Inspired by Cycladic architecture, combining tradition with contemporary elements, Kalesma is a design aficionados dream – offering sleek and minimalist interiors using locally-sourced materials. Spectacular sea views are promised from every part of the hotel and its location is truly unique, with guests being able to see the sunrise and sunset from the same spot. CYCLADIC CUISINE Created by the Greek owners of acclaimed Athens restaurants, Pere, Ubu and Sea Spice, Kalesma Mykonos will feature a modern destination restaurant, leading the food scene on the island. Greek cooking is imbedded within the DNA of Kalesma Mykonos and the offering focuses on food for the soul. The hotel’s restaurant, PERE UBU, will focus on seasonal and local produce, and will come complete with a wood fired oven which will be used to bake a daily selection of fresh homemade bread and pies.

PERE UBU overlooks the hotel’s spectacular infinity pool and is the social hub of the hotel, offering a laid-back atmosphere during the day with chilled summer music, delicious small plates and light lunches. INFORMAL ISLAND LIVING Kalesma’s accommodation is in the form of suites and villas and is the only hotel in Mykonos where all accommodation comes with its own private heated pool. Each room also comes with unobstructed sea views and private terraces, complete with sun loungers that catch the breeze from the Aegean. All accommodation features original artwork and expansive bathrooms with freestanding bathtubs and an outdoor shower on a private patio. Guests of Kalesma Mykonos can arrange in-room spa treatments, private yoga and Pilates, as well as personal training sessions. Kalesma’s outstanding location provides 360 vistas of the bay below, providing guests with the unique opportunity to enjoy both sunrise and the legendary sunsets from the same spot. The hotel’s 25 suites are generous in size at 63 sqm with 90 sqm terraces and can sleep up to three adults or two adults and two children. INSPIRATIONAL DESIGN The architecture has been exclusively designed by distinguished Greek design company K-studio, responsible for high-end Greek restaurant OPSO in London and the brand new Mykonos Airport. K-studio takes a holistic approach and their work pays homage to the skill and craft of traditional Greek architecture. With a fierce sense of pride in its heritage of craftsmanship, this new generation design studio takes elements of Greece and puts them into a contemporary context. Interiors are by Vangelis Bonios, behind Kalesma’s sister restaurants Athenian hotspots Pere, Ubu and Sea Spice. Bonios’ style is sophisticated and modern yet timeless, utilising pure and tactile materials. His approach prioritises comfort and attention to detail. Both the architecture and interiors of Kalesma Mykonos were inspired by the laid-back glamour of Mykonos, with its whitewashed walls, a neutral and earthy colour palette, traditional elements of a Greek villa and bougainvillea filled archways.

After a record-breaking December, the Stuttgart marque delivered a total of 14,017 cars over the full year in the UK and Ireland (UK only 13,702 – source SMMT). The all-electric Taycan was a particular highlight, accounting for over 4,000 sales and equivalent to nearly a third of overall registrations. Porsche Cars GB is the manufacturer’s fourth-largest market globally and the second-largest for Taycan sales. The Taycan is the first purely battery electric Porsche and has sparked a revolution in how EV sports cars perform. The Macan compact SUV placed second in UK sales terms, and the iconic flat-six, rear-engined 911 was third overall. Taking the sales of the Cayenne E-Hybrid and Panamera E-Hybrid models together with those of the all-electric Taycan, the combined

In 2021 Porsche placed first in the annual Auto Express Driver Power survey for the best new car retail experience, coming top in

the annual review of UK car owners’ opinions published by Auto Express magazine. This came hot on the heels of the marque also finishing first in the Driver Power manufacturer rankings. After a string of top placings in previous years, this was the first time that Porsche has topped the tables outright in the dealer survey and is testament to the Porsche Centre network. A properly run holiday home is a business contributing to the economy and so you should be equally business like about claiming tax allowances. Something that can be missed are capital allowances for plant & machinery in your holiday home which can significantly reduce your tax burden. One of the things driving the popularity of holiday lets in recent years has been the low interest rate environment and the concept of ‘My holiday home is my pension’. A key part of this is the approach of losses incurred in renovating the property or running with a large mortgage in early years being carried forward to use against profits at a later date.

t’s a constant argument and theme on the news-tax avoidance is legal and even promoted by the government and everybody elseyour personal allowances for income tax, capital gains tax and your ISA are all ways of avoiding tax and to be encouraged. Accepting cash for something and not declaring it is illegal whether it’s £50 or £1m hidden in an offshore account. When multinational businesses move their profits artificially to a low or no tax country it may not be illegal but is it ethical?

Capital allowances are available of course on items bought such as furniture and fittings but there is a more complex area related to items that are built into the property and were acquired with it. Now before I go any further let me make it clear that I am not an accountant or tax advisor, I may not be up to date on latest legislation or even correct about any aspect of the rules, all I’m able to do is to collate relevant information for holiday home owners and try to present it in an easy to understand fashion. You should consult with a properly qualified person if you want to investigate further. The term ‘P & M’ standing for plant and machinery is often used to describe this sort of allowance and this is a good way of thinking about it. If you buy a factory then a proportion of the purchase price relates to machinery, electrics, plumbing and everything else that went into turning the property from an empty industrial unit into a working production centre. For a holiday let the kitchen,


bathrooms, plumbing, electrics and heating could all be categorised as ‘P & M’ and either written down completely under annual investment allowance rules or as a reducing balance over time. There isn’t a hard and fast rule, in theory it is the proportion of cost of the original build that relates to the capital items which will clearly vary. In a luxury villa with swimming pool and air conditioning in a country where land is cheap, plant & machinery could easily be more than 50% of the value but for a typical Sandbanks home something in the 20% - 30% range is probably realistic and unlikely to be challenged by the Revenue.

If you’re in the process of buying a holiday home or already own one the allowance can be taken at 100% so a £1m house could generate a capital allowance of £250k which would be offset against future profit saving £100k for a higher rate taxpayer. Retrospective claims for tax paid in the previous two tax years may be possible. Losses can only be used against future income from holiday letting and not against any other earnings. As I’ve already said this is a complex area requiring specialist advice but there’s no doubt that it may be well worth exploring.
