News > Fine & Country brings home silverware from International Property Awards Fine & Country Rutland, Stamford and South Lincolnshire was honoured at the International Property Awards Exclusive Champagne Breakfast Presentation at The Savoy Hotel on 25 February, walking away with the award for Best Real Estate Agency Marketing Europe.

> Hampton Hall – super-prime property launches with NFT Fine & Country Richmond has recently been instructed on Hampton Hall, a unique super-prime residence that can be built in the private Crown Estate in Oxshott, Surrey or anywhere in the world the buyer chooses. Sean Barrett, Managing Director of Fine & Country Richmond, says that in addition to the physical property being listed, as the home is a unique one-off design, Hampton Hall has been turned into a non-fungible token (NFT), making it possibly one of the first super-prime real estate NFTs to be launched anywhere in the world. “While Hampton Hall might be among the first, I believe it certainly won’t be one of the last super-prime properties to be launched as an NFT, as there are several leading agents in the US who are openly working on huge projects. Purchasing NFTs and buying property within the metaverse has gained traction recently among early-adopter investors looking for a way to further diversify their investment portfolios,” he comments. Despite the recency of the metaverse innovation, according to a recent poll in YouGov, 29% of the population think that being able to own digital assets such as NFTs or virtual property and land in the metaverse is a huge opportunity.

According to CNBC, virtual property prices have gone up by as much as 500% since Facebook’s transition to Meta. “There is a desire for virtual property, which is pushing up prices. Much like the surging demand we have seen in the property market over the past two years, the demand for virtual property and land continues to grow and we will likely see more and more virtual replicas being built of real-world properties,” says Barrett. Many agents and offices hold their own fundraising events and have done remarkable things for The Foundation over the years. This year, The Foundation wanted to do something as a group on an international scale that would help to raise funds for the upcoming grant schemes. Since the announcement of the initiative, there has been a flurry of agents signing up, eager to lace up their running shoes and get moving. All the kilometres for the challenge will be tracked on a fitness app, which will have a leaderboard showing who is clocking up the longest distance. A JustGiving page has also been set up for the challenge to assist participants with fundraising. e all know that the past few years have been hard on tourism operators, particularly the smaller operators. But with international borders gradually opening across the globe, there’s rising demand from travellers wanting to switch out bigger brand hotels in favour of community lodges - properties that are owned and run by the local community. Whether it’s in recognition of the devastating impact the pandemic has had on these operators or in a bid to make travel a more meaningful experience, local tourism operators stand to gain – and that means their communities do too. Staying at a community lodge not only immerses the visitor into the local area, but also enables them to support it, knowing their money is directly contributing to the local economy and the local population. There is an increased desire to use holiday time wisely and this has manifested in many ways – going away less often but for longer or opting for slow travel are just two examples. Consciously staying in community lodges, though, is perhaps the most exciting as it’s mutually beneficial. The visitor enjoys a more rewarding and memorable experience and the communities can get back on their feet after an incredibly hard few years. Here are six community lodges to enhance your travels.

1. Il Ngwesi, Kenya This award-winning Kenyan eco-lodge near the Mararoi hills in Laikipia District opened in 1996, when the local Maasai elders made the critical decision to stop cattle ranching on one area of their land, build a high-quality eco-lodge and reintroduce game species. The result is quite spectacular. The lodge is constructed entirely out of local materials and supports six Maasai villages with education, health and livelihood projects by providing jobs and business opportunities through the lodge, new tourist activities and anti-poaching patrols.

Profits from the lodge contribute towards secondary and university school fees and provide funds for local school buildings, health personnel and buildings, along with buying more land for grazing. A partnership with VSO Jitolee in Kenya empowers many local women to start their own businesses to produce beadwork for local and national markets. The lodge has six rooms, featuring an open layout to allow guests to experience nature to the fullest. Some rooms offer opportunities to directly view wildlife or to sleep out under the stars. All guests can witness a range of birds and animals at the tranquil waterhole, supplied by a nearby spring.

2. Kasbah Toubkal, Morocco Located in the village of Imlil in Toubkal National Park in Morocco, the Kasbah du Toubkal is set below Jebel Toubkal, the highest mountain in North Africa. This is the perfect place for peace and seclusion as there is a shared belief that the beauty of the National Park should be accessible to all who respect it. The hotel was built and is run by the local Berber community. It has 17 rooms, along with a beautiful garden and terraces, ideal for gazing out at the surrounding mountains. The Kasbah has been presented with a slew of awards for services to sustainable tourism. 3. Serra Cafema, Namibia The Serra Cafema camp in Namibia is a model of ecotourism, owned by the Himba tribe, Namibia’s last semi-nomadic people. To stay here is to learn about fascinating Himba culture and appreciate the stark landscapes of one of the world’s oldest deserts. Serra Cafema is one of the most remote camps in southern Africa, with just eight chalets, crafted from wood and thatch. Activities here include boating on the Kunene River, exploring the dunes by foot, or in game vehicles spotting a range of animals, and nature drives and walks in Hartmann’s Valley.

4. Lisu Lodge, Thailand Lisu Lodge is located in the Chiang Mai Province of Northern Thailand and is named after the Lisu hill tribe village. Surrounded by rice fields, the lodge allows guests to experience cultural and adventurous activities, including an Araksa Tea Tour, a nature walk, white-water rafting, bamboo rafting, a guided bike tour, cooking classes and massages. The lodge is a community-based project operated by Lisu villagers and has the aim of conserving the community heritage. Food is locally sourced from the organic rice fields nearby and the lodge’s own vegetable garden. There are four guest houses with a total of 20 rooms. All rooms have a view of the endless hills and fields in the valley.

5. Napo Wildlife Center, Ecuador Based in Yasuni National Park in the Ecuadorian Amazon, Napo Wildlife Center is the perfect spot for experiencing indigenous culture. The Kichwa Añangu people employ a

sustainable ecotourism model, reinvesting all proceeds back into community projects, including renewable energy, education and healthcare. This is an integral project for FAP Fundacion Amazonia Productiva, which is an Ecuadorian non-profit foundation that supports sustainable ecological and social development projects to find alternatives for forgotten local families and communities. The lodge enables economic development, generating jobs, food for generations and regeneration of natural resources. The Center has 20 cabins and while visiting, guests can delve into the Kichwa Añangu community at the cultural centre, learning about ancestral customs and traditional practices. There are a range of activities on offer, too, from canoe and kayaking excursions to bird tours.

6. Haida House, Canada Marvel at British Columbia’s north coast, where Haida House is committed to protecting the surrounding natural environment. The lodge is 100% owned by the local Haida First Nations community and offers an authentic Haida Gwaii experience, including cultural and heritage programmes, immersive eco-adventures and regional cuisine. T

he first acknowledged female golfer was Mary Stuart, the Queen of Scotland from 1542 to 1567. In the 1550s, Mary, Queen of Scots, commissioned a golf course to be built at St. Andrews in Scotland after playing and enjoying a similar game in France. Ultimately, playing golf was used against her – when on trial in 1587, it was noted that she’d played golf shortly after her husband’s death, so her character must have been questionable. Since Mary’s time, it has been a long road, taking persistence and effort by some very determined women to finally gain a level of acceptance in the sport. Despite the early exclusion of women by the traditional men of the game, women have made important contributions to the sport. For example, it was top female golfer Isette Miller who played a crucial role in developing the handicap system in 1893. This change became an important leveller for all golfers, allowing less experienced players to enjoy the game alongside skilled players. When the Morris County Golf Club in Convent Station was founded in 1894, it held the distinction of being the only club in the United States organised and managed by women. In 1896, Morris County hosted the second USGA Women’s Amateur Championship, won by 16-year-old Beatrix Hoyt. The first Women’s Amateur Championship was arranged on short notice at Meadow Brook Club in Hempstead, with 13 women attending and Mrs. Charles S. Brown coming out on top. Around a decade later, in 1911, the first women’s tournament was played in Sweden. Viveka Rosencrantz was announced as champion. Sweden has since produced one of the most decorated golfers of all time: Annika Sörenstam. She won 72 times on the LPGA Tour and, after stepping away from playing, continued making a mark on the industry. She has forged a successful career as a business woman and entrepreneur and has challenged the status quo in the male-dominated environment of golf course design. She says her approach

to course design is “to capture the natural character of the landscape, blending golf holes into the surrounding environment”. It is this approach, together with her goal “to create a versatile course that can be enjoyed by players of any age and skill level, using a variety of tees, landing areas and approaches”, that makes her a great fit for Estonian Golf & Country Club’s plans to develop a new 18-hole course. ➤➤

Golf is a relatively new sport in Estonia and is not hampered by pre-existing assumptions as to who can enjoy it. The resort has based itself firmly in the domain of a family-friendly destination, with a strong ethos of encouraging young golfers, both male and female, in order to grow the sport and its following. Women in European Tour Destinations properties are making their mark in other areas, too. Loes Peeters holds the position of Sales Manager with Arabella Golf in Mallorca. She is kept busy looking after the different sales channels, such as tour operation, agreements with local hotels, and managing niche agencies to ensure the resort caters for a wide range of clientele of different nationalities to provide that perfect resort experience. With a background in the luxury hotel industry, she says the friendly nature of golfers has always made her feel comfortable and she particularly admires their respect for the environment. While there are no specific programmes for women golfers in Mallorca, an effort is made to have mixed groups in tournaments and matches. The number of women golfers has increased significantly over the years and continues to grow. Elena Cadenas is another woman making headway in other areas of the golf industry. She is currently assistant head greenkeeper at Son Vida, the oldest course on the island of Mallorca. She said she was drawn to the area because of her love of outdoor work. After completing a Master’s Degree in Agriculture, she worked in different areas of the food industry, but found she really missed fieldwork. She heard about a Master’s in Turf Grass Maintenance in Malaga and she went on to complete a two-year program in Turf Grass Maintenance at Michigan State University and a number of internships. Cadenas enjoys every aspect of her job, saying, “When you find your passion, every single thing about your job becomes a privilege.” As a golfer, she enjoys the relaxation aspect of the sport but it also provides her with a different perspective of the condition of the golf course. This level of commitment and knowledge is likely the reason that, despite being the only woman in the team, she feels respected and confident in her work. Most golf venues now have strong policies around inclusion. European Tour Destinations has demonstrated this by their support of the Women’s Golf Day initiative since its launch in 2016. Today, there are five major women’s championships and it’s heartening to note that the fastest-growing segment of the game right now is women. olour plays an important role in determining how we feel in the environment around us, and nowhere more so than in our own homes. Colour has an impact on both what we see and how we feel about a space. Without expert advice, it can be hard to get colour right or to be confident enough to make a solid choice. For years, decorating walls with neutral tones has been the safe ground. There are hundreds of shades of off white; you only have to look at a single colour chart to feel daunted. More recently, colour has started to become a fashionable choice again, in some cases, even replicating the vibrancy of some of the quirkier 70’s schemes. So, how do you add colour and where do you start? Start by thinking about the colours you love. It is your home, and you will be spending a lot of time there, so it is important to consider what you like and dislike. Start small. If you like blue, it doesn’t mean painting all of your walls blue; add key accessories like textiles, pillows, throws and rugs that can be switched out as your mood changes. Adding fresh flowers in a bold colour adds instant impact and can be a good experiment to see which colours you could live with. Use the interior designer’s 60:30:10 rule. Your primary colour in a room is 60 percent. This may be neutral to give longevity to your décor. Your secondary colour is 30 percent – perhaps use a brighter colour for curtains or a bold armchair. The last 10 percent is your accent colour, where you can afford to be brave. Cushions, artwork or rugs are a great way to start to experiment with exciting colour choices. If you’re keen to go bold, another consideration is which colours sit well alongside each other. Toning soft colours can be harmonious, creating a tranquil space. Using strong colours together creates maximum contrast, generating an air of excitement and drama in the room. The dining room is a great place to experiment with how intense you want to go with colour. This space is often an entertaining space at night and deep colours can be used to create impact, especially if the room is then lit by candlelight. If you are a pattern lover, it is sometimes best to dial down the colour and let the pattern do the talking. Patterned fabrics, including bedding, blinds and cushions, can be the focal point in the room. Use colour to either complement the look or create deliberate clashes. Artwork can achieve a similar effect, with one large piece of art introducing

hues and shapes into a large area. The great thing about art is that you can tie in the accent colours of the room or, if you are hesitant about introducing colour into a room, go bold first with your art. It can be easily changed if you decide you don’t love it. Be inspired by the colours you see around you and be brave when trying out new ideas with colour.
