9 VIVIAN PARK

Situated in a sought-after cul-de-sac in the heart of Swanage, this detached 1950s home has been beautifully extended and updated throughout to provide luxurious modern living whilst retaining its character and charm.

The property is fronted by a large driveway providing off road parking for several vehicles. There is also a spacious tandem double garage for parking and storage. Attractive bay windows, a convenient porch and a well-kept front lawn with feature planting create a great first impression.

On the ground floor a central hall with wooden parquet flooring gives access to all accommodation. To the left a spacious living room stretches from front to back with double aspect glazing allowing natural light to flood the space. The parquet flooring continues through and there is an original 1950s feature fireplace.

To the right of the hallway a very successful extension to the front of the home creates a light and airy kitchen/diner with glass atrium in the roof over the dining space and attractive tiled flooring. The beautiful shaker style kitchen forms the heart of the home, with wooden worktops that includes a central island, integral appliances, and a large range cooker. Laundry facilities and further storage are available in a separate adjoining utility room.

A further reception room overlooking the rear garden provides versatility and is a welcome additional space, ideal as a home office or snug. A w/c completes the ground floor.

Upstairs there are four good sized double bedrooms, three including curved bay windows providing a charming aesthetic, with those to the rear looking over the garden and further to the sea beyond. The principal suite has a beautifully appointed ensuite shower room with feature tiling. The colours and finishes here are reflected in the generous family bathroom that includes a bath and separate walk-in shower.

The rear garden is south facing and mainly laid to lawn with patio and decked areas ideal for relaxing and al fresco entertaining. Whilst providing privacy from neighbouring properties, the garden enjoys superb exposure to natural light throughout the day and can accommodate all lifestyles.

In a quiet location within easy reach of local amenities and the seafront, this spacious, versatile, modern and comfortable home would be ideal for a growing family or a relocation to the seaside.

Seller Insight

Set on Dorset’s Isle of Purbeck peninsula, Vivian Park is positioned several metres back from the coastline in the quiet, northern suburbs of Swanage. Occupying a sought-after cul-de-sac location, the 1950s built house with south-facing garden and second floor sea views has been subject to extension and a complete refurbishment. It strikes a good balance between old and new with its newly fitted bathrooms and a kitchen/breakfast room and attractive period features. ‘Having grown up in Swanage we always knew we wanted to bring up our family in the area as it’s so quiet and safe – it was always our favourite road in town. We bought the house when the children were very small and after living in it for a while we slowly refurbished and extended it to create a wonderful family home.’ Although the changes have made great use of the space and provided a wonderfully social living area the house has potential for further expansion, as the owners explain ‘with the correct permission the spacious loft could be converted to provide a beautiful master bedroom with outstanding views.’ The well screened lawned garden has a choice of seating areas and a terrace for eating al fresco and an elevated decking ideal for catching the last of the day’s sun. A gravel drive and garage offer parking for four cars.

‘The location is wonderful; it’s just a five-minute walk to the beach and a tenminute walk to the town centre. One can be out in open countryside and enj oying coastal walks in no time.’

‘As a spacious home it feels light and bright, and the beautiful circular bay windows let in lots of daylight.’

‘The garden was great for our children when they were growing up as there is plenty of space for play equipment, from trampolines and swings to football goals and inflatable swimming pools. It’s ideal for hosting children’s parties.’

‘We love watching evening sunsets from the terrace and the bats as they swoop.’

‘We have lovely neighbours – retired people and families – who are keen to help each other out. The area has a good community feel, and a WhatsApp group helps us share news, information, and invites.’

‘The local primary school is just a ten-minute walk away whilst the secondary school takes around twenty-five minutes to walk to. Swanage is a thriving seaside town with a good range of independent shops, eateries and coffee shops.”*

About The Location

The Isle of Purbeck is a peninsula in Dorset which is bordered by water on three sides: the English Channel to the south and east, where steep cliffs fall to the sea; and by the marshy lands of the River Frome and Poole Harbour to the north. Locations cover a range of villages and towns including Lulworth, Corfe, Wareham, Worth Matravers, Kimmeridge Bay and Studland.

This property is located in the desirable town of Swanage, which affords a good selection of local amenities, restaurants and Blue Flag beaches with an abundance of local points of interest including the historic Swanage Railway, nearby Golf Clubs, walking and coastal activities.

Swanage is the most easterly town on the Jurassic Coast, and its gently sloping sandy beaches and sheltered waters have made it a popular destination for families since Victorian era. Despite being just six miles from the urban towns of Poole and Bournemouth, Swanage feels a world away, and retains a sense of bustling seaside charm. The beach also holds the prestigious blue flag for beach cleanliness. Did you know Swanage has been flying the Blue Flag for nearly 22 years and won an award in 2021, which are only awarded to well-managed beaches with excellent water quality.

The town makes a great base to explore the eastern end of the Jurassic Coast. The iconic chalk stacks of Old Harry Rocks are a three-mile walk northeast along the Southwest Coast Path, while Durlston Head is a short walk to the south. From here there are spectacular views of the Jurassic Coast extending westwards, with the Isle of Wight visible on the horizon. Durlston Country Park is a fabulous 280-acre countryside paradise with stunning walks and a plethora local of wildlife. The visitor centre at Durlston Castle, within the park, features a superb introduction to the Jurassic Coast, created with the support of the Jurassic Coast Trust. The town also has a thriving events calendar, with a variety of walking, railway events and other highlights including hugely popular jazz and folk music festivals.
