DELL COTTAGE

Fine & County are delighted to present this significant five-bedroom detached residence set in a private, tranquil setting, enjoying amazing views over the surrounding countryside and village of Uplyme.

KEY FEATURES

Dell Cottage is a bespoke property, built to above NHBC standards, for the current owners and completed in 2008, who were in residence throughout to oversee all of the works. Its light, airy, generous and flexible accommodation makes the property ideal for multi-generational living.

Interior

As you walk through the large double doors into Dell Cottage you are welcomed into an incredible double height galleried entrance hall with a reclaimed parquet floor. The imposing staircase leads to an impressive split landing with a full height picture window that looks over the grounds. There is a through floor lift which makes life easier for those with reduced mobility and takes you from the ground floor to the firstfloor landing, but could very easily be removed if not required.

From the entrance hallway you can access all the main living accommodation which includes a well-equipped modern kitchen/ breakfast room with a large Island overlooking the garden, with access to it via double doors. There is a separate utility area just off the kitchen breakfast room with a rear entrance via a stable door. From the hallway you will also find a well sized study and a downstairs cloakroom. You will also notice the ceiling height throughout the ground floor is of very generous proportions.

There is a triple aspect sitting room with double doors leading to the sun terrace which wraps around two sides of the property, with fabulous views of the garden and the Lim Valley beyond. The room has wellproportioned dimensions, ideal for entertaining with friends and family, and a feature fireplace with oak surround and a Villager log burner.

The house also boasts a substantial dining room which adjoins the entrance hall via double doors and has double doors to the garden, once again with incredible views towards the village and Lyme Regis.

The property has 5 large double bedrooms over two floors and five bathrooms.

The first floor is currently configured with 4 double bedrooms, two of which have en-suite shower rooms. Another benefits from the family bathroom next to it. The master double suite on this floor comprises of a double aspect large bedroom, a separate dressing room and a fully equipped wheelchair friendly bathroom with walk in shower, whirlpool bath, a shower wc and vanity unit (this bedroom originally formed part of a granny annexe). This has the advantage of a balcony and stunning views over the Lim valley.

An extensive master suite can be found on the second floor via a spiral staircase from the landing and sits above the majority of the first floor, this includes a large en suite shower room and affords glorious views across the Lim Valley.

KEY FEATURES

Exterior

The colour rendered home benefits from modern insulation, underfloor heating plus a rainwater harvesting system. All designed to minimise running costs. In 2021, a modern sewage treatment system was installed. In 2017 a 2500l double bonded oil tank was installed with the benefit of 10 yr. warranty.

Outside

The lovely gardens extend to 0.62 acres and wrap around the property, which offer a tranquil and very private setting, where you can relax and enjoy the views over the village, beautiful rolling hills and Cannington viaduct. The gardens are largely laid to lawn and are frequently visited by the local deer, foxes, badgers and birds which makes for quite the nature enclave. The lawns are level and gently sloping in places and have deep borders and mature shrubs and trees. There is a large sun terrace from which to entertain and enjoy the views .It is worth noting there is also an outside gardener ‘s toilet with a shower, perfect for muddy dogs, dirty children or keen gardeners!

The privately owned drive is approached via imposing double wooden gates, which open onto a large parking and turning area with stone chippings, with space to park several vehicles. To the side of this is a substantial 40ft timber garage/workshop which could house a number of vehicles or a small boat.

Next to the garage is a timber L shaped cabin which has been used in the past for extra ancillary accommodation. This consists of one bedroom, lounge overlooking the rear garden, kitchen and shower room. This was rebuilt as a dwelling in 2005 to provide accommodation whilst the main house was under construction. Since that it has been extensively renovated and now offers ancillary accommodation for family members or carers. The cabin also offers income potential (subject to planning) or home office. (The cabin was originally a stable block for horses and could very easily be converted back to three stables and a tack room, if required).
