BEECHWOOD

Constructed in 2020, Beechwood is a superb luxury home within easy reach of the many amenities Marlborough has to offer. Featuring far-reaching rural views, this exquisitely styled house combines the best in traditional styles with all the benefits of a more modern building. The whole property is immaculately presented, perhaps the best example of a ‘turnkey’ house to be found in the area.

Marlborough is a thriving market town which lies in the North Wessex Downs Area of Outstanding Natural Beauty, and is frequently recognised as one of the most desirable places to live in the UK. Famed for its historic and wide high street, Marlborough is packed full of boutique shops and independent businesses alongside larger retailers such as Waitrose. The area is well connected with easy access to the M4 and direct rail services to London Paddington (taking approximately 1 hour) from Bedwyn, Pewsey and Hungerford.

GROUND FLOOR

From the moment you step over the threshold, it’s clear Beechwood offers a great combination of high quality craftmanship with excellent proportions, emphasizing space and light. There is a wonderful flow to the ground floor, with the sitting room, dining room and large kitchen and breakfast room all able to be joined or separated off as required giving great flexibility. A generous office offers an ideal space to work from home, but could also function well as a playroom for those with young children. The kitchen and breakfast room features a large island unit and when combined with the delightful dining area with lantern roof above, it is the perfect space for entertaining guests.

SELLER INSIGHT

• What is your favourite room of the house and why?

We absolutely love the lounge and the master bedroom for a few reasons; the scale of them - with so much space to move around, both rooms are calming and relaxing. The light - the front of the house gets the sun all day long and the light at the start and end of the day is so beautiful, I love looking out of the window and seeing the beautiful countryside opposite. The kitchen is also such a fabulous entertaining space with places to cook, lounge, eat, and dance around after a long week!

• Who do you think would be the next ideal owner?

The house is super versatile, so it would suit lots of different setups. A couple who like to have a lot of living / breakout space for different hobbies (e.g. media room, gym etc) and enjoy hosting people for the weekend. A family, who can each have the luxury of having their own room and en-suite, or a multi-generational living setup. The third floor is perfect for those relatives you want close, but not too close!

• What do you love most about the house and why?

The living space really sold the house. All of the rooms are huge (even the bathrooms) so everywhere feels really spacious, even with large furniture. The neighbours are also lovely and are very helpful. We have absolutely loved living here!

• What do you love about the local community?

There really is such a sense of community here. There are so many local, independent businesses in the town, including our favourite coffee shop, Bunce’s. Everyone is very friendly, there are amazing schools, beautiful walks right on the doorstep, excellent restaurants and pubs, as well as easy access to supermarkets and the post office for your everyday needs.

• How easy is it to commute from here?

Super easy. The transport links are great. We commute to London 3 times a week and Bedwyn and Pewsey stations are only a 10-minute drive away (Bedwyn is free parking too!). You also have Swindon’s super-fast train line and Hungerford to choose from.

• What made you choose this property over others that were available at the time? We looked for a few months but it was love at first sight with Beechwood. It’s rare to get a property of this size (4,500 sq ft) in such a great location. We loved that it had beautiful rural views, but was still close enough to walk into town for a coffee / to run errands.”*

FIRST FLOOR

The principal bedroom suite is spacious and includes a large walk-in wardrobe and generous en-suite bathroom. Two further bedrooms at this level are very well appointed with ensuites too. Notable are the views from the front bedrooms and landing towards the fields in front of Beechwood.

SECOND FLOOR

A skylight floods the staircase with natural light and two further well-proportioned bedrooms can be found on the second floor, in addition to a bathroom

OUTSIDE

An electric gate opens onto the driveway which has space for several vehicles and a well-constructed double garage with timber doors. At the front of the house is a large terrace, providing the ideal space to enjoy the south-facing aspect. The garden is predominantly laid to lawn, with several mature trees at the rear.

INFORMATION

Location:

For those looking for a convenient location with a rural outlook, Beechwood offers the ideal balance and many amenities within a short walk. It is difficult to think of many things that Marlborough High Street lacks. Along with being the second widest high street in the UK, it is host to a fantastic range of shops, cafes, restaurants, and public houses, all within a very short walk of your front door. It is certainly the many independent and boutique businesses that help Marlborough retain its character and charm, and these sit side by side with larger national chains such as Waitrose. There is a twice weekly market selling everything from fruit and veg to hardware and garden furniture.

There is a variety of excellent schooling available at all levels in and around the town, with St. John’s Marlborough and the worldfamous Marlborough College both within walking distance. The surrounding countryside also is a huge draw to the area, with country walks, bike rides and other outdoor pursuits all readily available. The Marlborough Downs, Savernake Forest, West Woods and many other beauty spots are within easy reach. For transport, the M4 is easily accessible as is the A34. The train stations at Pewsey, Great Bedwyn and Hungerford offer direct services into London Paddington with the fastest taking under 1hr.
