SELLER INSIGHT

Little Pines is a lovely four-bedroom detached family home that enjoys a peaceful location on a wide, tree-lined avenue in the charming Dorset village of St Leonards. The property was originally built in the 1960s, but in more recent times it has been both greatly enlarged and beautifully modernised throughout.

“We bought Little Pines thirty-two years ago and it was without doubt the gorgeous garden and setting that sold it to us,” says the owner. “I’ve always said, you can change a house but not its situation, so finding property in lovely surroundings was definitely top of my wish list.”

“The house itself was a rather modest two-bed bungalow when we bought it, but we knew it had potential, and that potential has now most definitely been realised. We began by adding a large first-floor extension, and then a few years later we extended the ground floor accommodation. I’d say we’ve almost tripled the house in size, and in terms of its look and feel and layout, we took inspiration from a house we stayed in whilst in Canada. It was bright and airy and there was a really good sense of synergy between inside and out, so in this house we’ve replicated that by creating a free-flowing layout, and each of the main living areas that face onto the garden have big windows and sliding or French doors that not only flood the house with light but also bring the outside in, even on the dullest of days.”

“The garden was absolutely stunning when we came here so apart from removing a couple of trees to open up the space, we’ve made very few alterations. We have a pretty patio area and then the rest is laid to lawn and is edged with a very mature border of shrubs and trees. It’s a really peaceful and private space, and an absolute haven for wildlife. I’ve seen badgers and hedgehogs on my wildlife camera, toads are frequent visitors to the pond, and the array of different species of birds is tremendous. The sunken fire pit in the garden is also a fantastic area to sit and watch the sunset and to socialise with friends and family.”

One of my favourite rooms is definitely the lounge. It’s a big, bright room with an open fire that creates a really cosy atmosphere when it’s freezing cold outside. I also love the fact that I can push back the patio doors and bring the outside in.”

“The immediate surroundings are really peaceful and wonderfully leafy and green, but we’re by no means isolated. The market town of Ringwood is just a five-minute drive from here and, among other things, it has a Waitrose and a David Lloyd Club. What more could you want?”

“The house is perfect for entertaining and we’ve had some fabulous garden parties here. We’ve celebrated 18th and 21st birthdays, held an engagement party out on the lawn, and we often host the whole rugby club for their pre-match drinks.”

“What will I miss? Everything,” says the owner. “It’s been a wonderful place to live for the past thirty-two years.”*
