BUDDLE MEAD

Presenting an exquisite 4-bedroom period residence nestled within a mature garden, this remarkable property commands an elevated position, offering breath-taking views of the scenic Avon Valley.

KEY FEATURES

Built in 1935, Buddlemead sits majestically atop Buddle Hill, providing unparalleled vistas that stretch across the valley and beyond. The house boasts well-proportioned living spaces, adorned with elegant high ceilings that perfectly frame the captivating scenery. The welcoming reception hall leads to a versatile array of rooms, including a potential ground floor bedroom, while the first floor accommodates four generously sized bedrooms, two of which feature en suite facilities.

Under the attentive care of the current owner, Buddlemead has undergone a series of enhancements, such as replacement windows, refurbished en suite shower rooms, and tasteful redecoration.

Approached via a cattle grid, the property welcomes residents with a curving driveway that leads to the front of the house, passing a covered carport along the way. Continuing to the detached single garage, an adjacent area of concrete hard standing provides additional parking space.

Steps lead up to the front door, revealing a meticulously designed front garden divided into two sections by the driveway. A charming gravelled “winter” garden awaits on one side, while the other features a gently sloping lawn adorned with shrub bushes. The front of the house boasts a raised, west-facing terrace, an ideal vantage point for appreciating the captivating views.

Access to the rear gardens can be obtained from either side of the house, with the majority of the grounds comprising a gracefully sloping lawn. Delightful flower and shrub beds enhance the landscape, while a heated swimming pool and summerhouse beckon for relaxation. Towards the upper tier of the garden lies a partially planted former vineyard which has previously been used to produce wine. Beyond, in the upper corner, a gate grants direct entry to the open expanse of Gorley Common.

SELLER INSIGHT

Built in 1935, Buddle Mead is an extremely attractive detached family home, which boasts around an acre of lovely gardens and grounds, an outdoor swimming pool as well as direct access onto the New Forest and breathtaking countryside views.

“It was without doubt the view that sold the property to me, it’s absolutely stunning,” says the owner. “The house sits nestled on the western side of a hill so I can see right the way across the beautiful Avon Valley. In fact, I love absolutely everything about the setting. I have pretty gardens that surround the house so the outlook is gorgeous in every direction; I relish being able to step out of the gate at the end of the garden and walk for miles through the stunning New Forest, and I’ve also enjoyed the fact that the property feels nicely tucked away from the hustle and bustle of everyday life, and yet I can hop in the car and be in places like Fordingbridge or Ringwood in next to no time so I’ve never felt isolated.”

“Sadly the house was in a bit of a sorry state when I moved here. The gutters were broken and blocked, the electrics needed a complete overhaul, the oil tank was ready to burst… the list quite literally goes on and on. I’ve had to have an awful lot of work done, mainly behind the scenes, but it’s now in top-notch condition. I’ve also refreshed the décor throughout and I had patio doors put in in the living/ dining room in order to create a better sense of connection between inside and out. I’ve essentially breathed new life into the house, and it’s now a really lovely looking and very comfortable home.”

“The garden has been another huge project. Many years ago a previous owner beautifully designed it and filled it with an array of rare and exotic plants, and during my time here I discovered that at one point it was RHS registered. However, it too had been very neglected so I’ve spent the past five years attempting to bring it back to its former glory. There’s still work to be done but it’s already looking really lovely. One of my most interesting finds was the over eighty vines, which are still fruiting; I believe wine was once produced here so that could be an exciting project for the new owners.”

“I love the fact that at home I feel far removed from the hustle and bustle of life, and yet everything I could possibly want or need is really easy to access. I’ve also felt very privileged to enjoy direct access onto the beautiful New Forest, which is a real paradise for dog walkers and horse riders alike.”

“I’ll miss the Aga in winter and the pool in summer because I know I won’t have either again,” says the owner. “I’ll also be sad to leave my lovely neighbours and, of course, this gorgeous setting.”*

In the kitchen there’s a lovely old oil fired Aga, which is my favourite features, so I’d have to pick the kitchen as my favourite room. In the winter it’s always toasty in there so I can come in from a long rainy walk in the forest, hang my wet socks and coat on the Aga to dry, and enjoy a cup of tea in a really warm and cosy atmosphere. That’s something I’m going to miss when I move.”

KEY FEATURES

Adjacent to the house, a block-built outhouse with power and light connections provides versatile storage options. Additionally, a greenhouse and timber garden shed cater to the gardening enthusiasts’ needs.

The gardens surrounding the property are equally impressive, making the most of the magnificent views. Notably, an access gate in the upper corner of the garden leads directly to Gorley Common and the adjacent forest. A particular feature of the garden is that it has its very own vineyard which has previously been used to produce wine.

The outdoor heated swimming pool and charming summer house create the ultimate alfresco entertainment space, fostering cherished moments with loved ones. Whether indulging in a leisurely dip in the pool or simply basking in the panoramic vistas, this area offers a serene retreat.

Situated on Buddle Hill, this outstanding residence boasts an elevated position that affords sweeping views of the Avon Valley to the west. The property also grants direct access to the picturesque heathland of Gorley Common from its well-manicured garden. Nestled within North Gorley, one of the peaceful hamlets within the New Forest National Park, residents can relish encounters with ponies and donkeys along the village lanes and Gorley Green.

The village is home to the popular Royal Oak pub, while nearby Hyde and Frogham provide amenities such as a highly regarded primary school, a garden shop, The Potting Shed café, and The Forester’s Arms pub. The Avonside towns of Fordingbridge (approximately 2.5 miles away) and Ringwood (approximately 6 miles away) offer excellent local shops, healthcare facilities, and reputable state primary and secondary schools. For private education, Moyles Court and Forres Sandle Manor schools are within reach.

The swimming pool is another feature I love. It certainly wasn’t on my property wish list, but I’ve really enjoyed having it. I’ve added a G&T deck next to it so on a hot summer’s day I can lounge around in the sun, dip in and out of the water… It’s heaven!”
