The present owners Nigel and Charlotte always had a dream of living in a quintessential English cottage with picture windows and Virginia creeper winding across the walls. They were thrilled when they discovered The Old Farmhouse, as it ticked all those boxes; positioned on the edge of the sought-after village of Epperstone.
They explain that the cottage, dating back to circa 1650, is one of the oldest in the village. It is now a superb, spacious family home where the original features blend seamlessly with the comforts of twenty first century living. Since moving in six years ago, they have updated the kitchen, main bathroom, heating, and have added character garage doors and courtyard gates.
Charlotte says it is difficult to pick a favourite room as they use and appreciate the whole house, but the Garden Room is where they spend a great deal of enjoyable time, throughout the year. The light flooded room has cosy underfloor heating for winter comfort, and the views to the stunning garden form a pretty backdrop. The house has a warm and quirky character and Nigel says, the beamed main sitting room, which is in the original building, is where he feels a part of the houses’ long history, and he loves its restful ambience.

The house is an easy entertaining zone, and the well equipped kitchen and spacious dining room are perfect for catering for large family gatherings. Nigel recalls one occasion when thirteen people have been comfortably accommodated for an overnight stay. This is a home that is probably at its best when full of people. During lockdown both Charlotte and Nigel worked from home, and created two office spaces, one of which is off the garden room; and is a most pleasant place to work.
However the stunning garden is the jewel in the crown of this property, and is an enchanting summer living room. With its outdoor kitchen and seating, it has been the setting for many happy al fresco meals: and in the autumn you can settle round the warmth from the fire pit. The garden is a tranquil oasis and four seating areas have been positioned to make the most of the sun and shade. In the evening Nigel and Charlotte head for the two seater arbour in a corner of the garden. This spot catches the last of the sun and they say there is no better end to the day than to relax there with glass of wine, in the still of the evening.
Epperstone is a community minded village, where the village hall is the social hub offering a choice of clubs and social events such as harvest supper. Christmas carols outside the pub and bonfire night are particular village favourites, and there is a cafe with a pleasing summer garden. There are at least eight walks from the house when you can wander the beautiful, unspoilt countryside. Nottingham is nine miles away and the M1 is an easy drive. Nigel and Charlotte say they have felt privileged to be the custodians of the lovely cottage which has given them a very agreeable lifestyle. They take away many very happy memories.*

There is an outside decked kitchen area which is well placed for access from the garden room - with preparation surface featuring an ice sink for chilling drinks, bbq area with power and a built in bench with storage. The garden features a lawned area, cottage garden area with an abundance of flowering and herbaceous borders featuring a seating area, a large decked patio with pergola and a second patio area strategically positioned for sundown.
