Outward appearances are often deceptive and so in this case describing the cottage as a ‘Tardis’ would seem entirely appropriate. Indeed, the exterior of Cherry Tree Cottage with its traditional red brick elevations and slated roof gives no indication of the stylish, roomy and spacious interior beyond the front door.
The present owners bought the property in 2019 and have undertaken a great number of improvements to create a well appointed, beautifully presented and exceptionally comfortable home.
Cherry Tree Cottage is the ideal property for a small family or a couple on their own. We are moving to be nearer family but we have thoroughly enjoyed every moment of living here at Cherry Tree Cottage.
If ever anybody asks us about life here we always say we absolutely love the tranquility. Simply put, it’s just a very quiet and peaceful place to live. With demanding jobs it has always offered us the perfect antidote to the busyness. We have relished the quietness of life here.
Day-to-day needs are well provided for by the attractive ancient market town of Garstang. Here you will find a full range of health services, supermarkets and a thriving weekly market. Less than a mile away and also worth visiting is Honeywell’s Farm Shop, a celebration of local food, farmers and producers. If it’s just a question of nipping out for last minute supplies there also are shops at Broughton and Bilsborrow.
The cities of both Preston and Lancaster have much to offer all generations with established cultural and music scenes and a wide range of bars and restaurants offering cuisines from around the world. They have busy shopping areas with both national and independent retailers represented and a comprehensive range of professional services and healthcare providers with both private and NHS hospitals available.
Whether you need to travel for business or love to get out and about for pleasure, transport links are to hand with convenient access onto the M55 and M6 (at either J32 or J33 depending on the direction of your travel) as well as train stations on the main West Coast line at both Lancaster and Preston. London and Edinburgh can easily be reached within 2.5 hours by train, with Manchester City Centre and Manchester Airport under an hour away.

Step inside
The cottage has a modern rustic feel with a soft elegance enriched with plenty of texture in the use of natural materials; a stone flagged floor runs throughout the ground floor, exposed red brick walls, great use of American oak and pine internal joinery throughout as well as charming stained and leaded panels in a couple of internal doors, featuring, rather fittingly, cherries. Adding to the comfort and low upkeep credentials, there are PVC double glazed windows throughout and a composite front door.
The front door opens to a really rather roomy entrance porch with a vaulted ceiling, so spacious in fact that it has been commandeered as a home office. A lovely and quiet place to work there are windows to two sides enabling a fresh through breeze on a warm day. An impressively tall arched American oak Cathedral style door leads into the incredibly atmospheric main living room which has a real WOW factor and offers plenty of space for both soft seats around the fire and a dining set under the vaulted ceiling with high level skylights letting in additional light. A great room for entertaining whether it’s during colder months when the Stovax multi fuel stove may be lit or during summer with French windows open enabling everyone to spill out into the garden. An impressive American oak staircase rises to the first floor landing, a lovely design detail as it is ballustraded to the sitting area below. With a strategically placed comfy chair it’s apparently a favourite spot for the owners to grab a moment of calm with a good book or catch up on emails.
The dining kitchen is instantly welcoming, it has a modern rustic feel where the beams have been painted a subtle off-white hue to freshen the look. The kitchen was installed in 2020 and is a timeless classic; cream painted panelled doors, polished stainless steel handles and stunning granite worktops – it will absolutely encourage clear worktops so that as much as possible of it can be appreciated on a daily basis! No doubt of interest to keen cooks will be the Aga range cooker; you’ll be cooking on gas with the five rings, there are then two electric ovens, a separate grill and a warming drawer, all of which is set into an attractive matching mantelpiece crafted to complement the fitted cabinets. The large double width Belfast sink is both a beauty and immensely practical, the fridge freezer is Samsung and there’s a NEFF integral dishwasher. Concealed behind the doors are a bin and carousel unit, there are also extra wide, deep pan drawers (everything is ‘soft close’ by the way). In the dining area there is a matching dresser, a county classic if ever there was one. Clever lighting design uses uplighters and downlighters to maximum effect, especially on the part of the ceiling that is vaulted.
Displaying great attention to detail, both the utility room and cloakroom have cabinets and granite surfaces to match the kitchen providing a unified and consistent look. The utility room has a stainless steel sink unit, houses the central heating boiler and has space for a pair of free standing appliances, a washing machine and a condenser tumble drier. If it’s raining outside you can still dry washing with the traditional ceiling mounted pulley clothes airer. With a vaulted ceiling the cloakroom offers a vanity unit and loo as well as a double wardrobe/store. Off the kitchen, and used by the present owners as their main entrance, is a sun room. There are French windows to the courtyard garden and to the rear a useful store room.
The second bedroom is on ground level – the ideal arrangement as the ground floor location could suit older guests and also provides a degree of mutual separation and privacy. Thinking to the future it would also enable single level living at some point. It’s a quiet and peaceful room and has a lovely view out to the front garden.
The principal bedroom and family bathroom are on the first floor and if it’s just the two of you living here then this floor becomes a private suite. Between bath and bed, it feels like a sanctuary up here.
The bedroom is ever so spacious – have as big a bed as you like, there’s certainly the floor area to accommodate it! Making the most of the eaves space in this beamed and vaulted room is an extensive range of fitted furniture. A window seat encourages you to linger a moment and appreciate the lovely view over the fields.
Refitted in 2020 the bathroom was a bespoke commission; under a beamed sloping ceiling and skylight is set an oval bath with polished chrome shower tower. We can only imagine how relaxing it must be to enjoy a hot soak here whilst the rain falls on the glass above or snow softly blankets it, and as to star gazing with the lack of street lights, well, you’ve cracked it. If you haven’t time for a leisurely bath then there is a separate large shower cubicle. A floating vanity unit and a loo with a concealed cistern add a contemporary touch. A lighting designer has worked their magic here too and strategically placed lights have maximum impact. The illuminated demisting mirror, chrome hea ted towel rail and Amtico floor add the finishing touches.
In the colder months we tend to light the wood burner most evenings and at the weekends, if we are at home, then we’ll light it earlie r in the day. It’s very atmospheric and perfect when we are hunkering down.
We enjoy having people over and so the two big downstairs rooms have really come into their own. The kitchen is lovely and so when it’s just close family or another couple we tend to eat in there. When there’s a bigger crowd we gather around the dining table in the main living room; it s a great space for entertaining and decorat es so beautifully at Christmas time, we light the fire and put a garland over the mantelpiece; the ceiling height in the dining area means we can have a really tall tree; the tree lights reflect in the wi ndow and look so festive and the scent of the spruce all adds to the magic of the season.
Arriving at Cherry Tree Cottage and you’ll notice the neatly kept lane side verges, turn in through red brick pillars. With the six bar wooden gate closed the garden is enclosed offering peace of mind for those with dogs or small children. There’s a plentiful tarmac parking area, finished with stone sets around the perimeter.
The whole garden is immaculately maintained, lawns are neatly edged, beds are well kept, hedges and shrubs trimmed. It all looks reassuring spick and span.
Nestled in the crook of the kitchen and sun room, the enclosed flagged courtyard gets the first of the sun and enjoys it for most of the day, no wonder it’s a favoured spot for eating outside, it’s sheltered and exceptionally private. With red brick walls and pillars there is a wrought iron entry gate.
The last sun of the day is to be enjoyed on the front lawn next to the house, the perfect place for a couple of steamer chairs and a glass or two of something chilled.
Beyond the parking area and set behind a raised bed of lavender and roses sits a second lawn bordering the open fields.
As a hobby the present owner enjoys restoring vehicles and so the super detached double garage has really been an advantage. An attractive addition to the property in its own right it has red brick elevations under a slated roof with stone setts laid to the floor. There is a pair of up and over electric doors and the loft above is boarded and provides storage. Attached is useful workshop. Both are adaptable spaces for hobbies or possibly a home office or gym. To the side of the garage is an enclosed external storage area –ideal for tucking away the LPG tanks, wheelbarrows, recycling bins and the like.
Externally there is creative use of lighting with strategically placed up and down lights all set on timers to illuminate the house after dark.
In spring there are lots of snowdrops in the garden and daffodils all along the verge and in the lawn too. Summer here is lovely, we open up all of the doors, windows and French windows and let the warm air flow through the house. There’s a great flow from house to garden. Our favourite place to enjoy the garden is on the lawn next to the house; it’s an absolute sun trap and enjoys the last rays of the day.
The changing seasons are always bringing something new to the open country views. We love it when the famer’s stock is in the field next to the house, the cows pop their heads over the fence to say hello and see what’s going on. We see plenty of wildlife here; hares and a family of four deer are often in the field next door and in the garden itself we have lots of garden birds including woodpeckers and visiting barn owls.
