14 WATERS MEET

KEY FEATURES

A cleverly constructed house designed to complement the location while being highly efficient. It is a contemporary property whilst retaining traditional comfort, and with the living accommodation on the first floor this means that the majestic panorama is a constant backdrop.

The large and spacious private balcony with unobstructed views of the surrounding area is accessible from the dining room, kitchen and lounge and is an extension of the house, an ideal place to barbecue and entertain.

The kitchen is a very sunny eat-in family space, with the dining room reserved for more formal meals. The L-shaped lounge is a good size and includes an area with part vaulted ceiling, Juliet balcony and full height glazing to three aspects, all the rooms are spacious and with the vast windows the light flows through.

The ground floor bedrooms all open onto the garden which is south facing with access to Alconbury Brook visited by swans, cormorants and kingfishers. There are four bedrooms with en suite to the principal bedroom, family bathroom and utility.

Outside there is a double garage with front and rear gardens. The property is located in a quiet part of Huntingdon with good access to the train station and walking distance to all local amenities.

SELLER INSIGHT

The main attraction for us was the location and position of the property and it’s easy to understand why as we live by the water’s edge on this little piece of the river called Alconbury Brook. On the other side of the river is one of the largest water meadows in the country, so its acres and acres of uninterrupted views of the water, wildlife, and birds, so it’s just an amazing place to be,” say the owners.

“There are some lovely places to explore locally and we have fond memories of twice daily walks with our dogs on the water meadow. The town centre is just 10 minutes away and it’s a typical market town high street with some nice little shops and amenities but our favourite thing place to go is the Old Bridge Hotel. Again, it’s just a short walk away and it’s one of the nicest hotel and restaurants in the area with a wine shop and wine tasting facility. There are good road and rail links here and we can be in Cambridge in 30 minutes by car, so it’s an attractive place to live as you can easily get to where you want to go fairly quickly.”

“We tend to spend most of our time on the balcony in the summer which faces towards the water meadow as it’s really just another room that we use as an extension of our indoor space. The garden is on a riverbank setting with the lower bank by the brook, so it attracts a lot of wildlife including ducks, cormorants, moorhens, swans, egrets, and kingfishers, as well as squirrels and rabbits. I have a telescope in the living room so we can get really close up and personal with the waterbirds.”

“We’ve lived here for nearly 17 years and haven’t had to make any major changes as they quirky upside-down layout has worked very well for us. We have however replaced the kitchen, which is great as I enjoy cooking, so it’s now a lovely room in which to spend time cooking. My husband’s favourite room would be his downstairs study / music room as he’s tucked away and can play as loudly as he likes! We have a large family, so the spacious dining room comes in handy as we can seat 12 at the dining table or head out to the balcony for a BBQ when the weather is nice.”*
