Situated amidst large private gardens out in the countryside, it was the beautiful position of Step-Aside which first attracted us to the property 23 years ago,’ say the current owners of this impressive, detached country house. “Despite its idyllic sense of peace and quiet, the property was only 15 minutes from our children’s school and was ideally placed for commuting, in the centre of the country with easy access to major road, rail and air links.”
Since moving in the owners have made extensive improvements to this part 17th century cottage. “A true character property, the house now comprises half period and half modern accommodation,” they say, “having been extended and updated to offer the best of contemporary comforts and facilities while remaining faithful to the house’s heritage. The house is mentioned, in a booklet entitled ‘The Timber-Framed Buildings of Hunningham’, as being the most complete of three such cottages in the lane, dating from the early 17th century.
The first construction is said to have begun before the Civil War and the documentary record starts in 1802, with a reference back to 1737. The house as it stands today is the combination and extension of two cottages and outbuildings. During the day we spend most of the time in the breakfast-kitchen, making the most of the daylight streaming in through the large windows. In the evenings the lounge is very cosy with its beams, woodburner, and inglenook fireplace.”
The garden is also very impressive, not least because if its size. “The large garden is mostly laid to lawn,” the owners say, “perfect for a family with children. Having been landscaped with evergreen shrubs, hedges and trees, the gardens are easily maintained and very private, not overlooked at any time of the year. South-facing paved terraces offer the perfect place to sit and enjoy the sun, while at night the clear skies are amazing, full of stars. The property itself is surrounded by a wildflower meadow, owned by the local authority and maintained by Warwickshire Wildlife Trust. The local farmer occasionally uses the meadow to graze sheep and cattle. The variety of birds coming into the garden constantly amazes us while a family of hedgehogs have also taken up residence! The quiet lane is used almost as much by horse-riders as cars thanks to the nearby stables.”

The hamlet of Hunningham has an active church and a popular pub on the banks of the River Leam,” the owners say, “and we are only minutes away from all the amenities of Leamington Spa.”
“The neighbours are lovely and there is a real sense of community spirit in the village, centred on the local pub and church. After 47 years in the area and 23 years in this house we shall miss so much. This is the only character property we have ever owned and it has been great fun doing it up and creating our ideal home. Many people are drawn to the area by the excellent schooling facilities available, shops, parks and surrounding countryside. After a visit to the town it was granted a Royal prefix in 1838 by Queen Victoria and was renamed Royal Leamington Spa from Leamington Priors. The town is split by the river Leam which runs east to west through the town. It was on these banks that the Pump Rooms were built for people to bathe in salty spa water to heal their ailments. Leamington Spa is also just seven miles from the world famous Warwick University. Warwick Parkway, Leamington Spa and Coventry offer direct rail services to London in just over an hour and Birmingham in twenty six minutes.
