We purchased it in December 2020.

The house was built 1978, featuring a modern design with a contemporary appearance. It has been meticulously maintained and fully updated by the current owners. The property spans two floors.

If you haven’t already mentioned it, could you please specify how many floors the property is laid out over and the number of bedrooms it possesses, while indicating if any are en suite?

The property comprises 3-4 bedrooms, with one currently serving as a dressing room, providing a full suite for adults. There is an en suite for one of the double bedrooms, as well as a family bathroom. All of the bedrooms are doubles, and it’s worth noting that the dressing room can be easily converted back into a bedroom.

What significant or recent improvements have been made to the property, if any?

The garden has been redone and now features a putting and chipping area for dedicated golfers.

Additionally, an Eden veranda further enhances its year-round usability at the back, a new boiler, and a central heating system. A new oak stairway has been added. Was it the character, period of the house, size, quietness, privacy, views, proximity to shops, villages, or towns? The property’s modern exterior design initially caught our attention, and when we moved into the village a decade ago, we always envisioned living here. It’s situated in a private and quiet position and offers proximity to pubs, a marina, excellent schools, and shops. It’s also very close to East Midlands Airport, Birmingham Airport and provides easy access to road networks.

Is it set back from the road, in a cul-de-sac, or on a corner plot? The property is set back from the road, located in the middle of the village. It’s just a 5-minute walk to five pubs, some of which serve excellent food, as well as a good Indian takeaway.

The property is in a semi-rural area, with convenient access to Burton-on-Trent and Lichfield, both just 10 minutes away. It’s surrounded by lovely walks in the Derbyshire Peak District, canal walks, sports fields with substantial investments in clubs and teams, and a nearby fishing lake.

Do you have neighbours, and if so, what are they like, do you socialize with them or provide assistance?

We have new neighbours to the left, and on the right, we enjoy playing golf and socializing. We help each other out with tasks such as taking bins in, making them excellent neighbours.

The area boasts excellent amenities, with the outstanding John Taylor School nearby, along with three outstanding junior schools in the vicinity. Chatsworth House and Lichfield, a historic market town, are also within easy reach. There’s a renowned Burton beer and ale house, as well as the proximity to Nottingham. A church hall hosts various community events and activities.
