The story of Whistler is the place, the people and the Olympic Dream. The land around the small chain of lakes had been inhabited for thousands of years by the Coast Salish First Nations. The valley itself was an isolated wilderness, frequented only by people from the Lil’wat and Squamish Nations, until a trail linking Pemberton to the Pacific was opened in 1877, attracting prospectors and trappers like John Millar. Over the next several decades other enterprising folks, including Alex and Myrtle Philip and Philip Tapley arrived, turning the isolated valley into a lively, sociable community, with Saturday night dances at the lodge, fishing, boating, picnicking, hiking, exploring, skating, snowshoeing and that new sport - skiing. In 1960, a group of Vancouver businessmen had a brainwave Vancouver and the mountains north of it, would be a perfect place to hold the ‘68 Games. They began a search for suitable terrain, but one Norwegian, Franz Wilhelmsen, already knew the ideal location. He was nuts about the exhausting yet exhilarating sport of backcountry skiing, it only needed a chairlift to make his life complete! Proposals were submitted, rejected, modified, researched, rejected again, financed and finally, lift construction began in 1965. Whistler didn’t host those winter Games, and failed in the next bid attempt too, but the vision was always crystal clear: a world-class summer and winter resort, skiing in wide-open bowls and on long, treed trails in winter as well as fishing and hiking in summer, with a commercial area to service the multitudes. The Garibaldi Lift Company opened the Gondola, Big Red Chair and two T-bars on the west side of Whistler Mountain on February 15, 1966. 604.932.2300

Whistler then needed a local government, but one that recognized its unique character and its potential to become a year-round resort. The answer was the Resort Municipality of Whistler, incorporated on September 6, 1975, as the first designated resort municipality in the country. Locals made plans to launch Whistler into the international marketplace. They had architects design a pedestrian village at the foot of Whistler and Blackcomb Mountains. Al Raine, then the Provincial Coordinator for Ski Development, called for proposals to develop a sister ski area on Blackcomb. The Garibaldi Lift Company committed to building a three-stage lift access up the north side of Whistler. The Resort Association was created to sell Whistler to the world. And when the village and Blackcomb opened for business in December 1980, the world came. Locals began to plot another strategy that would extend the Resort’s business through the spring and summer. The strategy involved a careful mix of summer amenities that fit the mountain landscape, like golf and hiking, a line-up of art, concerts and festivals. It worked. Since 1989 the accolades have poured in. By the new millennium, annual visitation surpassed 2 million, with summer visitors exceeding winter and the permanent population growing to 9,500. Most fittingly, after a third attempt, on July 2, 2003, more than 5,000 residents gathered in Village Square to cheer Jacque Rogge, the President of the International Olympic Committee telecasting live from Prague, as he announced Vancouver/Whistler as the host of the 2010 Winter Olympic and Paralympic Games.

Whistler Creekside and its surrounding neighbourhoods are located at the southern end of the Whistler Valley. Mortgage Financing for Non Residents of Canada

The maximum lending amount is usually 65% of the purchase price (or appraised lending value) but there are circumstances where 75% loan to value is acceptable depending on the applicant’s information and the purchase price of the property. Mortgage rates are either fixed or variable and you choose what rate and term is best for you. Fixed rate terms range from 1-10 years (most popular is 5yrs) and variable rate terms are 5 years in length. If you choose a fixed rate your rate remains constant for the length of the term but if you choose a variable rate your rate can fluctuate as it is linked to prime lending rate. When your term ends, you have the option of paying your mortgage in full or renewing into another term of your choice as repayment of the mortgage is usually amortized over 25 years. Mortgage payments are made monthly, biweekly or weekly and must be from a Canadian bank account. It is suggested that you transfer enough funds to cover the payments for a 3-6 month period and sometimes a lender will require that you deposit 12 months worth of payments into a separate account which will be held as security in case of default.

Why such a character trait is an advantage in Ski Cross becomes obvious when you consider what it takes to win in this demanding, single elimination competition. Four to six racers set out simultaneously down a technically challenging course, forced to negotiate rollers, jumps, banked turns and tabletops at speeds in excess of 70km/h, with only the two fastest to cross the finish line in each heat able to advance to the next round. Ski Cross will debut as a full medal sport in Vancouver 2010 Winter Games. And Julia and her friends on the Canadian Ski Cross National Team intend to bring home some medals. Born in Whistler, the daughter of three-time World Champion Freestyle skier, Stephanie Sloan and former “Crazy Canuck”, Dave Murray (deceased), and now the stepdaughter of Ray Longmuir, Julia has been skiing since the age of two, and competing as a member of the Whistler Mountain Ski Club since the age of nine.

Vail, says: “Since she grew up on skis, not only does she know how to turn properly, Julia is an excellent glider and is very comfortable in the air – qualities that are very important in Ski Cross. In a sport that requires a lot of nerve, Julia, who has a great personality, is confident in herself, has learned quickly and continues in every race to develop skills like drafting and passing.” In her blog, Julia describes one of the heats in last season’s X-Games: “Out of the gate I was in 4th place, then over a whoop section I got passed, so I ended up in the back, just itching to find a hole to pass through, until I got squashed over a roller and flew into the fence; bashing my chin yet again for the third time since summer!” Undeterred, Julia, who is presently 10th in the FIS World Cup ranking, posted firsts on the Jeep King of the Mountain Tour in Sun Valley, and at Europa Cup and FIS races in Sierra Nevada, Spain. Julia is quick to point out that she trains and competes a coterie of other fantastic young Whistler Ski Crossers, including friends Davey Barr (presently ranked #4 in the world in Ski Cross), Brian Bennett and Ashleigh McIvor. Characteristically, Julia sees 2010 as a great opportunity to open her sport to the world, but she is also personally confident that, on the basis of the experience she will gain in this season and with hometown support behind her, a podium finish, even the Gold, is well within her capability. Terminology in Whistler

PHASE 2*

The Phase 1 zoning allows the owner to do the following: • You can occupy the property on a full time basis • You can rent the property on a month to month tenancy • You can rent the property on a nightly / weekly basis

Phase 2 zoning is very restrictive with respect to the Owner’s usage. The purpose of the zoning is to make sure there are always a large number of properties available to resort guests at any given time. The zoning allows the owner to do the following:

This zoning states that if you are not occupying the property on a full-time basis you are obligated to make it available for rental. It is more or less a gentleman’s agreement as no one from the Resort Municipality of Whistler enforces or checks to see the status of the property.

• You have personal use of your property for up to 28 days in the summer season (April 15 to Oct 15) and up to 28 days in the winter season (Oct 15 to April 15). Change over occurs at 2:00PM • You can book a maximum of up to 21 days at any time in each season • You can make short term bookings which the hotel can honor if the occupancy rate is less than 80%. This may not affect your long term booking days.

If it is unknown, as to the owner’s usage (personal versus rental) the taxes are based on the residential tax rate, substantially lower than the commercial rate. Many of the Phase 1 properties are rented privately or have more owner usage so it is difficult to get rental revenues that have any useful value. It is advisable to talk to a property rental management company prior to any purchase to determine what they feel the potential revenues might be.

As the property must be made available for nightly rental, they are considered commercial ventures and taxed at the commercial rate. As well, all Phase 2 properties have a hotel management contract and pooled revenue sharing that you must accept as part of your purchase.

IndiviDual Suite vs Rental Pool*

It is also important is to consider the rules and regulations with regards to ‘how the property may be rented’? The two main types of rental are: Properties considered to be ‘Individual Suites’ can be rented nightly, monthly or yearly and will only receive income as, and when, it is actually rented. Properties placed into a ‘Rental Pool’ receive a proportion of the total daily revenue, irrelevant as to whether the actual property is rented or not. The share of this revenue is relative to the other suites in the rental pool, ie. the value received is based on square footage, bedrooms/bathrooms and views which is called “Interest Upon Destruction” (IUD) or unit factor (UF) number – which is set by the developer. * Based on general concepts, but buyers should check management contracts on each property, as there are various versions of the concept. 

The son of Laurie and Mike Hallat of Coquitlam, 24 year-old Matt, who lives in Whistler, has been a member of the Canadian ParaAlpine Ski Team since 2002, competing in NorAm, Europa Cup and World Cup events, as well as the 2004 IPC World Championship in Austria, and the 2006 Paralympics in Torino. His road to elite athletics began at the age of five, when he was diagnosed with Ewings Sarcoma, and a medical procedure a month later resulted in the amputation of his right leg at the knee. Growing up playing soccer, baseball, hockey, and golf, and mountain biking, Matt says, “I found my true calling the day I stepped into my first ski. The exhilaration of racing down the mountain, dodging in and out of people was something that was unlike anything I’d ever experienced.” Skiing without a prosthesis, Matt competes in Para-Alpine events in the Standing Skier category, in which he uses special poles called outriggers, equipped with short ski blades to help him maintain balance (There are two other Paralymic classification categories: one for blind and partially sighted skiers and one for skiers competing from a seated position.) At the Canadian Para-Alpine Ski Championships in Kimberley in 2003, Matt posted a first in Slalom, and two years later, at the same event in Sunshine, racked up firsts in Slalom, Giant Slalom and Super-G, with a second in Downhill. Coming off a season in which he had broken the femur of his non-ski leg, Matt’s overall World Cup results last year positioned him at 20th in Slalom, 24th in Giant Slalom, 16th in Combined and 15th in Super-G. www.remax-whistler.com

“Not many skiers are as committed, as devoted or as dedicated as Matt,” observes his coach, Jean-Sebastien Labrie. ”He makes the right choices, always works hard and has been making real progress physically, getting much stronger lately. What Matt needs to do in the upcoming season is be consistent. We’re aiming for Top 10 finishes, but I wouldn’t be surprised if he busts into the Top 5 in Slalom. The Canadian Snowboard Federation website issues this warning to all freestyle snowboarders – “Watch out - Mercedes Nicoll is comin’ in hot!” Hot off a second-place finish in the Canadian Nationals and fifth-, seventh- and eigth-place showings at World Cup events in Canada and Korea in 2008, the spritely, 24-year old blond Halfpipe specialist is “rippin’ it up, as she is on target and on schedule to do Canada and her adopted hometown of Whistler proud in 2010. The daughter of proud parents Alix and John Nicoll, Mercedes, who was originally a figure skater, was born in North Vancouver and didn’t take up snowboarding until the family moved to Whistler from Toronto when she was twelve. It was two years later that Dennis Bannock, one of her CSF coaches today, first encountered Mercedes at the Brohm Ridge Super Pipe Camp. “Even at that young age you could see that she had good style and good tricks. Mercedes has three qualities that are essential for budding champion in this sport: she’s dedicated, has a good work ethic, and knows what looks good!”

giving back thai children’S need for computers is fulfilled by re/max agents It was during this party that Mike and the reason for this story found each other – Mike blames it on the Whiskey – but in reality on hearing the plight of the local school kids need for a computer, it struck a chord with Mike that he was in a position to help. Obviously, the fact that the Principal of the school was only looking for one computer, and the final agreement was that 10 were actually needed indicates that probably Whiskey was a great influencer that night!

The agents of RE/MAX Sea to Sky Real Estate consider themselves to be fortunate in being able to participate in providing the children of this village with 7 computers to date and still counting, when all they were seeking was just one! And until the intervention of fate, the teachers of this far off school couldn’t even have considered that one computer would ever be within their means. So, what started as a misadventure for one man, as so often these things do, and the opportunity for another has turned in to something worthwhile - giving us all the chance of participation in the welfare of children seeking a better education.

In October of 2007, seven new computers delivered to the school and this past October Mike was able to make a trip there to view first hand the difference that the computers had made to the lives of these children. We haven’t quite make our goal of ten but we are still committed to getting the money together to buy the last three as well as now continuing to raise money to assist other schools in the area. It all occurred when the General Manager of RE/MAX, Mike Wintemute, who was merely planning a little time out of the office, was vacationing in Thailand and, as luck would have it, he met and was befriended by a local. His new friend extended an invitation to his brother’s wedding and Mike, the adventurous sort, decided that this was an opportunity not to be missed - after all how many tourists would ever be afforded this great honour? On arrival at Nakhon Phanom, a town located in the north east of Thailand, situated on the Mekong River (Laos being directly across the water), Mike checked into the local hotel. From here he was driven about 40 minutes through primarily farming country to the family home where the festivities had begun. This region of Thailand is fairly poor with many families living five or more in one house, which itself consists of no more than one or two rooms.
