Market overview: On the move Despite new COVID-19 restrictions in place across the UK, the housing market looks optimistic with demand outweighing supply and the imbalance causing an increase in house prices. Demand for prime properties is soaring as existing homeowners evaluate lifestyles following lockdown and are using this moment to move to a new house.

Who is driving buyer demand? The increase in housing demand varies according to buyer type. First-time buyer demand spiked straight after lockdown; however, momentum has fallen back to pre‑COVID levels (Zoopla). Many first‑time buyers will have been deterred due to continued economic uncertainty and the reduction in higher loan-to-value mortgage products available. However, first-time buyer demand still remains higher than in 2019. On the other hand, existing homeowner demand

The economy COVID-19 has had a huge impact on the UK’s economy and, following two consecutive quarters of decline, the UK entered a recession. Difficult economic conditions have spurred unprecedented intervention from the UK government, and with further restrictions in place the government has extended labour market support. Recovery has begun, with 8.7% growth in GDP in June and 6.6% growth in July. Oxford Economics projects that UK GDP will rise by 9.1% in 2021 after a 9.9% fall in 2020. Looking ahead Increased housing demand is likely to be maintained as six months of the stamp duty holiday remain and further COVID-19 restrictions will cause households to continue to re-evaluate their lifestyles. We are likely to see continued changes in buyer priorities; 83% of agents foresee demand increasing for homes with gardens over the next two years and 80% expect increased demand for homes located near green space (RICS).

A strong summer In August we saw continued momentum in the housing market. Since the start of the year buyer demand is 39% higher than the same time last year (Zoopla), resulting in an increase in newly agreed sales and mortgage approvals; 84,715 mortgages were approved in August, an annual increase of 28.9% (Bank of England) and newly agreed sales so far in 2020 are 3% higher than the same time last year (Zoopla); impressive increases considering the housing market paused during lockdown. HMRC estimate 81,280 transactions to have completed in August, a −16.3% annual decrease. Transaction figures lag mortgage approvals and newly agreed sales as it takes time for sales to complete, on average nine weeks from offer accepted to contracts exchanged (The Advisory). The number of properties for sale is 10% higher than last year (Zoopla), a result of buyers bringing their homes to the market. Despite this increase, demand is still running ahead of supply, in turn causing house prices to increase. One in 8 homes sold for more than the asking price in September (NAEA) and Nationwide reported a 5.0% annual increase in house prices in September and a monthly increase of 0.9%.

For many existing homeowners, affordability is much less of an issue; in fact, according to the English Housing Survey, 34% of households are owned outright. Prime properties have seen the largest increase in demand; four bedroom detached homes and larger have seen a 104% increase in sales agreed in August compared to last year. Three and four bedroom homes (excluding four bedroom detached) have seen a 55% increase in sales agreed. August prime property prices in the UK increased by 5.08% annually, with the average prime property selling for £1,039,950.

Space for working from home may become more important and commute times less important. As long as buyer demand outruns supply, house prices will remain strong. The August RICS survey reported +22% of agents expecting house prices to increase over the next three months and +27% expecting prices to increase over the next 12 months.

Sanjay Gandhi has held the licence for Fine & Country York for 18 months and in that time has done an outstanding amount of fundraising for a variety of causes – from support of meningitis to cleft palate treatment. Since the world went into lockdown, however, Sanjay has been on a personal journey which has led him to the particular challenge of walking 500km.

Homelessness is a cause that has always been close to Sanjay’s heart; with his family all working in areas of the property industry, they have an awareness that whilst working with some of the country’s most premium properties, they have a responsibility to help those in vulnerable situations or with no housing whatsoever.

Homelessness is not specific or exclusive to one town.

With homelessness a prevalent issue in the local area, Fine & Country York has nominated the charity SASH twice through the Grant Programme and been successful twice in securing funding. These continued efforts to support the homeless and vulnerable community within York are commendable, but also should be the standard expectation, not an example of ‘going beyond’.

After contracting coronavirus in March, being bedridden for almost the entire month and ending up in hospital care twice, things were put into perspective for Sanjay and he became determined to recover physically as well as mentally.

Fine & Country has taken up the mantle and said, We’re going to do this! Although fundraising has been impeded since the outbreak of COVID-19, charities are in need now more than ever. It’s each of our responsibilities to give something back– however simple or adventurous the means – and know that you’ve done your bit.
