SELLER INSIGHT

When we first discovered this delightful property, we were immediately drawn to its idyllic countryside setting paired with its proximity to characterful nearby towns with excellent schools, restaurants, shopping and events. This combination of rural tranquillity and urban attractions truly set it apart.

One of our favourite aspects of living here has been the character of the house. It’s a warm, inviting family home that also offers ample personal space for everyone. The gardens are a haven, filled with birdsong year-round, and provide a serene backdrop for daily life. The location is equally appealing, with Leamington Spa just a 20-minute drive away, Rugby 15 minutes, and Stratford Upon Avon only 40 minutes. Additionally, the train from Rugby to London takes under an hour, making it perfect for both country living and city commuting.

We have meticulously personalized the living spaces to our taste, installing oak floors and windows, modernising the bathrooms, and upgrading the attic into a versatile storage and gym space. The addition of a heat pump ensures the house remains cozy throughout the winter while keeping utility bills low. We also redesigned the front garden to harmonize with the house’s character, creating a welcoming entrance.

The village of Birdingbury has a wonderfully friendly and welcoming community. The Social Club is a vibrant hub of activity, fostering a strong sense of community spirit. Families will appreciate the special events for children at Easter, Halloween, and Christmas, which add to the charm of living here.

We’ve hosted many memorable gatherings, particularly during the festive season. Christmas in this house is magical, with the large fireplace and log burner in the lounge providing the perfect spot to cosy up and enjoy the winter warmth. During the Summer, the walled garden provides a perfect setting for outdoor entertaining on warm evenings and weekends.

The surrounding area offers a wealth of activities for outdoor enthusiasts. It’s perfect for walking and cycling, with well-marked routes right on your doorstep. The old railway path outside the village leads to Draycote Water, ideal for a scenic day out. For those who enjoy sports, there are easily accessible gyms in Rugby and Leamington, and a community tennis court in Leamington Hastings, just a five-minute drive away.

This home has greatly supported our daily routines and lifestyle needs, particularly with the quick train route from Rugby to London, which has been invaluable. The proximity to excellent schools within a 20-minute drive has also been a significant advantage for our family.

Natural light floods the house through its large windows, enhancing the ambiance throughout the day. The gardens enjoy sunlight all day, creating a bright and cheerful environment.

The outdoor spaces are a particular joy, with a mature garden that blooms beautifully throughout the year. The large paddock attached to the house is perfect for anyone with animals, offering plenty of space to roam. The sense of community in our immediate area is exceptional. When we first moved in, my husband had his arm in a sling, and our neighbours went out of their way to help us settle in, demonstrating the genuine kindness that defines this neighbourhood.

In terms of recent upgrades, we’ve already mentioned the oak floors, new bathrooms, attic upgrade, heat pump installation, and garden redesign. These improvements have all enhanced the home’s comfort and efficiency.

Our lifestyle and values are reflected in this lovely family home, which seamlessly blends countryside charm with access to good schools and larger towns. We’ve created many cherished memories here, and the home has truly supported our way of life.

For future owners, our advice is simple: sit in the garden and listen to the birdsong. It’s these small moments that make living here so special.
