“There were three things that ultimately sold the property to us when we found it twenty-three years ago: the gorgeous village location, the size of the house and the beautiful and very large wrap-around garden,” says the owner. “Birdingbury is a really nice place with a fantastic sense of community, and it’s quite compact, certainly not overrun with new housing estates, so it’s a quiet place and we’ve also enjoyed the rural feel. The village is completely surrounded by rolling countryside so we’ve always felt nicely removed from the hustle and bustle of life.”

“The house itself is a really comfortable and spacious family home, and it’s got some history to it. While doing some work we found a stone with the date 1658 carved into it, and we believe the original part of the building was at one time part of the estate belonging to nearby Birdingbury Hall. We know that it was extended at some point in the 1950s, and during our time here we’ve extended it further by adding a large garden room and a study/fourth bedroom. We also put in a new staircase, decorated throughout and generally kept it really well maintained.”

“We added the garden room to create a better sense of connection between inside and out, and it’s a lovely room that opens directly onto a large patio, which is a real suntrap. The rest of the garden is laid to lawn and it’s edged with hedging and shrubs so we enjoy a superb degree of privacy. Over the years we’ve added a number of plants, so there’s lots of colour throughout the year, and we also planted a couple of pear trees, which have matured nicely. The tree that the house was named after sadly died so we felt we had to replace it.”

Favourite room: “The sitting room and garden room, which flow into one another, are my favourites. The garden room in particular throws a tremendous amount of light into the main living areas, and I love the fact that rain or shine I can sit in there and feel immersed in the garden.”

Favourite aspect of the grounds or surrounding area: “We’re in a beautiful rural part or Warwickshire, but we’re not out in the sticks. The village is almost midway between Rugby and Leamington Spa, and we have easy access to the M1, M6 and M40, which has been ideal as I have to travel a lot for work.”

Memorable event (if not another favourite room or unique feature): “Back in 2001 we had planning permission in place to add a large breakfast room onto the kitchen as well as an en-suite bedroom above. We also have planning permission to build a new garage, so although the property is just lovely as it is, there’s still the potential to do more.”

What they’ll miss most / why they are leaving: “The house has been an amazing home, but it will be the community within the village and the utter peace and tranquility of the setting that I’ll miss most,” says the owner. “It’s been a wonderful place to live for the past twenty-three years.”*

First Floor
