KEY FEATURES
This idyllic retreat, nestled in the charming village of Russell’s Water and set in an Area of Outstanding Natural Beauty, is a once-in-a-lifetime opportunity to own a beautiful country home with mature gardens and paddocks that have direct access to Maidensgrove & Russell’s Water Common.
In this charming community, you will find everything you need. Meet up with friends and neighbours for a delightful dinner or a relaxing drink at the village pub, enjoy community events at the village hall, and walk, cycle or ride into the countryside straight from your garden gate.
When you speak to the current owners and their friends, they will tell you about the incredible memories they have created at Kiln Barn. From lively garden parties to intimate BBQs, this place has an enchanting atmosphere that is truly wonderful.

Step inside this extraordinary home and you will discover a perfect blend of spaciousness and intimacy. The sitting room, with its cozy inglenook fireplace, invites you to unwind with a glass of wine in front of a crackling fire. And the sun-drenched garden room is the ideal spot for leisurely breakfasts, letting the warmth of the sun fill your day.
There are four bedrooms in the main house, including a luxurious principal suite and the current owners have transformed the fifth bedroom into a convenient office space for working at home. They have lovingly restored Kiln Barn throughout and extended it to make it even more extraordinary, by adding an extra storey for a magnificent master suite, the beautiful garden room, a new roof, and heritage windows. They have also recently finished building a stunning three-bedroom oak cottage set in the grounds.
This oak cottage is a delightful separate dwelling, which offers three more bedrooms and a full height open-plan living area. Its French doors open to a private garden with breath-taking views of the surrounding paddocks. This versatile space could be used for extended family stays, as an Airbnb rental, or even for live-in help—making the choice entirely yours.
The owners will deeply miss Kiln Barn and the village and if it were not for work commitments, they would never dream of leaving this incredible place. Kiln Barn is close to Henley on Thames which thrives on its vibrant cultural scene, hosting a myriad of festivals, exhibitions, and performances throughout the year: Where you can immerse yourself in the magic of the Henley Festival, with world-class musicians performing on the stage against the backdrop of the river, engage in thoughtprovoking discussions at the Henley Literary Festival, where renowned authors and thinkers come together to ignite the imagination or enjoy one of the highlights of the summer sporting calendar and the social season, the world-famous Henley Regatta. With all this on your doorstep and the outdoor lifestyle, we think it is a perfect place to live.

SELLER INSIGHT
It was the situation of Kiln Barn which first attracted us to the property,” say the current owners, “in the English countryside just north of Henley, within easy reach of London if needed. The city is accessible, yet we are right in the heart of a lovely rural village with a great sense of community. We were looking for somewhere we could keep horses, too - the field adjacent to the house leads onto the common for endless riding and dog walking, so this was perfect!”
The house itself has been modernised by the current owners, whilst retaining original features which make this place unique. “We have extended over time,” they say, “with the addition of a new first floor master bedroom suite, a conservatory, and a three-bedroom annex in the garden for visiting friends and family which looks out over fields to the rear. Indeed, this is the ideal home for family gatherings, especially during the festive season when we all sit in the cosy lounge with a fire roaring in the huge inglenook. This room enjoys picturesque views of our beautiful rose garden and the pond outside our front gate, and being south facing, makes the most of sunny days. The oak-framed garden room just off the kitchen is perfect for indoor-outdoor entertaining during the summer months, with an easy flow between the house and the large patio. The expansive garden and the generous living accommodation make this the social hub for our friends in the village, whether for community barbecues or watching sports in the cinema room. Being in the middle of the village, people also often pop in just to say hello when passing by.”
The village has a wonderful sense of community and enjoys picturesque rural surroundings. “There are no streetlights in the village so light pollution is at a minimum,” the owners say. “The pub on the edge of the village is just a mile’s walk across the fields, or we can cycle or ride around England’s second largest common land right from our door. Despite the rural setting, one never feels isolated here: it is lovely to be part of such a friendly community while having the freedom to wander off into the bluebell woods next door and enjoy a moment of peace and solitude. All this is just an hour from London and 45 minutes from Heathrow, with the towns of Watlington and Nettlebed within 10 minutes’ drive and Henley just a few miles south. Schooling is excellent in the area, too: Moulsford independent school caters for boys aged 3-13, while Cranford House offers nursery, junior and senior level education.”*
