Amidst glorious North Herefordshire countryside, a character country home with lovely Gardens and a mature productive orchard
Eardisland is a pretty village in North Herefordshire, part of the black and white village trail it has a thriving local community with a church, a community shop housed in the 17th century dovecote, tea rooms and two pubs. The river Arrow runs through the middle of the village making it one of the most picturesque destinations in the area.
Midway between the Cathedral City of Hereford (13 miles to the south) and historic Ludlow, a medieval Market Town with its reputation for good food and an excellent range of independent retailers. Just 5 miles to the east is the market town of Leominster with a good range of local facilities.
Old Pearmain is a detached half-timbered country home which is believed to date back to 1760 and was once the butler’s cottage to the Burton Court Estate. On the edge of the village on a quiet lane, Old Pearmain is set in generous gardens with an approximate 3 acre mature productive organic status orchard. Enjoying glorious views to the surrounding countryside the property has been thoughtfully improved by the current vendors.
Displaying many character features with exposed beams and fireplaces, in 2017 our vendors extended the property to create a contemporary light and airy living kitchen with a new oak framed entrance porch. With oil fired central heating and UPVC double glazing it is a flexible and beautifully presented home.
Five bar gates open to the driveway, at the side of the house it provides parking space for several vehicles. Overlooking the orchard is a sheltered seating area, the perfect spot to watch the sunset. A path leads to the rear of the property and the oak framed entrance porch and double oak doors open to the Living Kitchen.
Thoughtfully designed with exposed oak timbers it is a wonderful space. The Kitchen area is appointed with a range of wall and base units with wood effect work surfaces and a central island unit with integrated induction hob with extractor over. Inset sink unit, integrated Neff one and half electric oven, integrated full height fridge and integrated dishwasher. The Utility area has space for full height freezer, a small butlers sink, space and plumbing for washing machine and space for tumble drier. With UPVC double glazed windows and two double glazed skylights. The Breakfast area is a super space with views to the rear and an exposed stone wall. It is a flexible living space with Karndean flooring and a useful walk in Pantry off with fitted shelving.
Old Pearmain is a charming and traditional “black and white” timber fr ame house on the edge of pretty Eardisland village. The present owners first saw and liked the house, nestling into the lush and green Herefordshire countryside, when they were cycling around the village.
The original house of smaller footprint than today is believed to date from about 1760. It can be found on early maps and was at one stage the home of the butler to nearby Burton Court estate. The house has been altered and extended over the years and the present owners have added a spacious and modern kitchen, living and dining area, which with its oak beams and twenty first century comfort and sophistication is a blending of old and new. It is the hub of the house, where the light flooded space has pretty views to the garden and the countryside beyond. It is especially beautiful in the early summer when the fields are a golden ocean of buttercups. It is perfect for both family relaxation and receiving visitors.
The lounge is part of the original building and is a room for all seasons. With the wood burner alight, it is a warm winter refuge and in summer gives cool respite from a hot day. Again, the windows exploit the views of the garden and beyond and the large bay gives the room an open and positive ambience.
The house sits on a quiet country lane and the owners say their productive orchard opposite the house is also used for recreation and appreciated by the family and friends. There have been small family campfire parties, and it is also a calm and tranquil spot to simply sit and savour the natural world around you.
The owners have maintained the country garden feel of the house garden. It is a delightful mix of lawn, mature plants and shrubbery. They have also created several gravelled sitting areas offering sun or shade at different times of day and season. A particular favourite is the ‘white wine patio’ to the lane side of the house where they can enjoy an evening glass of wine and perhaps chat with the occasional passerby.
Eardisland is a picturesque village on the banks of the River Arrow, and is approx. five miles from the market town of Leominster. It is an active and friendly village with a community shop, children’s allotment, an annual fun filled raft race on the river and various clubs and societies centred round the village hall and church. The village is equidistant from Ludlow and Hereford, both charming centres that offer weekly markets, independent shops, restaurants and annual festivals. Ludlow has a popular spring festival and an autumn food festival.
The owners will miss the peace and quiet of Old Pearmain and its tranquil rural atmosphere that is so convenient for the local centres. They will also miss the open views which on occasion allow you to see a rainbow from end to end. They will take away many happy memories.”*
