14 DAUNTLESS ROAD

Situated in a quiet cul-de-sac in the ever-popular village of Burghfield Common is this beautifully presented ‘Charles Church’ four bedroom, two bathroom family home with double garage and charming rear garden. The property has been upgraded and improved by the current vendors and offers a fantastic opportunity for a growing family.

STEP INSIDE

Ground Floor

Entering the spacious hallway, it is immediately apparent that this property has been looked after meticulously by the current vendors. From the hallway there is access to the cloakroom, kitchen/breakfast room and the bright and airy open plan living/dining room with doors leading out to the garden patio area. There is also a utility room giving internal access to the garage and further access to the garden via the garage rear door.

First Floor

Stairs rise to the first floor landing giving access to four well-proportioned bedrooms, the principal having contemporary en-suite facilities. There is also the modern family bathroom. If you felt you needed even more space, there is potential to extend either over the garage or to the rear (STPP). The current vendors were considering this and did gain planning permission, but this has now lapsed as they decided they didn’t need the extra space.

SELLER INSIGHT

“It was my job that brought us to the area back in 1997, and the move was quite unexpected so we only had a short window to find somewhere to live,” says the owner. “Our plan was to find a property quickly, stay in it for a couple of years and then look for our ‘forever’ home. When we came across this house it offered everything we needed as a family with two young children. The house was a good shape, the perfect size, it had a nice garden that was safe and secure for our two girls, and it was in a lovely location. As time went on we settled into village life, grew into the house, then lived abroad for a spell and rented it out. When we came back our girls were enrolled into a superb local school… In short, life took over and we realised how perfect both the house and location actually were. We’ve now had twenty-seven very happy years here.”

“One of the many things that has kept us here is the location. The house sits tucked away on a quiet and well-maintained cul-de-sac, and Burghfield Common is a gorgeous village with lots of wide-open green spaces, so the walks are fantastic. There’s an active and very friendly community and a brilliant charity group, the Burghfield Santas, who organise events such as the family bike ride and the beer and music festival, which is a highlight of the social calendar. There’s also a primary school, a junior school, a leisure centre and a library, a surgery and a range of shops… It’s got everything. In terms of the wider location, we’ve always said that Reading is an easy place to get away from; places such as Wales, the West Country, the South Coast, and even big cities like London are all accessible. In fact, when I was working in the City I could hop on the bus, then on a high-speed train and arrive at Paddington Station in just over an hour.”

“The house itself is lovely. We’ve done bits and pieces to it over the years such as updating the kitchen and bathrooms, we added double glazing and changed the patio doors. It’s all in tip-top condition, but there is the potential to do more, should the new owners wish to. A few years back we explored the option of adding a two-bed extension over the garage. Plans were drawn and we had planning permission in place, but ultimately we decided we just didn’t need the extra space.”

“We’ve loved our time here, but the children have now flown the nest and this is a house that needs to be filled and enjoyed by a new family. We’re planning a move to Scotland so one of the many things we’ll miss is the dryness of the weather, which has enabled us to spend lots of time in our pretty garden. We’ll also miss the comfort of the house and the superb location. Because we’ve been so spoilt, our wish list in terms of our new property is now really quite extensive; we’re not sure we’ll find anywhere else that’s quite so perfect.” *

STEP OUTSIDE

The property is approached via a double driveway with driveway parking for two vehicles and access to the attached double garage. To the rear of the property is a well-maintained and enclosed garden with a paved patio area, ideal for al-fresco dining. There are also shrubs, trees and a good sized lawn.
