The inner hallway has a door to a secluded courtyard which houses the oil-fired boiler and from the inner hallway, there is an opening to the kitchen, which has been fitted with modern shaker style units and a granite effect work surfaces and matching upstand. Integral appliances include a five ring LPG gas hob, electric double oven, dishwasher and washing machine. There is also a one and a half bowl sink unit and a window overlooking the rear garden.
The dining room has a window to the front and the ground floor guest bedroom is a pleasant double room, with window to the rear, beamed ceiling and an En-suite shower room.
The first floor landing opens into a dual aspect sitting room with a window to the front, overlooking the Exe Estuary. The rear study area has French doors which open onto a balcony, presenting a delightful space to enjoy the views over the Exe Estuary towards Exmouth.
From this area, an opening leads to a further study area which has doors to the master bedroom and adjoining double bedroom. Both of these dual aspect rooms have Juliette balconies with estuary views and vaulted ceilings. The master bedroom has an en-suite shower room and there is great potential to open these two rooms into a stunning triple aspect suite.
Leading down the landing, there are two more double bedrooms and the main bathroom, which has been recently modernised and has a Jacuzzi style bath with shower over, a large vanity unit and W.C.
At the front of the property, there is a gated car port, providing secure off road parking, which opens onto the rear gardens.
There is a large paved sun terrace at the rear of the property with a rockery and pond, the gardens are mainly laid to lawn and offer a good degree of privacy with meticulously maintained tall hedges, offering good privacy. There is a former vegetable plot, currently laid to wild flower, a substantial summer house and storage shed, and a hen house.
We fell in love with this property when we first viewed it, as it seamlessly blends the old and the new. Parts of the property date back to 1600’s and are cob-walled, and enjoy the delights of properties from this time, such as oak floors and doors, exposed beams and the wood burner. The modern extension enhances the property with light and space, providing 5 bedrooms and 4 bathrooms which has served our family well over the last 21 years.
We were also drawn to the spacious reception room where we have hosted large social gatherings, which would spill out into the wraparound garden through the French doors. The garden is truly a haven for us, with mature shrubs, a wildflower garden, large summerhouse and store, chicken coup, and pond. It is a beautiful spot to watch and enjoy the songbirds, pond life, and other visiting wildlife.
We can often be found enjoying the sunrises over the estuary, sitting in the garden during the day, and relaxing on the balcony in the evenings. The estuary and garden views from the balconies are stunning. Our children have enjoyed watching the trains, especially the steam trains that run every week in the summer.
