Seller Insight

Built in 1853, this very handsome period home occupies an enviable location close to the heart of Worcester. The property boasts almost 5,000 sq ft of living and entertaining space as well as a very large private garden, and sits on a quiet residential road that is nicely tucked away from the everyday hustle and bustle of the city life.

Before we purchased Garicoits House back in 2013 the property had been empty for around three years and therefore it was in a really sorry state. But it’s such a stunning building and it’s in a fantastic location so we knew that with a bit of hard work we could breathe new life into it and turn it back into a really stunning home, and that’s exactly what we’ve done,” says the owner.

“We had to strip it right back and essentially start from scratch, but that enabled us to update elements behind the scenes such as the electrics and heating system. The whole house was redecorated and areas such as the kitchen and bathrooms were given a more modern look and feel. However, despite the house not being listed, we were keen to preserve its original character and charm so all of the beautiful period features were retained and we also restored the original layout. It’s now a really stunning and at the same time very comfortable family home that’s ideal for modern family life; I’d say we’ve struck the perfect balance between old and new.”

“The house sits on a very large plot so to the front we have gravel parking for a number of cars and to the rear we have a huge garden – unusually large for a property so close to the city centre. It too was in a really sorry state when we bought the house, so it’s been cleared out to open up the space and we’ve added decking and patios so there are a number of places where we can sit out, relax and entertain. I’d describe it as a really attractive and very family-friendly space, and it’s also incredibly peaceful and private.”

“The kitchen is definitely the hub of the home. It’s a well-proportioned room with a big island, stylish gloss units and all mod cons, and it has a really nice view out across the garden.”

“For a house so close to the city centre, the location really couldn’t be better. We enjoy complete privacy, it’s very peaceful here and yet at the same time, within a short walk we have access to a fantastic array of shops and amenities.”

“We’ve done a huge amount of work to the house and it’s now a really stunning family home, but there’s still the potential to do more. At the rear of the property there are some storage rooms that are ripe for development, should the new owners decide they need even more accommodation.”

“There’s so much that I’ll miss when we leave,” says the owner. “The sheer scale of the property, its character, the privacy of the garden, the convenience of the location… It’s a real gem of a place.”*
