KEY FEATURES The village of Heddington offers a primary school, church, village hall and public house. Nearby, there are multiple towns including Calne, Chippenham and Devizes, all offering an array of supermarkets, schools, and amenities. The closest mainline train station is in Chippenham, offering great links to London, Bristol, Bath, and Reading. Ground Floor The impressive kitchen includes a range of high-spec integrated appliances, a spacious larder cupboard and a roof-lantern which allows the natural light to fill the room. It’s not hard to imagine the whole family gathering in this wonderful space, or a party in full flow! Leading from the kitchen is an open plan dining area and the generous main reception room. Both principal reception rooms feature large bi-fold doors which lead out onto the rear gardens and full advantage of the surrounding views. A separate study and shower room complete the ground floor accommodation. First Floor The first floor has been recently redecorated by the current owners with new carpets and paintwork throughout. All four of the bedrooms and family bathroom can enjoy beautiful views over the rear gardens and surrounding countryside. Beacon Hill has active planning permission (PL/2022/03524) to extend over the kitchen to accommodate an extended master suite with a balcony/roof terrace.

SELLER INSIGHT What is your favourite room of the house and why? This is a hard question for us to answer as we love every room in our beautiful home! We especially love the outdoor space, the fantastic views and the feeling of peace and tranquillity. Who do you think would be the next ideal owner? We think the next owners could be a couple looking to downsize, perhaps who have adult children and grandchildren or perhaps a young family. What do you love most about the house and why? Beacon Hill is a very special house and when we bought it 10 years ago it was neglected and unloved. We felt as though the house chose us and lured us in with its quirky charm and beauty. We just had to buy it! We have spent 10 years carefully restoring it without losing all its originality and we have turned into a wonderful, happy home. What do you love about the local community? We are friends with everyone living in the lane and although we all respect each other’s privacy, we know that we are always here for each other if the need arises. There are lots of things going on locally! How easy is it to commute from here? We are 10 minutes away from Calne, Devizes, Melksham, Chippenham, and 30 minutes away from the M4. What made you choose this property over others that were available at the time? We saw a lots of houses when we decided to move from Reading, but this one was extra special. It was love at first sight!

KEY FEATURES Outside The property sits at the end of a quiet, country road with substantial hedging surrounding, offering excellent privacy. The generous driveway, with electric gates, allows space for several vehicles and offers the opportunity to drive straight into the detached double carport. Adjoining the carport is a large workshop/garage. There are various outbuildings within the grounds including a detached annexe with a spacious double bedroom, shower room and sitting room which would make ideal guest accommodation, or provide an additional income as an Airbnb opportunity. There are also two further useful wooden storage sheds. To the side of the property, discreetly tucked away, is a large, timber-framed outdoor bar with a covered seating area. This fabulous entertaining space has power, light and plumbing, a bespoke fitted bar and a BBQ area. The level gardens are a particular feature extending to just over 0.8 acre with delightful open countryside views out over the downs. The gardens are primarily laid to lawn with a large, paved terrace that runs along the rear of the property. Completing the grounds is a separate detached double garage, a further parking area and a separate area of lawn enclosed by hedging and post and rail fencing.
