SETTHORNS

Fine & Country are delighted to introduce ‘Setthorns,’ coming to the market for the first time in 41 years, this beautifully presented 4-bedroom detached property offers a rare opportunity to embrace countryside living in the New Forest at its finest.

KEY FEATURES

Situated amidst landscaped gardens of just under 1 acre, this haven provides direct access to the enchanting New Forest, where one can leisurely encounter the wandering ponies that grace the surroundings.

Approaching the property via a short country lane and a welcoming 5-bar timber gate, one is greeted by ample parking space and a convenient in-and-out driveway. As you approach the front of the property, glimpses of the vibrant garden on either side tantalize the senses, offering a preview of the serene oasis within.

Privacy is paramount at ‘Setthorns’, ensuring an undisturbed retreat. The generously proportioned ground floor sitting room boasts a triple aspect, inviting abundant natural light to fill the space. Enhancing the ambiance is an open log fire, creating a warm and cosy atmosphere on chilly winter evenings. Double doors lead seamlessly to the formal dining room, which was once utilised as a delightful children’s playroom.

The kitchen overlooks the rear garden, providing a delightful backdrop for culinary endeavours. A sitting area and a charming conservatory offer ideal spots to soak in the picturesque garden views. With ample storage space and modern amenities including an integrated fridge, dishwasher and an electric Rangemaster cooker, the kitchen is as practical as it is inviting. Adjacent to the kitchen, a spacious utility room offers a larder, additional storage and houses extra appliances (further dishwasher, washing machine and fridge/freezer), with a convenient door leading to the rear garden.

Continuing the tour, the ground floor accommodation includes a spacious double bedroom serviced by a Jack and Jill bathroom, accessible from both the bedroom and the hallway.

Ascending the stairs, three spacious bedrooms await, with the main bedroom enjoying the privilege of an ensuite bathroom complete with a w/c, sink, corner bath and separate walk-in shower. Noteworthy are the breathtaking forest views from the main bedroom, serving as a gentle reminder of the tranquil setting. Built-in wardrobes, a dressing table, and a sink add to the main bedroom’s allure. Connected to the main bedroom is a separate room, currently utilised as a study which could easily be used as a dressing room or cot room.

Bedroom 2 is another double room and benefits from an ensuite shower room, featuring a shower, w/c, sink, and heated towel rail, and opens onto the spacious landing area.

Bedroom 3 is also a double room with a sink and wardrobe and has an extension that could be used for storage or a study area or as additional sleeping area.

SELLER INSIGHT

We first became aware of Setthorns as we were horse riding past with the children and we were delighted when it came on the market. We love its position on a quiet country lane with direct access onto the forest and the ponies who wander past. It’s an ideal location with the forest on our doorstep for walking, cycling, and riding, as well as having the seaside only a few miles away. We’ve live d here for 41 years but the time is right now to downsize,” say the owners.

“The house has adapted well to our changing family needs over the years with the dining room serving as the children’s room and the lower lawn was at one time a grass tennis court. We added a substantial extension in 2000, along with other improvements, including a pitched roof over the garage with a boarded loft and a 2-car c arport, and a lovely garden cabin/summer house which we use for lunch parties and en tertaining.”

“Our daughter was married in the friendly church at Hinton and we like to walk and cycle on the forest tracks nearby. Our grandchildren enjoy playing in the garden, exploring the forest and streams, and going to the beach in the summer. Barton and Brokenhurst are excellent for golfing and the IoW is a short ferry ride where we go for w alking and sightseeing. We have a good choice of restaurants, pubs, and shops locally, as well as easy access to superb road and rail links.”

“The garden is wonderful for entertaining as it is private and not overlooked. We host parties on the patio areas by the conservatory and summer house and there is plenty of space on the lawn for marquees. We look forward to hosting our annual charity coffee morning with 30 or so guests comfortably accommodated in the garden and there is plenty of space on the drive for visitors to park their cars. The ‘in and out’ dri ve entrances are also very useful.”

“The dining room is perfect for dinner parties and Christmas celebrations wi th our family; access from the sitting room through double doors makes it easy to use and the separate door is useful for serving food from the kitchen. The sitting room is cosy and we adore the log fire in winter and the light flooding in through the triple aspect window s. The snug is our much-loved spot for reading, chatting, and having a glass of wine, but our fav ourite luxury is our large bedroom with its 6-foot bed, bathroom, and dressing room/study with views over the garden and surrounding forest.”*
