-edge Laser Scanners (Faro and Matterport) and the associated 360 Imagery to deliver precise as-built documentation of existing conditions. This crucial data aids in accurately determining demolition requirements, square footage, and potential construction issues, streamlining the estimating process. Also, this data can be used to generate 2D drawings and 3D models (Scan to BIM) and share with all project stakeholders.
POST INSTALL AS-BUILT SCANNING
Post-installation, we can provide detailed 3D documentation of wall and ceiling rough-ins through laser scanning. The ability to periodically scan throughout the construction phase allows for comprehensive progress tracking. Furthermore, the scanning of as-built conditions provides a reference that will enhance future facility maintenance.

COORDINATION
BIM COORDINATION
Blum VDC uses BIM coordination to ensure our projects are well thought-out from beginning to end. We leverage advanced 3D design tools to transform design intentions into detailed, constructible plans, ensuring alignment and buy-in from all project stakeholders. Through early conflict identification, routing optimization, and comprehensive virtual reviews, challenges are addressed and resolved promptly. The resulting models and documentation serve as pivotal planning tools, providing an exceptional experience for our clients.
CIVIL/SITE COORDINATION
The ability to collect data from a project site and utilize that data allows us to focus on a number of different items prior to construction. Collecting this data upfront is critical for us to be experts on a site. It is what leads us to the right price in preconstruction and helps ensure better site work coordination during construction.
VIRTUAL MOCK-UPS
Virtual mock-ups are representations that are used to bring understanding and clarity to specific design conditions. This detailed virtual model facilitates alternate ideas around constructability and cost to be considered. These models enable owners, designers, and subcontractors to understand how an area is to be constructed, coordinated, and used.
UNDERGROUND SYSTEMS COORDINATION
This technology allows us to perform a quality check to compare modeled elements to built conditions. We have the capability to fly the site with a drone and provide an overlay confirmation of the installed system and check the stub up locations.

BUILDING LAYOUT
Building layout utilizes a robotic instrument to layout primary building features. This includes documentation of any existing structures that new work is tying into, placement of building corners, column lines and any other major building elements. With the site control established by a surveyor, the data is placed in a master layout file, which serves as the base working layout file for the project.
AS-BUILT VERIFICATION
SITE LAYOUT
The ability to layout site features such as utilities, pads, sidewalks, as well as curbs and gutters, to ensure accuracy and help drive the speed of construction. This helps us get it right the first time minimizing errors and costly rework of site features.
3D VISUALIZATION
SITE LOGISTICS & SEQUENCING PLANS
The ability to convey an understanding of a project site, its challenges, limitations and begin to think through issues around construction staging, sequencing of construction, and project phasing through still or animated 3D graphic imagery.
We can document all work performed by our subcontractors to verify its accuracy against the construction and coordination drawings. This ensures correct installation, minimizing future issues. If a problem arises, the data can help identify potential challenges and revise the plan for smooth and efficient installation. Additionally we are able to fully document the underground installation with laser scanning.
RENDERINGS & ANIMATIONS
These can be utilized to demonstrate and convey project comprehension to all stakeholders. The 3D graphics are shared for input prior to the start of the project and to help address issues around project sequencing, phasing, logistics and constructability.
