HATHAWAY HOUSE

Hathaway House is a modern 4 bedroom detached family residence situated in Hilderstone and located 5 miles from the market town of Stone. A popular village with easy access to Uttoxeter, Lichfield and the county town of Stafford, the property has been modernised by the current owners to a high specification and offers versatile accommodation throughout making this an ideal family home. There are three reception rooms with a lovely conservatory overlooking the rear gardens, with four bedrooms on the first floor, with bedrooms one and two having their own en-suites. A property filled with character features whilst maintaining a modern and contemporary theme throughout. In summary a practical modern family home positioned in a popular location.

GROUND FLOOR

On entering Hathaway House, you immediately feel that this is a very well looked after home with the way it presents itself and the work carried out by the current owners. The balance of traditional and modern styling is easy to see as you enter the reception hall with its spacious size and galleried wooden staircase to the first floor as well the welcoming cream carpets. The internal wooden doors throughout maintain the traditional theme. The reception hall leada into the modern kitchen/breakfast room which has only recently been upgraded and offers a light and airy ambiance, complimented by all latest mod cons that you would expect. The island is naturally a place to congregate with family or friends for a coffee whilst enjoying views over the rear garden - this is a very sociable room as kitchen’s are required to be today. This leads off to the utility room which maintains the styling from the kitchen as well as insulating the home from the noisy appliances. The reception hall, which has its own substantial understairs storage and downstairs cloakroom, continues through to a very useful home office/ study, perfect for those home workers with the dining room for those family occasions - for which it is ideally suited. The French doors leading to the rear garden offer plenty of natural light to enter, while also allowing a natural flow to the rear garden. The main reception room is substantial in size, spacious and again light and airy with the fireplace being the focal point of the room, complimented by its neutral décor. This in turn via French doors leads into the modern conservatory with its pitched ceiling and windows to all sides, offering lovely views over the rear gardens and to the fields beyond.

SELLER INSIGHT

Set within the small village of Hilderstone a short distance east of the canal town of Stone, Hathaway House enjoys countryside surroundings and easy access to major travel networks, towns and cities. ‘Our initial reaction when first viewing the property was how impressive the hallway and the galleried landing were as well as the lovely view of the Green from the front of the house. We also noticed the quietness and beauty; when looking to the rear of the house one sees the tiered lawned garden followed by fields laid to pasture.’ The property is very private and secure and is fully enclosed by fences to the rear and a wall and electric gates to the front. ‘We have found the location to be excellent, from having lovely scenic countryside walks right on the doorstep to having the market town of Stone with its excellent amenities close by. Here you will find great schools, restaurants, bars, shops and a newly constructed theatre. We often take a walk along the canal to the marina to enjoy a glass of wine and a meal whilst watching the boats come and go.’ We have enjoyed life here for nearly 24 years, in which time we have made many changes to make this a more comfortable home, from adding a garden room to fully remodelling the kitchen to replacing all external windows and doors to provide better insulation.

‘The garden is perfect for relaxing and entertaining, and we’ve enjoyed gettogethers with friends and family over the years with the highlight being our 25th wedding anniversary.’

‘We have found the ‘Green’ in front of our home to be a fantastic focal point for special occasions such as celebrating the Queens jubilee. A positive aspect is that this area has led to the homes in Barnes Croft becoming its own small community with neighbours knowing and looking out for each other.’

‘The property provides easy access to the M6, with Birmingham to the south and Manchester to the north. The nearby A50 leads to Derby and the M1 and there are good links to three major airports: Birmingham, Manchester and East Midlands. Stoke on Trent and Stafford railway stations provide quick access to London’s Euston with journey times generally under ninetyminutes.’

‘One of our overriding memories of living here is of our border collie sitting in the garden and dreaming of rounding up the lambs in the fields!’*
