WESTFIELD HOUSE

Located at the heart of Mytholmroyd, Westfield House is a beautiful example of a pre-Victorian five-bedroom property, dating back to 1836, retaining its rich heritage through a plethora of period features combined with modern comforts and design. The property’s appeal is further enhanced by its ideal setting within the village, with a host of amenities close by.

KEY FEATURES

Stepping into Westfield House one can immediately appreciate the character and charm while also detecting contemporary comforts. A grand entrance hall welcomes you, with deep skirting boards, ornate architraves, and decorative arch recesses. The reception rooms either side of the entrance hall boast high ceilings adorned with cornices and ceiling roses, they have also been decorated with William Morris wallpaper, the perfect match for a property of this era. The beautiful fireplace surrounds provide the rooms with perfect focal points and a convenient gas flame fire installed in the sitting room.

Westfield House’s accommodation is spread over four floors, providing flexible spaces and versatility. In addition to the entrance hall and primary reception rooms, the ground floor boasts a fabulous family kitchen. At its centre a large Quartzite topped island with seating, integrated appliances and storage is then surrounded by more Quartzite topped cupboards, a gas range with hand painted splash-back depicting Westfield House, and a double butler sink. The room is bathed in natural light courtesy of its triple aspect with views over the front, side and rear garden, along with doors leading out into both the side and rear gardens. From the entrance hall the rear of the property boasts a second smaller sitting room as well as a boiler room/utility area. The main staircase from the entrance hall leads to the first floor landing, again the area is wonderfully light thanks to the tall window over the half landing. From the landing there is access to three spacious double bedrooms with high ceilings and generous proportions, and a household bathroom with claw foot bath and separate shower. A concealed staircase also leads from the landing to a second floor bedroom, with a dormer window to the rear and skylights to the front in addition to a large attic storage room.

The kitchen also boasts a staircase leading to its own first floor bedroom accommodation, it too boasts skylights along with w/c.

SELLER INSIGHT

The sheer grandeur of the house was a big part of the appeal for us as it looks very impressive and retains many period features. We like entertaining and could see lots of opportunities to host friends and family, both inside and outside. The location was great and met all our requirements for travel, schooling, shops, restaurants, and leisure facilities, but most importantly, Mytholmroyd is a wonderfully friendly place to live,” say the owners.

“We’ve lived here for 19 years and have done quite a lot to the property, including decorating throughout but perhaps the biggest improvement came from relocating the kitchen; it’s now super easy to host and cook at the same time and it has lovely views of the garden. It’s the most used room as it’s a social space where we can all easily sit or stand around the island or relax in the comfortable armchairs looking out at the birds.”

“We enjoy being outdoors, so having access to the countryside, hills, and moors has been fantastic. We’re part of a walking group and often see deer, heron, and kingfishers on our trips. There are nice pubs in the village, a tapas bar, and Indian restaurant or it’s just a 20-minute walk to Hebden Bridge where there is an even wider range of shops, restaurants, and entertainment. The Saturday market is brilliant and we always enjoy breakfast in one of the cafes.”

“The garden is a great place to relax and entertain. It’s pretty and we’re not really overlooked, so it’s the perfect spot to sit and chat in the sun or celebrate birthdays with bouncy castles, trampolines, and water slides. We’ve hosted BBQs and various events for over 100 guests that can go on well into the evening, and New Years Eve hot tub celebrations are always popular too.”

“The lounge is a beautiful room where we like to relax, listen to records, read a book, and enjoy the fire; Christmas mornings in here are idyllic! The snug is home to our bespoke sofa that seats 6 of us as we watch films and enjoy an immersive experience with the surround sound. The games room has been well used and it’s so nice to have somewhere where our children can be all together. The bar is perfect for discos (think laser lights and smoke machine!) and we also really love our bedroom; in fact, we’re spoilt for choice when it comes to choosing a favourite room and we will miss it all but it’s too big for the two of us now and it’s at its best when filled with family and friends.”*
