The lake is fished infrequently, only by personal invitation from the joint owners so due to the lack of pressure on the fish the results when fishing can be quite amazing as we, the marketing agents, have first-hand experience of. Although there is a staggering amount of natural food available, the owners feed the fish daily to encourage growth and help the fish remain in A1 condition. This is not only a fishing lake but a haven for wildlife, whether you are a keen fisherman or not, the new custodian can reap great enjoyment from merely feeding the fish and watching them, along with appreciating the endless wildlife of kingfishers, grebes, woodpeckers and owls that are regular visitors. The current owners have hand reared ducks and geese who live wild on the lake and there is nothing they enjoy more than sitting by the lake, on the punt or rowing boat feeding the ducks, geese and fish whilst watching the world go by. Within the lake’s grounds there are also three bee hives which harvest honey twice a year. The owners have planted a small varied fruit orchard on the plot at the end of the lake and benefit from three varieties of apples, two pears, cherries, plums and even peaches. The village nestles in the Darenth Valley a few miles from Dartford. Its church is dedicated to St Mary and the nearest railway station is at Farningham Road. The A225 road between Dartford and Sevenoaks passes to the west of the village. There are road links from the area giving access to A2/M2, A20/M20, M25 and Dartford Tunnel as well as Ebbsfleet International station, airports, the coast and Channel Tunnel.

Having grown up in North Kent and being a keen angler since my youth, the series of Darenth Valley lakes are well known to me. The lake being sold in joint ownership with the property formerly comprised part of the Leisure Sport Angling Club and in more recent times part of Cemex Angling until it was sold to the current owners in 2013. The lake has been the envy of many serious carp anglers due to the lake’s history and specimen fish that it holds. The fishing is exceptional to the point I even managed to accidently catch a 28.5lb mirror carp whilst just attending the drone photography shoot in preparation for marketing. This is really an unprecedented sale that I have not come across in my 35 plus years of selling property in the area and, in my opinion, is a once in a lifetime opportunity for the right buyer.
