18 Standen Park House
Lancaster | LA1 3FF
Stylishly presented, this redeveloped Grade II listed Regency home provides an excellent opportunity to acquire a well-designed and spacious townhouse.
Designed by architect Thomas Standen and completed in 1816, the elegant Palladian architecture of Standen Park House forms the impressive centrepiece to this private estate. The award-winning conversion by Gleeson Homes in 1998 provides exclusive and much sought after dwellings in a highly advantageous position situated on the leafy outskirts of the thriving city of Lancaster and bordering a Conservation Area and Lancaster’s most recognisable heritage landmark, the Ashton Memorial in historic Williamson Park.
With only two owners since redevelopment, this lovely light townhouse has been upgraded to provide elegant, stylishly appointed and generously sized living accommodation extending over three floors. To the ground floor there is a spacious and welcoming entrance hall with cloakroom, a sociable dining kitchen, a useful utility room and a graceful sitting room. The first floor offers a principal bedroom with a walk-in wardrobe and ensuite shower room, two further double bedrooms and a fourth single room as well as a house bathroom.
The basement level has been creatively developed into a home-office area and a fully equipped cinema room.
The outlook from the front elevation is in an easterly direction out to the main forecourt and arrival area whilst the rooms to the rear face west and have a leafy outlook towards Williamson Park.
Smart and tasteful, this refined residence will appeal to those seeking an exclusive city lifestyle.
We were initially attracted by how elegant the house looked from outside, stepping inside we loved the high ceilings and realised that the layout would work really well for a family home.
We really like the convenience of the management company and the service charge. It takes away lot of the stress of household management. There’s no gardening, no building insurance, no external decorating or structural repairs for us to organise or pay for separately.”
Offering the best of both worlds and providing an attractive balance to life, all that the busy and bustling city of Lancaster has to offer is within walking distance and yet returning home there is a sense of peace and tranquility that pervades this luxury development.
Lancaster has much to offer all generations with an established cultural and music scene, bars and restaurants offering cuisines from around the world, an excellent range of high street and independent shops, a comprehensive offering of professional services, two universities (Lancaster and Cumbria) and good healthcare with both private and NHS hospitals.
Whether you need to travel for business or love to get out and about for pleasure, transport links are to hand with convenient access onto the M6 at either J33 or J34 depending on the direction of your travel and there is a train station on the main West Coast line. London and Edinburgh can easily be reached within 2.5 hours by train, while Manchester is reached in under an hour, bringing travel for work and pleasure in easy reach.
We’ve really enjoyed the fact that we can walk down into Lancaster. For schools, shopping, events, and nights out, it’s great to be so handy and dip in and out when we want to. We get all the benefits of city life without living in the thick of it.
Residents have a shortcut into Williamson Park, we almost regard it as an extension to our garden! Over the years and as the children have grown we’ve spent a lot of time there.”
The smart black gloss front door with illuminating carriage light opens into the hall. Off the hall is a ground floor cloakroom. High ceilings and tall windows make the ground and first floor rooms not just light and elegantly proportioned but possessing a certain grace. The house has been decorated in a palette of tasteful neutral and off white shades which culminate in a restful atmosphere. Internal woodwork has been painted in classic white with chrome handles for a contemporary look.
In the dining kitchen the morning sun bounces off the white high gloss cabinet doors where chrome linear handles and white metro tiling give a modern aesthetic and a peninsula unit provides a breakfast bar. Appliances include a Smeg range cooker with NEFF extractor hood, American style fridge freezer, Smeg dishwasher, Baumatic drinks fridge and microwave. Providing a ‘ta dah!’ moment, double doors painted a subtle pale grey open to a fabulous utility room providing an excellent amount of storage. Here you’ll find a Belfast sink, Beko washing machine and ceiling mounted cloths airer (it’s a great drying space). If you like a tidy kitchen with minimal clutter and small appliances on counter tops, you’ll love this space, keeping everything tucked away it’s far preferable to having it as part of one big room.
The sitting room spans the entire rear elevation; a central door to the garden is flanked by tall windows in panelled reveals. The height of the ceiling will happily accommodate a very tall tree at Christmas!
A staircase with atmospheric LED skirting lights and fitted cubic design shelving leads down to the converted basement which provides great amenity value for the modern family. It features an area perfect for a desk with good storage space and a cinema room with a pull-down screen, Optoma 3D/HD projector, surround sound speakers and a Denon control unit. Here you can stream from your favourite providers, Netflix, Apple, Amazon and the like (subject to your own subscriptions) and play online games via the built-in Ethernet connection.
As with the ground floor, the first floor has great height too. White panel doors lead off the landing and the plush carpet is a treat underfoot and continues into the principal bedroom, which has a feature wallpaper with the appearance of whitewashed wood. Looking out to the trees opposite and getting the afternoon and evening sun, the owners describe this room as “peaceful, restful, our sanctuary” and we can definitely see why. The walk in wardrobe has rails, shelves and drawers, conveniently placed sockets for hairdryers and a mirror fronted cupboard. It’s open to the tiled shower room where twin wash basins on a floating vanity unit, marble look tiles and a rainfall shower all add a touch of luxury.
Three further bedrooms (two doubles and a single) share the house bathroom and the airing cupboard provides more useful storage. Great for a family or a couple, whether professional or retired this is a super house and will be sure to appeal to a variety of buyers. The convenience of the management services mean that it also has great lock up and leave potential.
It’s the little things that mean a lot; the sun beaming into the sitting room in the afternoon, how lovely and peaceful our bedroom feels looking across at the trees of the park, being in the kitchen and watching the world go by in the courtyard and on a very practical level, there’s great storage space on every floor!
The traditional layout has really worked for us. Having two big ground floor rooms has been ideal; we love to entertain, so the dining kitchen has been a very sociable space and the large sitting room and the way it opens to the garden has been really valued – there’s a good flow. We’ve had some great parties here.
The converted basement has been an absolute bonus. It’s provided office space with ample storage for us and the cinema room is great fun for us all to watch a film together as a family. The children have also loved it as when their friends come over they can have movie nights and play on their computer games on the big screen.”
First impressions matter enormously and it is here that Standen Park House really excels, turning into the gravel drive and arriving in front of the elegant Regency home will be sure to put a smile on your face. There’s parking to the front and No.18 also benefits from a carport within a dedicated, secure, gated parking area which has a lockable bike store, electricity and water.
Outside space is all communal but out of courtesy, residents tend to only use the areas adjacent to their respective properties. The beautifully tended, mature and established communal gardens and grounds that surround Standen Park House are there for the residents to use and enjoy without the need to actually lift a finger –what could be better? Maintained as part of the management service it’s all covered in the monthly fee.
Stepping out from the sitting room there is a paved terrace which then opens to a lawn with an herbaceous border offering seasonal colour in front of the estate wall.
The sun is on the front elevation in the morning making the bench outside the kitchen window a lovely place to sit with a coffee. The sun moves round to the rear elevation and peaceful back garden from midday onwards.
It’s idyllic in the back garden, being partially open plan it’s sociable with the neighbours and there’s privacy at the same time. We have our garden furniture set out on the paved terrace, it’s sheltered and an absolute sun trap from lunchtime onwards.
There’s a great community here; there’s a real mix of ages, profiles and professions which is great and all of the properties are lived in full time. It feels a very safe place for the children to play out.
In the summer we have Standfest which essentially is an annual garden party ‘for the house’, a Jacob’s Join for food and chance for us all to come together as a community. At Christmas time the estate puts lights on the central courtyard tree, it certainly adds to the festivities.”
