SELLER INSIGHT We came here 29 years ago and loved the fact that the property is so near to things you need – shops and schools especially - yet it feels as if you’re in the countryside with open fields at the back. We wanted to be in a village rather than a town although Sleaford is only about 5 minutes away, the house had to be south facing, not overlooked and we also wanted to find something with character that needed renovating.”

“Rosemary Cottages was just two small adjoining cottages originally built for farmworkers in 1884 as shown on the date stone by the front door. It was already one house when we bought it but there have been a lot of changes since, having more than doubled its footprint with an extension done in 2006 to create more bedrooms when children came along, then in 2009 we enlarged the kitchen and added the sun room, marked by a new date stone. The work was done in a very sympathetic way with huge attention to detail. The aim was to create a top quality home and to mimic the existing cottages as much as possible so the high ceilings became a feature in all the rooms which give such a wonderful feeling of space and the big windows make the interior so light and airy. They are now all double-glazed uPvc for warmth and low maintenance but the external doors are timber with the front door being half-glazed solid oak.

The property has been well maintained, for instance, new good quality wool carpets were laid a few years ago.”

“The kitchen, with its timber floorboards, has units handmade by a local craftsman using solid pine reclaimed from an old post office. It’s great to open the French doors onto what has become known as the breakfast patio at the back in the morning, as it’s east facing. The utility door, which is a stable door, also opens onto this area. There are further French doors from the sun room onto the larger, south facing patio. Here, we built the stone summerhouse which is the perfect place for yoga; there’s a sofa in there and a heater can be plugged in if needed. It could make an excellent home office.”

“The largest bedroom had an en suite when we came here but we turned it into a dressing area; it would be easy to reinstate it, if wished, as the plumbing is all there under the floor.”

“We’ve had lots of gatherings here over the years. It’s such a sunny and private spot, fully enclosed, and the patio looks so pretty festooned with lights at night. We created the garden virtually from scratch. The evergreen shrubs and hedging shield us from the road and we have a good sized lawn for children to run around on. The children’s playhouse will remain for the next owner – it’s on a brick base and has two floors.”

“It’s been the perfect place to bring up children as there’s a very good primary school within walking distance in the village, and secondary schools in Sleaford. It’s really handy to pop up the road to the farm shop which is a unique family-run enterprise with a deli, a meat counter, a florist, a garden centre and a coffee shop. It sells all the basics and more.”

INFORMATION Location The property sits on the edge of the well served village of Leasingham and has a rural outlook whilst nearby trunk roads give easy access further afield. The lively village has a farm shop within a few minutes’ walk, two convenience stores, a post office, a primary school, a church, a busy village hall and a community run pub which serves food. Similarly, excellent grammar schools in Grantham are about 15 miles (about 20 mins) southwest - The King’s School (for boys) and Kesteven and Grantham Girls’ School which are rated Outstanding by Ofsted with other popular secondary schools, Greenfields Academy and Walton Academy both rated Ofsted rated Good. Lincoln, 16 miles (about 20 mins) north, has the superb independent Minister Schools, both Prep and Senior.
