Seller Insight

Nestled within three and a quarter acres of beautiful gardens and grounds, and boasting a tennis court, a paddock and an indoor swimming pool complex is Spinney House, an outstanding sevenbedroom family home, which occupies a much sought-after location on the outskirts of the village of Earlswood.

“It was without doubt this stunning location that sold the property to me fifteen years ago,” says the owner. “The house itself is set well back from the lane, and on the southern aspect all you can see is the beautiful gardens, the paddock and tennis court, and lots and lots of mature trees so it feels as if we’re living deep in the countryside, miles from anywhere. However, in reality we’re only ten miles from the city centre of Birmingham, Earlswood station is quite literally a stone’s throw away and we’re not far from the motorway – although it doesn’t impact on the peace and tranquillity of our surroundings - so we’ve been able to enjoy the absolute best of both worlds.”

“Space was another factor that drew me to the house, and during our time here we’ve made quite a few improvements to the property as a whole and so it’s now even more spacious and also really beautiful throughout. We removed the old garage and in its place built a lovely big open-plan kitchen, dining and living space with doors that open straight out onto the garden, which features a very spacious mezzanine games room. The whole house has been stylishly refurbished – my partner was in charge of the interior design and I have to say she did an amazing job – and the old outdoor pool has been transformed into an indoor swimming pool complex. It’s an outstanding home and it really came into its own during lockdown. At that time there were eight of us living here and we all felt truly spoilt. We had the run of three and a quarter acres, the tennis court, swimming pool and in the house itself we could either be together or take ourselves off to any one of the numerous rooms if we craved a bit of peace and quiet.”

“The thing I love most about the location is the fact that we’re just far enough away from the city centre to enjoy utter peace and privacy, but at the same time we have easy access to absolutely everything we could possibly want or need.”

“It’s the space I’ll miss, both inside and out, and also the setting,” says the owner. “It’s been an idyllic place to live for the past fifteen years.”*

First Floor

Ascending the stairs, you’ll find yourself at the half landing adorned with a magnificent floor-to-ceiling brick feature window. Before arriving at the first-floor landing, from here, a pathway leads you to four generously sized double bedrooms including the principal bedroom with its own en-suite bathroom. Adjacent to another currently used for a nursery, Additionally, you’ll discover a spacious games room/ playroom and a large family bathroom on this level.

Directly across from the staircase, a hallway beckons, guiding you to the first-floor balcony and stairs that ascend to the second floor.

As you make your way to the second floor, you’ll discover two additional bedrooms, a convenient storage room, and an extra WC, providing ample space and functionality.

All the rooms are stunning, but one of my favourites is definitely the games room above the kitchen. It has a glass balcony that looks out through a huge V-shaped window, so from up there you get the most breathtaking views of the garden.”

The indoor swimming pool is another of my favourite features. We have a bar area in there so it’s great for entertaining, and the room i tself has a wall of sliding doors that open out onto a large decked terrace so we’re able to bring the outside in.”

For an exceptional aquatic experience, the indoor swimming pool complex awaits. Situated to the side of the property, it boasts a changing room, separate his and hers toilets, a well-equipped bar, this inviting space offers a sunbathing and relaxation area with stunning views of the pond and rear gardens accessed through its full-length sliding patio doors.

Furthermore, the property’s expansive grounds hold several enticing features. A newly refurbished guest house provides delightful accommodation options and a charming summer house. Additionally, a private tennis court is available for your recreational pleasure. Adjacent to the gardens, there is a separate paddock with its own gated entrance, providing a versatile space for various activities.
