VICTORIA COTTAGE
Delightful Victorian home in the heart of Old Town, Stratford-upon-Avon with walled garden and double garage.

In the heart of Old Town just a few minute’s walk to the town centre this end of terrace Victorian home with many period features is deceptively spacious. The entrance hall gives access to the sitting room with bay window and feature fireplace. To the rear of the home is an open plan kitchen/dining/living area which opens to the garden room. There is a separate utility and shower room, beyond which is the double garage. The garden room has bi-fold doors opening to the walled garden.

Seller Insight
Having been here for 20 years, we have lived in this house longer than we have lived anywhere else,” say the current owners of Victoria Cottage. “We had previously been living in Solihull and came to Stratford – it is such a nice little town, and we always said that we would like to retire here. Our preference was to live in the Old Town with its village-like feeling, so when we found this house, set on the corner of sought-after West Street within walking distance of the town centre, we were delighted! An added bonus was the double garage, as parking was on our wish list, too.”
“Since then, this has been a very happy home,” the owners continue, “perfect for everyday life and entertaining alike. We spend much of our time in the family room, a wonderfully light and airy space comprising the kitchen, diner and lounge, which leads onto the garden room. The house opens itself up to create a sociable atmosphere for welcoming family and friends to lunches, celebrations and parties. The morning room is a favourite, too: a beautifully peaceful place to sit and read or do some work on the laptop, though we do also have a dedicated study. Built around 1870 and retaining various period features to this day, this really is a gorgeous house throughout, and everyone who comes here says how fantastic it is.”
Outside, the lovely walled garden is as characterful as the house itself. “The patio is adorned with potted plants which bloom into a marvel of colour in the spring and summertime,” say the owners, “while artefacts such as a blacksmith’s anvil and an old village pump provide interest and a unique charm – we even won second prize in our category at Stratford in Bloom one year! The garden gets the sun from late morning right through the afternoon to sundown,” say the owners, “beginning at the front of the house and swiftly moving over the roof to illuminate the rooms to the rear.”*

Stairs from the entrance hall take you to the first floor and four bedrooms and two bathrooms. The main bedroom is very spacious with dual aspect windows, built in furniture and an en-suite bathroom. Bedrooms two the three have built in furniture and the fourth bedroom is used as a study. The family bathroom is lovely with Victorian fittings.
