SYMONDSDOWN HOUSE

Fine and County are delighted to present this magnificent eight-bedroom detached Georgian residence set in a beautiful setting, enjoying amazing views over the surrounding East Devon countryside. No Onward Chain

KEY FEATURES

Symondsdown House is a majestic Georgian country home, which dates back to around 1820, and sits centrally within its extensive & stunning grounds. The house is approached via a long impressive driveway, which adds an element of suspense and when revealed, you are in front of an imposing and distinctive home of classic proportions, with its white rendered elevations and large sash windows under a slated roof. The front façade is particularly attractive with its pillared portico and balustraded and ornamented terrace which leads around to the heated pool.

Interior

The principal rooms within the house are grand and generous in proportions, typical of a house from this era, and it retains a great deal of character and period elegance. The reception hallway provides a spectacular welcome as you enter the property, which has a marble floor and sweeping staircase. The Drawing room & Dining room are equally impressive and grand, which are flooded with natural light due to the huge sash windows. There is a large family room with views over the rear courtyard, a home office/study and a separate breakfast room off the kitchen. The country kitchen is spacious and has a 4-oven Aga, with doors opening to the rear courtyard, enabling easy access to outside dining. On the ground floor, you also have a cloakroom, two utility rooms and a very large games room (which would make an ideal home office, gymnasium, studio etc), and extensive cellarage in the basement.

Symondsdown House offers six bedrooms to the first floor, five of which have en-suites, as well as a family bathroom. The principal bedroom suite has a large window to the gable, extensive fitted wardrobes and opens onto a large balcony, with fabulous views. There are also two further bedrooms to the second floor and a bathroom. The accommodation is very flexible in its arrangement, perfect for a large family, and also lends itself to offering some form of income potential, whether it be as a more informal Bed & Breakfast, or, as it has been in the past, a country house hotel (subject to any planning consents required).

Two Holiday Cottages - The Orangery & The Peach House

To the rear of the house, but far enough away up another private driveway, are two detached holiday cottages, which are single storey buildings comprising of a sitting room with kitchen, bedroom and bathroom and both have parking and seating areas. They are currently let out through a local company and provide a very useful income.

KEY FEATURES

Outside - Gardens & Grounds

Electric pillared entrance gates lead from Woodbury Lane up an impressive sweeping driveway that winds through the grounds to large, gravelled parking and turning areas to the side and front of the house. This driveway divides midway up giving access to the field/Paddock (which extends to approaching 4 acres), and on further to the holiday cottages, which have private parking directly outside each one. Beside the main drive is another turning area which has a triple garage, implement store and workshop, log store and potting shed, most of which have recently been re-roofed.

Immediately surrounding the house are paved terraces with a delightful, sheltered entertaining area to the rear which has an awning and raised flower bed. This continues around to the side where there is a heated pool measuring about 40’ by 18’, a detached former timber sauna and a pump house.

The beautiful formal lawns, lie primarily to the front of the house and are accessed down a shallow flight of steps, beside which are established shrub and flower beds. This would make a perfect setting for any family celebrations/weddings, which have been held here in the past. In total, the gardens and grounds extend to about 7.5 acres.
