ROSEWOOD
This superb four-bedroom detached house boasts a prime location in the charming village of Winkfield.

Ground Floor

As you step inside Rosewood, the spacious hallway greets you with tiled flooring and plenty of natural light. To your left is the lounge, featuring charming picture rails and a central rose. The marble surround fireplace adds to the room’s allure. Continuing through the lounge leads you to the sun-room, a meticulously designed conservatory complete with heating and air conditioning, making it a delightful allyear-round space. This room is the current owner’s favourite. Moving through the sun-room, you arrive at the kitchen, large enough to accommodate a convenient breakfast table. The kitchen also boasts its own utility room and side door access to the rear garden. Back in the hallway, you’ll find the sewing room with large windows on the side and front, adorned with elegant white shutters, providing a tranquil atmosphere to unwind in. The property also features a convenient downstairs cloakroom. The garden has a lovely studio, connected to the double garage, with its own kitchen area and en-suite.

SELLER INSIGHT
Back in 1990, we were looking for a house nearer the school to which we were sending our children,” say the current owners of Rosewood. “This house was at a price we could afford and had the accommodation we needed for our growing family. Plus, the space around it was perhaps double that which we had enjoyed previously.”
Since moving in, the owners have made various improvements to the property, taking the opportunity to put their own stamp on the home and adapt it to their family’s needs. “We extended the house from a 3 bedroom to a 4 bedroom home,” the owners say, “and from one bathroom to four. We also enlarged the utility room to provide storage and space for fridges, washing machine and tumble dryer, making this a home which is very easy to live in. To the rear, we built a large, light-filled conservatory with a splendid outlook over the attractive garden. In addition, we rebuilt the garages to create an attractive timber-framed building comprising a large double garage combined with a generous and very flexible garden office behind it, complete with full insulation, heating and cooling and bathroom. We enlarged the parking area for guests, too, and raised the security to protect the house and our possessions with attractive iron gates and a Redcare security system with continuous external monitoring.”
Now, this is the perfect home for everyday life and entertaining alike. “The property is ideally designed for family living and welcoming family and friends,” the owners say. “We have enough parking for all of our guests, and we can have a sit-down meal in the conservatory for up to 12 people in comfort and with a lovely outlook over the pond and the various birds that visit the garden. The garden is to the front and rear, the latter being sunny for most of the day. We have three patios for al fresco relaxing and entertaining, two with water features beside them.”

The local area also has much to recommend it. “All amenities are within two or three miles from us,” say the owners. “Windsor of course has more than its share of points of interest, with Ascot racecourse also about three miles away. The Royal County of Berks polo ground is half a mile up the road from us, and we have plenty of open spaces at Virginia Water, Saville gardens and the Great Park. The village itself still has two pubs: one, The Winning Post, with a good and refurbished restaurant. For families with children, Legoland is only a couple of miles away and many here with school age children have season tickets. During the years we have been here, the schools in the area have gone from strength to strength, too. This is a great location for commuting, being just a short distance from the M3, M4, M25 and M40 motorways, and easy for Heathrow and railway stations at Ascot Maidenhead and Slough.”
“When we move from here we will definitely miss our lovely neighbours and the variety of attractive towns like Windsor, Marlow, and Henley that are close by.”*

Upon entering through the electric gates, another set of electric gates will lead you to the oak-framed double detached garages and rear garden. The garden has been thoughtfully landscaped, offering a high level of privacy. The property offers ample parking for multiple vehicles, and a self-contained oak-framed studio. This space is versatile and could be used as a home office, gym, or even guest accommodation, as it comes complete with its own en-suite and kitchen area.
