Looking at the global markets around the world, it is hard to ignore the impact the rising cost of living and inflation is having on the property sector. The rapid house price growth seen in most countries around world has started to ease as the world banks tighten their monetary policies to bring inflation under control.

Earlier in the year the Federal Reserve in the US, along with the Bank of England (BoE) raised interest rates in response to the continued rise in inflation. This was the eighth consecutive time the BoE has increased the rate, raising it by 0.75% to 3%. While this marks the most significant increase in the base rate since October 1989, it is pertinent to remember that since 1975, the base rate of interest had not been below 4% until it dropped to 3.75% and then 3.5% in 2003, which represented its lowest level in 28 years. Prior to the global financial crisis, interest rates rose to 5.75% before dropping to 0.5% in 2009. For the last 13 years interest rates and inflation have been ultra-low by historic standards and it is likely that mortgage rates of 5% will be the new normal.

The good news is that sales are still transacting, with an increase in the number of cash buyers. The prime markets will be far more resistant to any downturn in the market and will recover more quickly, due to less reliance on mortgages. In the UK, close to 950,000 sales took place during the first nine months of 2022, with estimated sales volumes for the year set to be in the region of 1.2 million, significantly higher than the pre-pandemic average of just over 900,0000. Demand levels in the global market have been unusually high since the end of the pandemic and are in effect returning to more normal levels. As the market has seen time and time again, people will continue to move, but buyers will no doubt be increasingly focused on what they can afford and the cost of a mortgage on a month-to-month basis.

While many forecasters are predicting price corrections in the global market this needs to be considered in the context of the unsustainable growth in the market since 2020. Correct market pricing is critical as the leeway between marketing price and ‘real’ price becomes more apparent. Price differentials are perhaps a better way to consider a market. A 10% fall on a property priced €500,000 equates to €50,000, a similar fall in a property priced €1 million is €100,000. Given the substantial price rises seen in the market over the past two years, there is minimum risk of negative equity for the vast majority of purchasers.

Coworth Park forms part of Dorchester Collection, an exclusive portfolio of nine luxury hotels around the world. Its hotels include The Dorchester and 45 Park Lane in London, Le Meurice and Hôtel Plaza Athénée in Paris, Hotel Principe di Savoia in Milan, Hotel Eden in Rome, The Beverly Hills Hotel in Beverly Hills and Hotel Bel-Air in Los Angeles.

Coworth Park first became associated with polo in the mid 1980s when the owner of Selfridges and Fortnum and Mason, Galen Weston, purchased the estate and built its first polo ground and stables. In March 2001, a further polo ground and practice field had been added, and the estate was set up as a luxurious residential estate with polo facilities. In 2008 work began to restore the main Georgian manor house to create a luxury country house hotel estate and spa. Coworth Park officially joined Dorchester Collection as the eighth hotel in September 2010.

Décor

The vision for Coworth Park was to create the finest country house hotel and spa in the UK with design and décor that recognised Coworth Park’s origins and yet avoided the predictable country house clichés. Residential specialist interior designers, Fox Linton Associates, were the creative minds behind this vision.

The design is one of incredible comfort and simple beauty, creating a relaxed and informal environment that encourages intimacy and privacy. Furnishings, furniture and art are mostly British-made, acknowledging a British tradition of craftsmanship. Throughout the hotel, the flooring is of English smoked oak adorned with beautiful bespoke rugs. Soft pigments and dusky colours instil a character that is undeniably English – subtle, understated and elegant.

Grounds

The first sight of Coworth Park’s 240-acre grounds is one that stays with you long after you leave. Overseen by Head of Gardens Terri Crow and her team, the hotel gardens offer a tranquil area of respite for enjoying the English countryside. A beautiful wildflower meadow, sunken garden and Lime Grove offer freedom to roam, romp and rollick with country pursuits including horse-riding, croquet and even polo, on professional polo grounds.

Rooms and Suites

The hotel has 70 guest rooms in the main Mansion House and peppered across the estate. Warm, contemporary décor reflects the serenity of the rural setting, alongside sumptuous four-poster beds, open fireplaces and the signature freestanding copper baths.

Set apart from the Mansion House, the stables and cottages are accessed by a short ride in a golf buggy –an experience in itself. This intimate enclave of converted stables creates a village-like atmosphere just behind The Barn. Many feature fireplaces, duplex layouts and private patios. The copper rolltop bath is a particular delight.

The jewel in the crown is The Dower House, an historic Grade II listed house dating back to 1755, sensitively transformed into a three-bedroom private residence with state-of-the-art country kitchen. A tranquil garden and lake set the scene for this country idyll, shared only with Coworth Park’s family of graceful swans.

The newest addition to the collection is another signature suite – North Lodge. This Grade II listed cottage on the outskirts of the grounds offers sublime seclusion, complete with a private garden for summer BBQs or cosy winter nights around the fire pit. Inside there are three bedrooms, a kitchen with dining area and country-style living room with fireplace.

Dinning and Entertainment

Woven by Adam Smith

An eye-catching set of sculptures inspired by the Coworth Park gardens sits at the entrance of Woven by Adam Smith. Past these, guests are welcomed into an impressive new wine room and pantry, with two floor-to-ceiling wine cellars, holding a unique curation of bottles. The culinary journey begins with a selection of snacks served from the pantry including devilled

egg; caviar, smoked roe, pine; Coronation chicken; and cured seabass, XO sauce, kalamansi, seaweed. Welcome drinks pair seamlessly with Adam’s menu and introduce guests to a list that celebrates British wines alongside library vintages from some of the best producers around the world, and cocktails that use storied, sustainable British spirits from Sapling.

The Barn

For a more relaxed dining experience, muddy boots are most welcome at The Barn, which offers a delicious brasserie-style menu of comfort food in an informal setting. Housed in the original barn frame, with rustic features such as a working stone fireplace, the design makes it perfect for all seasons. In winter it becomes the height of cosiness with the roaring fire, and in summer the sunny outdoor terrace is the place to be.

Drawing Room

A cosy, elegant room, graced by glorious views of the grounds. This is the place for enjoying an award-winning afternoon tea, light meals and drinks, or simply to linger happily with coffee and a newspaper. In the warmer months, al fresco dining makes the perfect summer’s treat.

This deeply held conviction is what inspired the idea for Boodles in their latest campaign - touching upon family, and jewellery’s special place in it - with wellknown family members - the iconic British supermodel Yasmin Le Bon and her eldest daughter Amber, a DJ and model in her own right.

In these past few arduous years, living through a pandemic; family have proved to be more important than ever, and Yasmin and Amber tell their story perfectly.

Amber says, “Jewellery should tell a story, there should be a tale behind each and every single piece. I like the idea that it lasts forever, and it is so lovely to think of my jewellery as an heirloom that will be passed down from generation to generation, in a way, just like Boodles as a company has been

passed down the family from the very birth of it in 1798.” Conveyed through the campaign is a strong sense of the importance of jewellery in creating memories, and telling stories. Yasmin expresses that “jewellery needs to be worn, it needs to have a life, you need to give it a tale to tell”, and Amber agrees that “memories and jewellery go hand in hand together.”

Boodles have added some exciting new extensions to some of their most loved collections, such as Raindance and Secret Garden, and launched a collection called ‘Peace of Mined’ in celebration of The Queen’s Platinum Jubilee.

After the war in the late 1940s, the farmhouse, built on three levels, was seamlessly extended with an additional wing. Today, the house flows harmoniously around a central staircase. The house was renovated in 2009 to impeccable standard, all the while retaining its historic charm with exposed wooden beams, provencal “tomettes” tiles, and hand carved stone adorning the staircase.

For any Bugatti connoisseur, to own a hyper sports car hand-crafted in the French luxury marque’s Molsheim Atelier is a lifelong wish. For some, this is not enough, and they have more than one Bugatti model to admire in their collection. They take their dedication to the legendary automobiles even further, and come to Bugatti with visions for their very personalized hyper sports car – in reference to Bugatti’s coachbuilding past of the Type 57 models, where Bugatti’s individualization options were a major USP. The ‘Chiron habillé par Hermès’, created for a customer in the USA – the entrepreneur and real estate investor Manny Khoshbin –revives the relationship of the two French brands, whose owners Ettore Bugatti and Émile-Maurice Hermès laid the base for a new form of luxury which France stands for up to this very day. The phenomenal result brings dreams to reality.

I am a true Bugatti aficionado – I wanted to name my son ‘Ettore’ but my wife disagreed,” explains Mr. Khoshbin. “When I saw the for the first time in 2015, I was one of the first customers in the world to reserve a build slot, yet one of the later to take delivery of one, but the reason for that was down to me.” It was Mr. Khoshbin’s vision and his devotion to the Bugatti marque to inspire others by defying the limits of custom automotive design.

After years of collaborating closely through the creative process, Mr. Khoshbin took delivery of his unique ‘Chiron habillé par Hermès’. The evolution of this elegant and extraordinary Chiron would bring on board the French luxury brand, Hermès, to leave its mark on the hyper sports car with intricate and special application of colors, fabrics and finishes to complete the unique look that Mr. Khoshbin had been striving for. The result is a remarkable example of the Chiron that will always stand out, and examplary of how Bugatti can make anything happen.

Custom detail on every level

Take a closer look at the ‘Chiron habillé par Hermès’ by Bugatti it is clear, that the hyper sports car is individual in almost every single aspect. The exterior colour, the interior design, the unique details: the teams in Molsheim and Paris have worked with great passion to make the application of custom colours, fabrics and materials a reality.

The overall colour scheme of this extraordinary Chiron, which is adorned in the distinguishable leather shade of ‘Craie’ made famous by the legendary handbags and other luxury goods to come from Hermès. The off-white, chalk-derived hue envelopes the complete outside of this Chiron; making for one exterior color, when most Bugatti Chrion models consist of two main colors for contrast.

Further to the main exterior color, the rear bumper, all mesh covers, trim parts and Bugatti ‘Classique’ alloy wheels are all finished in ‘Craie’. There are also a number of unique design traits on the exterior of the ‘Chiron habillé par Hermès’ by Bugatti, with the horseshoe grille on the front customized with

the Parisian brand’s signature ‘H’ monogram, while its classic ‘Courbettes’ motif, graces the underside of the rear wing. The ‘Courbettes’ design features sketches of rearing horses and was especially chosen by Mr Khoshbin to emphasize the immense power output of 1,500 PS in the Chiron.

Mr. Khoshbin chose the optional ‘Sky View’ glass roof, adding two fixed glass panels above the driver and passenger seats, while the exposed engine bay that hugs the top-side of the hyper sports car is the only exterior item not finished in ‘Craie’, save for the ‘Italian Red’ brake callipers and the aluminium -finish door sills.

Inside the ‘Chiron habillé par Hermès’, the theme of individuality is taken to another level yet again. Almost all material used for the interior is crafted by Hermès, with the ‘Craie’ share representing leather of the seats, middle console, inner signature line, roof and rear panel plus the doors’ clasps. The ‘Ecru’ leather around the centre console, dashboard and other parts of the interior, developed by Bugatti, combines with the shade of ‘Craie’ in the hyper sports car, while the carpets are finished in the color ‘Beige’. The Bugatti materials involve extensive safety testing to ensure they meet the highest quality regulations.

The use of an original Hermès material, adorned by the ‘Courbettes’ design is reflected inside the Chiron, too – on the middle console plate, the centre console tray and door cards.

An immersive order experience

From the point that Mr. Khoshbin reserved a build slot for his Chiron, through to the delivery of the one-of-a-kind hyper sports car, the customer was fully involved in the order process. That was, at his own election – Mr. Khoshbin is, after all, a true Bugatti enthusiast and collector. He adds: “The order of this special Chiron involved two visits to Hermès in Paris to

discuss design, the realization of the interior and see progress being made. Between myself, the team at Hermès and designers at Bugatti, we exchanged hundreds of emails. I took my time to draft the car and that was very much a conscious decision – this is a car that I will one day hand down to my son, it will live for generations”.

“I’m truly thankful to the teams at Bugatti and Hermès for making this happen. I came to Bugatti with the idea, and it’s not something that they’d usually do but they were open to the notion of making something special. Now I have three Bugatti models in my collection, and there is soon to be a fourth. There’s this one, and two Veyron’s, one a Grand Sport Vitesse “Les Légendes de Bugatti” Rembrandt Bugatti, that I love just to look at, they are so beautiful.” The Rembrandt Bugatti is one out of three Vitesse in this unique configuration with extremely rare exposed brown carbon fibre finish. “Then we’re about to take delivery of a Bugatti Baby II for my son,” Mr. Khoshbin continues, “he is Bugatti mad, and gets excited every time he hears the name! I like the ‘Chiron habillé par Hermès’ the most out of them all – I drive it almost every day. It’s a real driver’s car and I still get excited every time I get into the driver’s seat.”

This application of Hermès design with automobiles handmade by Bugatti is not the first time the two French luxury houses have worked together. Before the First World War, Ettore Bugatti commissioned saddles and other leather tack from Émile-Maurice Hermès – grandson of founder Thierry Hermès – and the company’s leather later appeared in racing cars by Bugatti in the 1920s. In 2008, Bugatti paid tribute to the enduring relationship with the ‘Bugatti Veyron Fbg par Hermès‘, associating Bugatti’s technical performance with the expertise of Hermès and its craftsmen.
