Seller Insight

We moved to Crudwell from the North Cotswolds nearly 10 years ago. For us, location was a prime consideration and we were particularly attracted to its close proximity to the historic town of Malmesbury with its 12th Century Abbey; Roman Cirencester, which was recently named in the Sunday Times as the most desirable place to live in the South West; and royal Tetbury, near to Highgrove and Westonbirt Arboretum, where we have enjoyed volunteering during our time here. In addition, there is a good rail link to London from Kemble station (about 3 miles away) and easy access to the M4.

Maple Lodge is a unique and extremely spacious family home built to a high specification. We were immediately drawn to the generous proportions of all the rooms and the versatility of the living space - brilliant both for entertaining family and friends and for finding quiet spots to work, study or pursue hobbies.

Our bespoke solid oak kitchen with its stunning island, granite work surfaces and complementary twin AGA cookers is filled with light and is very much the hub of the home, although there is also a separate dining room for more formal entertaining. Elsewhere, we have introduced a contemporary feel with extensive oak flooring and stylish internal doors which enhance the cohesive flow of the interior.

Maple Lodge is very much a house for all seasons. In the winter, we enjoy the cosy warmth of the contemporary log burner, whilst for summer French doors in both the drawing room and study open out onto the patio, a perfect spot for barbecuing or an early evening drink. The rear garden is secluded and provides a safe place for children and dogs to play, For those who simply want to read or dream, the summerhouse provides a peaceful haven. The large tandem garage is an Aladdin’s cave of possibilities, which we have never quite got round to exploring….gym, studio, hobby room, workshop, man-cave, teenage den?

A few doors away is the well known Potting Shed pub, a regular Friday evening haunt for us. If you want fine dining, the nearby Rectory Hotel (under the same ownership as the Potting Shed and adjacent to the church) has a highly recommended restaurant and country house vibe. There is an excellent first school in the village, and there is a wide choice of secondary education (both private and state) in the area. The village hall and playing fields offer a range of outdoor activities and a well-equipped social venue.

We will miss our lovely and welcoming home, but it is now time for us to move closer to the amenities of Malmesbury. However, we couldn’t possibly give up our enjoyment of this beautiful and fascinating area with its diverse opportunities and ideal blend of town and country.*

First Floor

The quality continues throughout the whole of the upstairs, with all four double bedrooms decorated tastefully and neutrally and with fitted wardrobes, and the three bath / shower rooms modern and immaculate. The primary suite is lovely with fitted wardrobes and a generous ensuite shower room. There is another guest ensuite, two further double bedrooms and a family bathroom with bath and separate shower.

Outside

The private and enclosed garden is a true haven and a superb extension to the style of the house, beautifully designed with a seating area accessed from the sitting room and office / snug and a wonderful summer house at the far end. There is a generous patio and lawn area and a variety of shrubs and trees offering colour and shelter throughout the year. There is gated side access to the gated driveway and access to the tandem garage.

LOCATION

Crudwell is a fabulous Cotswold village perfectly placed for access to three of the Cotswolds most sought after and historic towns of Malmesbury (4 miles), Tetbury (5 miles) and Cirencester (8 miles).

Crudwell itself is a wonderful place to live, with beautiful surroundings, a range of amenities, access to great schools and a thriving community. The village has a highly regarded primary school, post-office, village hall hosting a variety of events, play park and a choice of places to eat and drink including the famed Potting Shed pub and the beautiful Rectory Hotel.

To have Cirencester, Malmesbury and Tetbury as your closest towns is a real treat, with their beautiful architecture, range of amenities and lovely places to visit, as well as larger shops and supermarkets and some fantastic school options. For travelling further afield, Kemble Train Station is just 4 miles away with its direct link to London and the M4 is also within easy reach.
