A downstairs cloakroom sits off the hallway and completes the ground floor accommodation.

SELLER INSIGHT

This lovely four-bedroom barn conversion forms part of a charming farmstead development of just eight homes that occupy an idyllic rural location only five miles from the busy market town of Stafford. The property began life as an agricultural barn, but in 2005 it was beautifully converted into a really spacious family home.

“We bought the property from new and I have to say that there were a number of things that sold it to us,” says the owner. “Firstly, the location is absolutely gorgeous. We’re surrounded by a stunning patchwork of rolling farmland so the views in just about every direction are incredible, and it’s so peaceful here. There’s also a really nice sense of community amongst the neighbours; we’re not in each other’s pockets but we have the peace of mind of knowing we’re not isolated.”

“In terms of the house itself, the developers did a superb job of converting it. There are features such as the exposed beams and feeding arches – which are now glazed – that give a nod to the history of the building, but it’s a really well laid out and very comfortable home that’s perfect for modern family life. We moved abroad for a spell back in 2015, during which time the property was rented out, but on our return in 2018 we decided to make a few changes that have enhanced the look and feel of the house no end. Among other things we refurbished the kitchen and slightly enlarged the space by taking a wall down between it and the utility room, in the main living room we’ve added a stylish media wall and the whole house has been redecorated – we actually have the decorator in at least once a year to keep things in tip-top condition.”

“Outside on the patio we’ve created a lovely place for sitting out, relaxing and entertaining by adding a large pergola, a table and chairs and a BBQ area. It’s directly outside the kitchen so when the sun is shining it becomes an extension of our living space. We also have a large garden, which has been a great space for our son. We’re not green-fingered so we haven’t done a lot to it, but a keen gardener could really go to town and develop it into something really quite special.”

“My favourite would probably be the lounge with the media wall. It’s a lovely room to settle down in at the weekend and watch a bit of sport. However, my wife would probably choose the kitchen and patio because the two spaces are lovely for family time and entertaining, and my son would pick his playroom.”

“At home our surroundings are very rural so we feel as if we’re miles from anywhere. However, we’re only five minutes from lovely little market town of Eccleshall, ten minutes from Stafford, the motorway is within easy reach – but doesn’t impact on the peace and tranquility of our surroundings – and I can hop on the train at Stafford station and be in London Euston in under an hour and twenty minutes.”

“One of the things we’ve loved is the flexibility of the accommodation. What was the dining room is now a fantastic playroom for our son, and I currently use one of the bedrooms as an office. We’ve essentially been able to adapt and change the uses of various spaces depending on our needs as a family.”

“The environment is absolutely beautiful, but it will be the house and all of the changes we’ve made to it that I’ll miss most when we move,” says the owner. “It’s been a really fantastic family home.”*
