Renovation Project Just outside the hanseatic port and market town of West Norfolk’s King’s Lynn stands an Edwardian house which has been much loved since its creation yet sadly neglected in more recent times. However, about five years ago, the current owner, who had had his eye on buying ‘the big house’ for a while, was able to purchase it to the shock of some of his friends. “You must be mad!” they cried when he showed them round the devastated property. As he freely admits: “It was a mess; having been empty for three years it had been broken into, copper piping and the heating tank had been ripped out, lead from the lower rooves had been stolen and the ingress of water had caused the collapse of some of the ceilings. The swimming pool annex had been broken into as well, and the stagnant water was green.” But the intrepid builder was undeterred, and set to immediately with a twenty-strong team of workers who managed to attain a habitable state within an incredible two months. Phase one of the refurbishment was reached and phase two swiftly finished over the next month. Since then, the owner has made improvements every year, and now the property is presented in perfect order as a fantastic spacious family home with the option of running a business from the outbuildings.

Very Quiet “Initially, the roofwork was completely redone, all new windows and doors were put in, new central heating installed, all newly rewired, a damp membrane was fitted, and then we were able to move in in the middle of June that year,” he retells. “Each year since, I have done something major such as the garden has been re-landscaped with the removal of near on two hundred trees on

its two and a half acre plot, a boundary wall at the front of the property was built incorporating electronic iron gates, as well as a substantial garage with an office above.” Certainly East Anglia House is a very notable property along the A10 at West Winch. It is approached through its new gates, flanked by a pair of horse chestnuts, and down a longish gravel drive passing by open lawns and a three-tiered fountain. The asymmetric style of the property hints at The Arts & Crafts Movement with its mock-Tudor gable end over the large bay windows, the tall Tudor-style chimneys and the conservatory extension with its balustraded rooftop above, projecting to the side, all make it a striking and unique abode. “The property is well set back within the plot, and I had the best quality double-glazing fitted so you really can’t hear any traffic on the road, as visitors always remark,” attests the owner.

Original Features Inside, and through the angled front porch, doors lead off the hallway into rooms with exceptionally high ceilings creating a great sense of space and elegance, enhanced by the grand west-facing bays to the front. Both main reception rooms are of a generous size, dual aspect, and have original deep cornices and skirting, ceiling roses and picture rails, the focal point around the central fireplace. “During the complexity of the refurbishment we made sure we maintained the original features within the property as best we could. We kept all the old internal doors, and the locking mechanisms are original.” Doors and some skirting and architraving have been stripped to match the rest of the natural woodwork such as the stairs and some overhead timbers.

Well Appointed Kitchen The kitchen is situated at the back of the house, facing east and interconnecting with a dining area, and then, through frosted glazed oak bifold internal doors, the carpeted living room at the front. The owner installed a double-sided dual-fuel wood-burner in a partitioning exposed brick wall between the kitchen and dining area, to great effect: “You certainly don’t need the heating on when the stove is lit!” he declares. The good-sized kitchen is fitted with off-white traditional style wall and base-level units with granite worktops. A butler sink with chrome mixer tap over, sits under a big east-facing window providing sunshine for breakfast! An integrated dishwasher is to the left and further

along is a cream range cooker which has a gas hob and two electric fan ovens, extractor fan over. Central heating is fuelled by mains gas. Another large window overlooks the garden to the side, and further along a big Samsung American-style fridge freezer is included in the sale of the property. The flooring in the kitchen and the dining area is very attractive high-quality porcelain tiles.

The owner has recently sensibly added a bathroom to this floor which features another roll-top bath, centrally positioned under the window with ball-and-claw feet and traditional hand-held shower and mixer tap. The tastefully designed room is fitted with high quality tiles, and also has a shower, lavatory and washbasin. Back downstairs, a separate lavatory with washbasin, and a spacious utility room lead off the hallway near the back door. And through the drawing room to the south side of the house, are doors into the extremely sunny conservatory – a brick built structure with flat roof above, dwarf walls and corner pillars support large windows and a patio door in between.



Four-Star Gold Award Annex Beyond the back door, a few steps across paving takes you into the magnificent pool room with a heated pool over 9 metres long and 4.5 metres wide. “We did a total refurbishment on the swimming pool and its surrounding building,” says the owner. “There is new York stone and slate paving all round, and new steps. The mosaic lining is all new, and so are the changing rooms, the shower and toilets.” Beyond the pool and its facilities are no less than three office rooms, with rear hallways, and an extra garage. “The annex development has won a Four-Star Gold Award from the Visit England” he declares. “It is beautiful in there.” The poolroom itself has, directly from the

house, three large double entrance doors up steps at one end, and more double doors and glazing onto the south-facing patio at the side. It is a truly exceptional complex providing luxurious living. “The thing I will miss the most about leaving here is the pool; I swim in it every day, it’s lovely and warm, and allows me to let all the stresses of the day just float away! We’ve also had some wonderful family parties with friends too, both poolside and in the house,” he enthuses.

Spacious Garden The garden is another enormous benefit to this property. The whole plot covers two and a half acres, so the garden

is extensive. Despite removing a vast number of trees there are still plenty. “We have in excess of forty-two trees here; there’s a beautiful willow in the middle of the lawn, and there are a couple of nice Christmas trees. We replanted a plum, an apricot, a couple of apples, and pears, and some peach trees too. There’s also a lovely fig in a big pot. It’s sheltered and totally secure for dogs and children,” affirms the owner. “In the spring, with the fountain turned on, and all the flowers coming through, it really is the most beautiful garden. At Christmas it also looks very effective as we have a extensive display of tasteful all-white lights strung around the eaves of the house and on the trees – neighbours always comment on its appeal!”

Immaculate Condition Everything here is presented in immaculate condition – a far cry from its state five years ago! “We also built the garages to the right of the house, in a style in-keeping with the house. It’s a triple garage, open-fronted, and has an open-plan office about 10 metres long by 4.5 metres wide above it. All in all, we must have spent in excess of £400,000 on the property but hopefully it is now just down to maintenance, which should be relatively low,” suggests the owner. “The garden is kept tidy by a gardener we employ once a week.”

Historical Home Above the front door the intials ‘J.J.W.’ appertain to Jasper James Wright, a local photographer for whom the house was built in 1908. The land has connections with Oliver Cromwell and the Protectorate following the Civil War, it was then held in trust by a Board of Admiralty Trustees and acquired in 1908 by James Wright, who then built East Anglia House. “The great granddaughter of James Wright appeared on the doorstep one day and gave us copies of some lovely old photos showing various stages of the house’s build, and some of members of the family in front of the house. We will be leaving these with the property,” says the owner. “We also have a photo of the place in 1964 when Herbert Castle lived here. Locally, the house is quite steeped in history; my solicitor holds the deeds which detail this. I feel I have been a custodian to the property, and hope someone will come along and feel the same. Now my children have grown up and left home, the place is rather large for us – I think it would suit a businessman with a young family perfectly.”
