LODGE PADDOCKS

The last of the generous reception rooms currently acts as the owner’s office, next to the downstairs guest cloak room.

When we first visited Lodge Paddocks, we liked the fact that it has a country feel yet is only 10 minutes from Solihull,” the current owners say. “The grandeur of the big old house appealed to us, set down a sweeping driveway in a generous 4 acre piece of land. We loved the sense of peace and quiet the setting affords, with no immediate neighbours.”

Since moving in, the owners have made various improvements to the prope rty to create a home which is ideal for everyday life and entertaining alike. “We have updated the inner workings of the house to modern standards,” they say, “installing a sophisticated water pump system which allows us to have the showers in all 7 bathrooms running at the same time with no drop in water pressure or temperature. We also converted the old barn adjacent to the house into a granny annexe for my mother in law and extended the utility room and family room. The latter is now my favourite part of the house, with huge bi -fold doors opening out to the garden to bring the outdoors in, and plenty of space for entertaining. With these extensions we took the opportunity to level out the roofline to the rear, so that the older and newer parts of the house sit together more coherently. The open plan kitchen diner is ideal for dinner parties too, enabling everyone to be in the same space at the same time.”

Outside, the generous grounds serve as an extension of the indoor living accommodation for the whole family. “It has been very rewarding watching the things we have planted grow, and eating fresh produce and eggs from our vegetable beds and chickens,” the owners say. “We have nearly 4 acres of our own land for the children to explore, as well as access to the adjacent field where our boys have loved running and jumping into haybales or riding around on their motorbikes.”

The local area has much to recommend - “There is a good school in Cheswi ck Green itself,” together with local shops, a doctor and chemist all within a 5 minute walk” the owners say. “We are also in the catchment for the well regarded Tudor Grange Senior School, to which our son is able to cycle every day. W e have several fabulous local pubs, all within walking distance, and the canal path takes you on a lovely stroll to Lapworth in one direction or Dickens Heath in the other. We really do have the best of both worlds here, enjoying the tranquillity o f the countryside yet easy access to amenities and local towns and centres.

Seller Insight

The bedroom accommodation is plentiful, totalling seven bedrooms plus a one bedroom annexe.

To the first floor, five bedrooms have been stylishly renovated with new en-suites, including the fabulous and very spacious luxury principal en-suite. The old servants’ quarters over the family room requires some updating but offers the potential to make a large suite with bathroom and walk-in wardrobe space. There is also the second staircase that leads back down to the rear reception hall by the kitchen.

Grounds

To the far right hand side there is an old tennis court, which although needs resurfacing, it makes a great addition to the outside potential. SOLIHULL
