SELLER INSIGHT

Crossways Thatch is a circa four-hundred-year-old home which sits –unsurprisingly – on a corner at the point where two roads meet in the small Cambridgeshire village of Needingworth. With its thatched roof, striking chimney stack and beautiful bay window the house has a chocolate box appearance and huge curb appeal. With a quirky layout which sees one room lead to another downstairs and two staircases leading to the bedrooms and bathrooms, it has been subject to various extensions over the years. ‘We believe that it would originally have been a one-up-one-down and that it then become a pub in the late 1700s,’ explain the owners, who also say, ‘It is a very comfortable and welcoming house with lots of character and a warm and relaxing atmosphere. It really has been an honour and a pleasure to have been its custodians for the past five and a half years. We’ll miss everything about it, and, if we could pick it up and move it with us, we would.’ In excellent order the house has recently been refurbished to include thatch repair, a repaint, repointing of the fireplace and chimney and a new boiler. Outside, a new carport, a workshop and decked area have been added. Needingworth, which lies two miles east of St Ives and seven miles east of Huntingdon, is a thriving village with active community groups and a bowls and tennis club. There is also a primary school, a shop incorporating a post office and two public houses.

‘The southeast facing garden is tree and shrub lined with mature, well-established plants. The lawn is a decent size and there is a lovely pond contained within decking which is stocked with fish. We’ve found the garden to be lovely all-year-ro und.’

‘Accommodation wise, it’s a very flexible house with a large hallway which we use as a dining room. One staircase goes from the hallway to a bedroom and bathroom while another goes from the lounge up to three more bedrooms, one with an en suite.’

‘Favourite rooms to spend time in include a nice little snug off the kitchen and the large principal bedroom with wooden floors and beams – it has so much character. The thick walls ensure the house stays wonderfully cool on hot summer days.’

‘We have friendly neighbours however we also enjoy a good deal of privacy.’*
