Introducing

Arthur Subritzky Residential Sales Grass Roots

Arthur was born and bred in South Auckland. He attended Manurewa High School then along with most of his classmates left for his big O.E through Britain and the U.S. After 5 years of “seeing the world” he decided to join “the real world”. Arriving back in good ole NZ he chose Real Estate as his career. He was greatly influenced of course by the rest of his family who are all in Real Estate.

Real Estate

Although having no experience in sales, he achieved immediate success, largely because of his happy disposition and his ability to relate to people of all nationalities. Although he does admit his local knowledge and his family’s experience of over 25 years in the industry may have played just a small part. As Rookie of the Year in his 1st year of Real Estate this set a firm basis for his future in the industry. Every year subsequently he has attained Diamond Sales Achiever (top 5% of First National Real Estate Salespeople). Yes, successfully helping sellers and buyers is the normal standard for Arthur.

Time Changes All

Arthur is now a family man. Arthur, his wife Dearne and their two children Luca and Alexis Lilly have chosen the Gardens as their home. Of course family comes first and his car shows all the evidence. The back seat is laden with toys, nappies and other children’s treasures. The fishing tackle has been relegated to the boot along with the for sale and open home signs. Yes time changes all.

But for Arthur one thing still remains constant.

After 10 years in Real Estate his energy and enthusiasm has not waned. He remains focused and fully committed to his sellers and buyers.

But don’t just take my word for it Testimonials from some recent sales... Good value. Arthur came with genuine buyers. The whole sale process went smoothly. No problems. We are in our new home and loving it. Thanks to Arthur. A nice bloke. Brian & Judith Rowe, Very friendly and so easy to work with. He put us at ease and made us a part of the whole selling programme. He was very interested in us as people. At our initial meeting he asked us what we wanted and expected from the sale of our home. After that we just sat back and watched Arthur as he focused solely on selling our home. We had great peace of mind knowing the sale of our home was in good hands. Our trust in him paid off as the selling of our home was a total stress free experience. It was amazing. So professional. Tania and Pere MAIAVA At the time of deciding to put our property on the market, we chose to get a number of agencies and their opinions of where it stood in the market, as well as seek the best avenues in which to sell. We wanted to be well informed and have the facts on hand in order to make the right decisions. Arthur’ provided sincere advice and clear direction of the options available to us. We based our decision on his approach and level of expertise, and our property was duly listed, marketed and successfully sold within 4 weeks. A job well done Arthur!

As your Listing Agent, I offer... Selling a valuable real estate asset worth hundreds of thousands of dollars or more is not like selling a car, or a piece of furniture. Yet strangely, some people spend less on marketing their house than they would on a classified advertisement to sell an old couch. Experts suggest that one per cent of a property’s value should be invested in its advertising. We are not saying this is always necessary. However professional marketing is so important. As part of your professional marketing package we offer the following complimentary marketing solutions....

Expertise

With over twenty years of experience in our region, we’ve a long established track record for outstanding results, selling real estate in the greater Manukau area and the many surrounding localities. Resources

First National Now is backed by the resources of a national network. So, our website is optimised to ensure customers have the best chance of finding your property before someone else’s; we use buyer and tenant matching systems to ensure no stone is left unturned.

Commitment

At First National Now we believe in commitment that defines the difference. Many of our team have practiced in real estate for over a decade or more. Process

Choosing your method of sale Ultimately, the best method of sale is the one you’re most comfortable with. Changing homes rates highly on the stress scale, and for good reason. The simple fact is that changing where you live is emotionally charged.

So, what’s best for you? It’s important to market your property using the most effective possible strategy. After all, for many people, their home is their most valuable asset. Maximising its exposure will help ensure the strongest possible price. Our team have training and skills to conduct successful marketing campaigns for any of the following options: Exclusive Listing – with or without a price You appoint one agent who takes full responsibility on your behalf for the marketing of your property to achieve the result you want. Initially to test the market, your property can be offered with or without a price. Purchaser response will be conveyed to you in order to establish a true market value for your property, thus minimising the risk of underselling. Tender Buyers submit sealed offers (Tenders), which are opened on a pre-determined date. This method is very private and confidential as no one else knows the amount of the tenders of the terms. Offers may be conditional and you have the right to reject any of the offers, or negotiate further with tenders. Auction The auction process provides you with a high profile marketing campaign culminating in a public auction on a pre-determined date and time where interested parties bid for the right to purchase your property. Only unconditional buyers can bid. Bids must reach or exceed an agreed reserve price before the property can be sold. General Listing A general listing is where your property is listed with more than one agency and therefore no-one takes the responsibility for the marketing. Minimal advertising is offered (if any) and there is a possibility of underselling.

Marketing Selling your home in a competitive marketplace can be a little like speaking underwater. It’s crucial to get the message through to every possible buyer in the market for a home like yours, in the shortest possible time frame. The more interested parties, the more opportunity to maximise your sale price. We take care to consult with you on the detail of a marketing campaign that will suit you right down to the ground. When we’ve completed your appraisal, we’ll make a recommendation and arrive at a marketing campaign through consultation.

Communication Be sure to ask any agent you interview to show you how and when they will communicate with you to keep you well informed. Your agent’s commitment to communicate with you regularly regarding current market conditions, buyer feedback and what’s happening during the sale process is essential. Selecting an agent who reports reliably after inspections allows you to understand exactly how the market is responding to your property. This feedback allows you to make informed decisions about what can be done to eliminate or minimise reoccurring objections so your sale price can be maximised. I will use your preferred method of communication (writing, face to face or phone) to update you every week.

Preparing your property for sale Preparation and presentation are key to ensuring a successful sale and the best possible price. To help us maximise your sale price, we have provided some tips that have proven to be invaluable to successful home sellers:

Consider re-configuring rooms

If you are advertising a three bedroom home for sale then that is what people will be coming to see. Consider re-organising the rooms prior to the sale to show them to their best advantage. Hire or borrow some bedroom furniture, and put excess items in storage.

Tidy up the garden

Keep in mind that first impressions count. Dig out weeds, put mulch on the garden beds, keep paths and driveways swept, prune and shape trees, and make sure rubbish bins are clean and tucked away.

Get rid of the clutter

Crowded shelves and drawers can make rooms and storage space seem cluttered and smaller. Consider putting nonessential items in storage throughout the sale period. Having a good clear out, and even a garage sale, can help considerably when it comes time to pack up and move to your new house.

Not everyone loves your cat as much as you!

If you have pets, it’s also advisable to keep them out of the house, or ask friends or family if they will look after them during inspections. Remember to air your house, and store your pet bowls and toys prior to inspections too.

Remember, first impressions count

Set the scene for your prospective buyer. Draw attention to your home’s best features by displaying fresh flowers. Put some easy listening music on, but keep the volume very low. Some people like to leave fresh coffee brewing or provide a pleasant fragrance using essential oils. However, be careful not to go too over the top.
