The upstairs bedrooms give everyone their own bathroom and the separate guest suite downstairs works perfectly for visiting family and friends. Further accommodation in the separate Barn provides a versatile space which has served as a gym, home office, party and sleepover space and currently provides a rental income.
Although being in a countryside setting on the edge of the village, it’s so easy to access the schools, shops, restaurants and historic places of Warwick, Stratford upon Avon, and Leamington Spa. The Cotswolds AONB is on our doorstep so there are regular visits to places like Broadway and Daylesford Farm. We also love the local countryside walks as well as popping into the village pub!
Manor Fields is a great property for entertaining. Christmas at Manor Fields is always special and a favourite time for extended family to stay and have parties with friends. The spacious sitting room has a roaring real fire and is the perfect place to relax. The breadth of outdoor space also makes for a fabulous entertaining area, comfortably accommodating larger gatherings and special occasions. The garden was used to host our sons 21st birthday complete with pop-up food truck, full dining marquee, dance floor, and separate champagne reception on the patio.
The gardens at Manor Fields are stunning and provide year-round interest. The vegetable, herb, fruit, and flower garden are a particular favourite- and the orchard can produce over 100 bottles of apple juice each year in Autumn which make great gifts. The patio and seating area was extended to create a substantial outdoor entertaining space with sunken hot tub and the garden benefits from the sun all day. The most recent addition being a separate seating area specifically located to watch the sunset whilst enjoying a G&T.
Great memories have been made during our time as a family here at Manor Fields; our children have now fled the nest and it’s time to pass it onto another family to make the same”.*
