SELLER INSIGHT

The present owners, Andrew and Hilary, were on a car treasure hunt when they spotted an attractive property nestled in the trees. They had been searching for their long term family home, and as this house was for sale, and the chance sighting was intriguing, they decided to view. Hilary says they immediately loved the house which seemed to welcome them in. It also ticked their requirements on a practical level as it was close to good prep schools for the children, it stood in a generous plot, and enjoyed a charming central village location. Trelawny has been their much loved family home for the past thirty four years.

Andrew and Hilary have modified and adapted the house as their family has grown up and their children now have children of their own. There is a warm and light filled ambience throughout and the layout of the property has been designed to maximise flexible use of the generous space to enable large family gatherings, or comfortable living for a couple. The house could be ideal for multi generational living. It has always been a busy and sociable home and the owners have many happy memories of hosting numerous family Christmases, Easter Hunts, birthdays and anniversaries. It is a house that lends itself to entertaining while providing ample private space for those seeking peace and quiet.

The family loves alfresco dining whenever possible. Fully glazed double doors from the breakfast room open onto a decked area where the morning sun provides a lovely spot for breakfast and BBQ entertaining . Inside, the breakfast room flows into the lounge where bifold doors open fully onto a large slate patio with the sound of rippling water from the blade fountain on the decorative pond. Bifold doors also open onto this delightful space from the dining room making it an ideal relaxation and entertaining space. It attracts full sun during the day so is perfect for sun worshippers!

In the evening, Andrew and Hilary like nothing more than to relax in front of the summer house in the rear garden enjoying the late evening sun.

The professionally landscaped garden wraps around the house and is a delightful mix of lawns, annual colour, soft hedging, and mature trees but there is still space for garden games, croquet and even the occasional game of badminton! There are many spots to relax with a book or just to enjoy some moments of peace and tranquility with the birds

Holt is a friendly community minded village with clubs and societies centred round the village hall while the Village Green hosts village-wide celebrations of national events as it has throughout its history. There is an excellent pub and a good garden centre within walking distance, and the beautiful countryside has many walks, cycleways and local villages to explore. The local First School was graded Outstanding following its latest OFSTED inspection. The historic market town of Wimborne is just under 4miles away, with a good mix of independent shops and well known supermarkets, cafes and pubs. It has an active annual social calendar that includes the Wimborne Minster Folk Festival each June, while the refurbished Tivoli Cinema has not only a full film programme but stages live concerts to suit all tastes, plays and an annual Pantomime which attracts an audience from far and wide.

Trelawney has been a wonderful family home and Andrew and Hilary are sure that the next residents will be as happy as they have been.*

On the first floor there are two further bedrooms - the light and spacious master which has the benefit of an adjoining fully fitted dressing room. In addition, a luxuriously appointed bathroom has a free standing roll top bath, two wash hand basins and a separate shower cubicle. The second bedroom at this level is currently used as a study.

Outside, the beautifully landscaped grounds are a notable feature. With electronically controlled oak entrance gates, the large gravel driveway can accommodate a caravan/boat and the courtyard leads to a large double detached garage with an electric up and over door. There is an additional side door access to the garage from the drive.

The immaculately maintained gardens were professionally landscaped and are private and secluded, with extensive lawned areas, established specimen planting and well stocked borders. Further features include a slate terrace with balustrade to the front - superb entertaining space - and an ornamental pond with blade fountain. Timber decking with pergola to the rear of the breakfast room provide a delightful spot for alfresco dining and an attractive hexagonal summer house set on a circular deck nestles in a quiet corner of the garden - quiet reading space or art studio perhaps! There is ample opportunity to enjoy the sun from morning to night. There is a large shed/workshop in the rear garden which, like the summer house, has electric light and power.
