Seller Insight We bought this large Edwardian house when we decided to move out of London with our young family as we thought it would make a wonderful family home – and it has proved to be a lovely place to bring up our children and it has been great to have access to high quality primary and grammar schools.The house has also been ideal for entertaining but as the family have grown up we have decided it is time to downsize and enjoy a new phase in our lives. Lyminge is a very friendly village and there are a number of regular activities in the village including an active bowls club and judo as well as an outdoor gym, a playground, skate park and tennis courts. The Coach and Horses pub is within walking distance and there is also a convenience store, post office and newsagent, library, pharmacy, Chinese and Indian restaurants, a hairdresser, two doctors’ surgeries and a vet as well as a bus that goes to Canterbury and Folkestone so is very useful for children going to secondary school. The beautiful village of Elham is only about five minutes away with its good pubs, coffee shop and restaurants and it is not far to Folkestone for the seaside and the Continent or Canterbury with its UNESCO site historic buildings, high street stores, individual shops, theatres, excellent eateries and three universities. The Lyminge primary school is rated as ‘Good’ by Ofsted and the Early Years Foundation Stage and Behaviour and Safety have been judged ‘Outstanding’ and there are excellent grammar schools in Canterbury, Dover and Folkestone and first class private schools in Canterbury, Dover and Ashford. If you enjoy a good walk with the dog or want to go for a cycle ride there are Lyminge and Sibton parks and an extensive network of footpaths around the village or you can roam through the 440 acres of Lyminge Forest to experience a rich diversity of wildlife either on foot or on horseback. For those who like the sound of leather on willow the nearby Sibton Park cricket club might beckon for a game, while for golfing enthusiasts there is the Etchinghill Golf course and country club on the outskirts of the village and the Roundwood Hall Golf Club along Stone Street. There is good road and rail access with the M20 for the Channel Tunnel and London not far away and Canterbury is within easy reach as is the charming Cinque port town of Hythe if you want a day on the beach. Step inside The Gables

This impressive early Edwardian village residence is a real gem. It is one of the more prominent and taller houses in Lyminge and was believed to once belong to the local school master. From the inand-out driveway you gain your first impressions of the fascinating exterior with its conservatory style porch, arched sash windows, interesting roof lines and large chimney stack giving promise of an equally charming interior. This promise is fulfilled from the moment you see the terracotta patterns each side of the large inner front door with its arched stained glass skylight.
