SELLER INSIGHT When we decided to move nine years ago, my wife came to me with a wish list for our new home,” says Richard. “She was keen to find a house in a very peaceful location and somewhere with a good degree of privacy, although not isolated, and she also wanted it to be close to a good school for the children and within easy reach of a wide selection of shops, restaurants… all the things we’d want on a day-to-day basis. It was certainly an extensive list, and in my mind totally unachievable, but then we happened upon The Old Rectory. It sits in the heart of this lovely little village, just across the road from the primary school and a stone’s throw from the pub, and the house is nicely tucked away and shielded from view by mature shrubs and trees. It’s a very peaceful place and we enjoy an excellent degree of privacy, however we also benefit from being a mere twenty minutes from Leicester city centre. In short, it’s a place that ticks every single box.” “It’s fair to say that the interior of the house was in a very sorry state when we bought the property so gradually, over time we’ve done quite a bit of work. Behind the scenes we’ve updated the heating system by having a biomass boiler installed; the cavity walls have been done, the roof has been fixed and we’ve installed more substantial doors and windows, to again improve the energy efficiency of the house as a whole. We’ve also updated the décor, but we’ve retained and enhanced all of the lovely original features so it’s a house that’s brimming with character and charm. All in all I’d say we’ve achieved a really nice balance between old and new.” “The garden is yet another really outstanding feature of the property and something that has given us all a great deal of pleasure,” continues Richard. “We have a lovely patio to the front, which is a gorgeous spot because it catches the morning sun so it’s where I love to sit out and have my tea and poached eggs; there are lots of nooks and crannies that the children have enjoyed and we’ve converted a shed into a craft ‘studio’ for our daughter so she’s spent many a happy hour out there. However it’s the utter peace and tranquillity that make it such a special place. We can sit out there and literally feel as if we’re miles from anywhere.”*

The music room has to be one of my favourite rooms in the house,” says Richard. “We have a grand piano in there, which dates back to 1852 and which we inherited with the house, and both my son and daughter have learnt to play it. And my wife plays the cello, so music is a sound that often fills this house.”
