Down a quiet fenland lane just a mile from the centre of the little Georgian market town of Long Sutton, is an attractive house perfect for a family.

Standing on approx. 0.65 acres plot (stms) with surrounding open field views, with five spacious bedrooms and a new, timber-clad outbuilding, everything presented in extremely good condition, this is a superb home.

Extended Family Home “We came here in 2003 when the children were small. My husband had put an offer on the place before I’d even seen it! It was the big grassy part of the garden which we refer to as the football pitch, that really sold it to him!” laughs the owner.

“My one concession for buying it was having an extension built, as the kitchen was tiny and there weren’t really enough bedrooms, which is what we did two years later.”

The house sits between two other properties, so despite the vast fenland landscape, it does not feel isolated in any way, and is sheltered by the surrounding mature hedging and trees. “The closest property’s windows do not overlook the garden at all so it is completely private, and we have nice, quiet neighbours who we don’t often see actually, just occasionally as we come and go!” mentions the owner. The red-brick house under a slate roof, was originally an old, rectangular, double-fronted dwelling, but is now L-shaped after the owners put on the extension at the back in 2005 which has given them a lovely open plan kitchen/dining/family room stretching front to back. They also knocked through where the original kitchen was on the other side to create a big, comfortable, light-filled (it is triple aspect) reception room.

Good Practical Flow The property is approached from a wide gravel drive down the side of the house, where there is a back door into the utility room which then leads into the open plan kitchen. The half-glazed front door, which has a pitch-roofed, timber-clad, storm porch to welcome visitors, opens into a hall with darkstained wooden floorboards, and a cupboard under the stairs which rise and turn above. Past these, a door leads into the dining area, from which you find the main living room to the right, and the kitchen and family room to the other side. The layout provides a good, practical flow between rooms and the open plan design allows light to flood in from so many windows and glazed doors to many aspects. All the windows and external doors are double-glazed, with ‘rosewood’ coloured, draught-free UPVC frames for low maintenance, whilst internal doors are solid, panelled wood with a natural finish “The house is nice and light and airy from so much glazing into the open plan space,” says the owner.

Warm and Cosy The main reception room is nearly twenty-two feet long, and features an impressive, exposed brick fireplace which houses a log-burning stove. The carpeted room has patio doors, flanked by glazing, onto a paved area facing west and under the kitchen window, where the owners have table and chairs for meals outside (another set is on the other side of the house). “It’s lovely when you get the wood-burner going in the living room – it is so effective it heats the whole house – in fact it’s so warm and comfy in there you don’t want to go anywhere else! We’ve had some wonderful family Christmases in this house;” attests the owner, “it’s also great in summer with the French doors opening onto both patios, from the living room and the kitchen.”

Open Plan Living Another reception area, called the family room, on the other side of the hall, has a window to the front, a fireplace with a timber surround and black granite hearth (which is currently unused but could easily have an open fire or log-burner installed if wished), has the owners’ television connected in one corner and one of their sofas under the window. Dark timber flooring stretches through into the dining area, where there is a window to the side and a wide opening into the spacious and light-filled kitchen. This is fitted with an off-white Shaker-style kitchen which consists of wall and base units on three sides, and an island topped with black granite in the middle. On one side, a big black Rangemaster cooker, with a gas hob (fuelled from bottled gas as central heating is oil-fired) and two electric ovens and grill, nestles between worktops with an extractor hood above. A one and a half bowl stainless steel sink sits under the wide window to the side looking over one of the patios, and on the other side, the owners’ American-style fridge freezer is set into tall fitted units. The dishwasher is integrated, and rustic tiles clad the walls as a splashback. Underfoot are neutralcoloured porcelain tiles, a dead ringer for natural stone slabs. The kitchen is so spacious it easily accommodates the owners’ big sofa in a corner of the room.

From the back of the kitchen you access the utility area which has a door leading into a downstairs shower with a lavatory and washbasin, and another to the outside. Lots of storage units including a big larder cupboard are installed in the uitility, as well as another stainless steel sink and worktops over space for a washing machine and tumble dryer.

Moving up the carpeted stairs to a galleried landing, two squarish bedrooms overlook the front, one with built-in storage, another is to the side, opposite which is the family bathroom. Past a built-in airing cupboard at the top of the stairs, and a fourth bedroom, the master suite is at the far end. All the bedrooms are a good size.

Far Reaching Field Views The master bedroom is a carpeted room with French doors, flanked by glazed panels, onto a Juliette balcony which overlooks the rear garden with far reaching views across the landscape. The owners’ wall-mounted television is connected in one corner. It also benefits a very recently refurbished en suite, which has a large shower, lavatory and wall-mounted washbasin with drawers below. As the owner enthuses, “The master suite and an extra bedroom are in the extension we added; less than a year ago we refurbished and modernised the en suite. It’s really lovely to get the French doors in the bedroom open in the summer, with the fabulous field views.”

Two years ago the spacious family bathroom was also redone, so it is has a contemporary feel with modern fittings – all clean lines and neutral tones. Porcelain tiles cover the floor and much of the walls which feature mosaic panels; the suite comprises separate bath, shower, close-coupled lavatory and wall-mounted washbasin in a vanity unit with mirror over. A tall, chrome, heated towel rail is towards the far end.

From the landing, a hatch with a recently fitted extendable ladder provides access into quite a spacious loft which is partially boarded.

Outside Greenacres stands on a plot of of approx. 0.65 acres completely surrounded by hedging along the outer boundaries. It has an attractive, mature, landscaped garden behind the house, and a large area of lawn featuring a walnut tree, amongst others, down the right hand side of the property, known to the family as ‘the football pitch’. Behind this, where the gravel drive opens out at the back, the owners created a substantial outbuilding in 2016. Rather an appealing-looking, rectangular, single-storey structure with terracotta roof tiles, part brick walls but predominantly with grey-painted timber cladding, it features a threebay car port in the middle, an office to one side and a large enclosed storage space on the other. “There is water, drainage, electricity, a telephone line and WiFi connected to the outbuilding which is properly insulated throughout. It has an office with a tiled floor, and separate toilet with washbasin on one side, and a very large space, also with its own toilet and washbasin, which could be used for extra accommodation, on the other,” informs the owner. “The garden around the left-hand side of the house is totally fenced off so it is completely secure if anyone has dogs, and there are lovely fields all around for walking them, where we frequently see wildlife such as muntjac deer.”

The garden close to the house has the two paved areas, on each side of the house, for al fresco dining whether wanting sunshine or shade.

The terrace from the kitchen door is south and west facing so attracts the summer sun most of the day, and with the surrounding high walling, is a very sheltered spot. The paved terrace gives way to lawn which is divided by a lovely curving brick wall, and further at the back an even more private area has old fruit trees such as pear and plum.

Quiet Location “It’s a very quiet road and we sometimes walked the fifteen or twenty minutes to the primary school at the neighbouring village of Lutton when the children were young,” reflects the owner. Long Sutton also offers primary education, and secondary at The Peele School, and Greenacres is in catchment for the much sought-after state grammar schools of Spalding High (for girls) and Spalding Grammar (for boys).

“We are now downsizing as, sadly, the children have left home,” concludes the owner. “It is time to pass this lovely family home on to someone else who will hopefully enjoy it as much as we all have.”
